【摘要】:項(xiàng)目管理中的質(zhì)量管理理論在工程建設(shè)中還沒有得到應(yīng)有的重視,工程建設(shè)項(xiàng)目是一個(gè)系統(tǒng)工程,必須建立自己的一個(gè)完整的質(zhì)量管理研究體系。它需要應(yīng)用系統(tǒng)的方法來分析項(xiàng)目的質(zhì)量管理問題中相關(guān)的各方面問題,項(xiàng)目質(zhì)量目標(biāo)的實(shí)現(xiàn)是項(xiàng)目工期目標(biāo)和成本目標(biāo)順利實(shí)現(xiàn)的根本保證和立足點(diǎn),而良好的質(zhì)量策劃過程和質(zhì)量計(jì)劃是實(shí)現(xiàn)項(xiàng)目質(zhì)量目標(biāo)的前提。 房地產(chǎn)因其高投資收益與高風(fēng)險(xiǎn)并存的特點(diǎn),不僅能為投資商提供獲取高額收益的機(jī)會(huì),而且也可能為投資者帶來巨大的風(fēng)險(xiǎn)。確保項(xiàng)目工程質(zhì)量,保證工程質(zhì)量的監(jiān)督與監(jiān)管,是房地產(chǎn)開發(fā)工程工作中永恒的主題。高質(zhì)量的工程不僅給投資商、社會(huì)帶來了潛在的效益,而且也將施工企業(yè)帶來良好的信譽(yù),從而增強(qiáng)企業(yè)的競(jìng)爭(zhēng)能力。保證工程質(zhì)量,提高投資的社會(huì)效益和經(jīng)濟(jì)效益,最大限度地創(chuàng)造價(jià)值,是投資的需要,施工企業(yè)的需要,也是社會(huì)的需要。所以政府、建設(shè)單位、監(jiān)理單位要做好對(duì)住宅小區(qū)建設(shè)項(xiàng)目的監(jiān)督工作,而施工企業(yè)要建立健全自身質(zhì)量管理體系,做好工程質(zhì)量管理工作。 建立質(zhì)量管理體系,首先應(yīng)明確質(zhì)量管理體系是為滿足國(guó)家對(duì)建設(shè)項(xiàng)目的質(zhì)量要求和行業(yè)內(nèi)部的目標(biāo)管理而設(shè)計(jì)的,其作用應(yīng)能滿足國(guó)家基本建設(shè)法律、法規(guī)和行業(yè)內(nèi)部各種規(guī)章制度的要求,及對(duì)組織內(nèi)部的“過程改進(jìn)”進(jìn)行有效管理的需要。質(zhì)量管理的目的是為了確保項(xiàng)目按照設(shè)計(jì)者規(guī)定的要求滿意的完成,建設(shè)符合規(guī)范、標(biāo)準(zhǔn)的建筑產(chǎn)品,滿足業(yè)主的使用要求。 論文從項(xiàng)目管理的總體知識(shí)體系出發(fā),針對(duì)住宅小區(qū)建設(shè)項(xiàng)目中的質(zhì)量管理問題及各種存在的關(guān)鍵因素進(jìn)行深入的研究分析,通過對(duì)“XX家園“項(xiàng)目的質(zhì)量管理分析,系統(tǒng)的介紹了項(xiàng)目、項(xiàng)目管理和項(xiàng)目質(zhì)量管理的基本概念和管理方法,提出和完善一些住宅項(xiàng)目建設(shè)中的質(zhì)量管理的建議,希望能為房地產(chǎn)開發(fā)企業(yè)在進(jìn)行項(xiàng)目的質(zhì)量管理研究時(shí)提供借鑒和參考,能夠?yàn)橥顿Y商提供科學(xué)投資決策依據(jù),確保投資成功,提高投資項(xiàng)目的競(jìng)爭(zhēng)力。 論文運(yùn)用先進(jìn)的理論研究方法、科學(xué)的闡述方法,結(jié)合住宅小區(qū)建設(shè)項(xiàng)目的工程實(shí)例來進(jìn)行分析和研究,并提出了合理、實(shí)用的解決方法。本文嘗試在該項(xiàng)目的工程建設(shè)過程中引入項(xiàng)目的質(zhì)量管理研究的相關(guān)理論,這對(duì)淄博市的住宅小區(qū)建設(shè)項(xiàng)目管理體系具有一定的理論指導(dǎo)意義。 通過論文的闡述和論證,希望所提及的方法及措施能夠真正運(yùn)用到現(xiàn)實(shí)工作中,形成健全的工程質(zhì)量管理體系,真正提高建筑工程質(zhì)量監(jiān)督與管理的工作效率,加強(qiáng)對(duì)建設(shè)工程質(zhì)量的監(jiān)控,從而真正減少質(zhì)量問題,提高工程的質(zhì)量系數(shù)。
[Abstract]:The theory of quality management in project management has not been given due attention in engineering construction. Engineering construction project is a system engineering. It is necessary to establish a complete quality management research system. It needs a systematic approach to analyze all aspects of the project quality management problems. The realization of project quality objectives is the fundamental guarantee and foothold for the smooth realization of project duration objectives and cost objectives, and a good quality planning process and quality planning is the premise of achieving the project quality objectives. Because of the coexistence of high investment income and high risk, real estate can not only provide investors with the opportunity to obtain high returns, but also bring huge risks to investors and ensure the project quality. Ensuring the supervision and supervision of engineering quality is the eternal theme in the real estate development project. High-quality engineering not only brings potential benefits to investors and society, but also brings good reputation to construction enterprises. Therefore, it is necessary for investment and construction enterprise to enhance the competitive ability of enterprises, ensure the quality of projects, improve the social and economic benefits of investment, and create value to the maximum extent. Therefore, the government, construction units, supervision units should do a good job in the supervision of residential district construction projects, and construction enterprises should establish and improve their own quality management system. Do a good job of project quality management. To establish a quality management system, it should be made clear that the quality management system is designed to meet the quality requirements of national construction projects and the objective management within the industry, and its function should be able to meet the national capital construction laws. Starting from the overall knowledge system of project management, this paper makes a deep research and analysis on the quality management problems and various key factors in residential district construction projects. By analyzing the quality management of "XX Home" project, this paper systematically introduces the basic concepts and methods of project, project management and project quality management. Put forward and perfect some suggestions of quality management in the construction of residential projects, hoping to provide reference and reference for real estate development enterprises in the research of project quality management. Can provide scientific investment decision basis for investors, ensure the success of investment, improve the competitiveness of investment projects. The paper uses advanced theory research method, scientific elaboration method, combined with the project example of residential district construction to analyze and research, and put forward the reasonable. This paper attempts to introduce the relevant theory of project quality management in the process of project construction. This has a certain theoretical significance to Zibo residential district construction project management system. Through the elaboration and demonstration of the paper, we hope that the methods and measures mentioned can be applied to the real work and form a sound engineering quality management system. In order to reduce the quality problem and improve the quality coefficient of the project, the efficiency of the supervision and management of the quality of the construction project is really improved, and the supervision of the quality of the construction project is strengthened.
