知識(shí)管理在房地產(chǎn)項(xiàng)目成本管理中的應(yīng)用研究

【摘要】:隨著科學(xué)技術(shù)的發(fā)展,社會(huì)經(jīng)濟(jì)形態(tài)已開始由工業(yè)經(jīng)濟(jì)逐步進(jìn)入知識(shí)經(jīng)濟(jì)時(shí)代。知識(shí)經(jīng)濟(jì)時(shí)代的到來也對(duì)房地產(chǎn)開發(fā)企業(yè)的建設(shè)項(xiàng)目成本管理帶來了新的挑戰(zhàn)與機(jī)遇。建設(shè)項(xiàng)目在開展過程中產(chǎn)生大量的成本數(shù)據(jù)及經(jīng)驗(yàn)知識(shí),對(duì)其進(jìn)行有效的管理、最大化挖掘知識(shí)價(jià)值,從而不斷提高企業(yè)成本管理水平,是目前房地產(chǎn)企業(yè)應(yīng)對(duì)嚴(yán)峻市場(chǎng)形勢(shì)的有效舉措。然而,目前,,房地產(chǎn)企業(yè)針對(duì)建設(shè)項(xiàng)目成本知識(shí)的管理還處于較低的水平和較混亂的狀態(tài),這對(duì)于建設(shè)項(xiàng)目成本知識(shí)的價(jià)值挖掘及發(fā)揮非常不利。因此,針對(duì)房地產(chǎn)項(xiàng)目成本知識(shí)管理的現(xiàn)狀,提出切實(shí)可行的知識(shí)管理方案,是本文需要解決的問題。 本文作者基于大量的文獻(xiàn)閱讀、對(duì)重慶市部分房地產(chǎn)企業(yè)成本管理專家走訪的基礎(chǔ)上,總結(jié)出我國(guó)房地產(chǎn)企業(yè)成本知識(shí)管理的現(xiàn)狀及其存在的問題。通過對(duì)建設(shè)項(xiàng)目成本知識(shí)的內(nèi)容梳理,對(duì)其進(jìn)行多角度的分類以及特點(diǎn)總結(jié),定義了建設(shè)項(xiàng)目成本知識(shí)管理的概念。通過對(duì)知識(shí)管理的過程以及流動(dòng)性分析,總結(jié)了在房地產(chǎn)企業(yè)成本管理中實(shí)施知識(shí)管理的特點(diǎn)以及關(guān)鍵約束。最后,本文從成本知識(shí)管理系統(tǒng)建設(shè)、學(xué)習(xí)型組織創(chuàng)建以及知識(shí)管理實(shí)施環(huán)境建設(shè)三個(gè)方面提出了實(shí)施知識(shí)管理的措施。 通過對(duì)知識(shí)管理在房地產(chǎn)項(xiàng)目成本管理中的應(yīng)用研究,豐富和發(fā)展了建設(shè)項(xiàng)目成本知識(shí)管理的理論,對(duì)建設(shè)項(xiàng)目成本管理實(shí)踐具有一定的指導(dǎo)意義。
[Abstract]:With the development of science and technology. The form of social economy has gradually entered the era of knowledge economy from the industrial economy. The arrival of the era of knowledge economy has also brought new challenges and opportunities to the cost management of construction projects in real estate development enterprises. The construction projects are being carried out. The process produces a large amount of cost data and empirical knowledge. It is an effective measure for real estate enterprises to manage effectively, maximize the value of knowledge, and improve the level of cost management. However, at present, the real estate enterprises are dealing with the severe market situation. The management of cost knowledge of construction project in real estate enterprises is still in a low level and in a confused state, which is very disadvantageous to excavate and play the value of cost knowledge of construction project. According to the current situation of cost knowledge management of real estate project, it is necessary to solve the problem of putting forward feasible knowledge management scheme. The author of this paper based on a large number of literature reading, on the basis of some real estate enterprises in Chongqing cost management experts visit on the basis of. This paper summarizes the current situation and existing problems of cost knowledge management in real estate enterprises in China. Through combing the content of cost knowledge of construction projects, it classifies it from various angles and summarizes its characteristics. This paper defines the concept of knowledge management of construction project cost. Through the analysis of the process and liquidity of knowledge management, it summarizes the characteristics and key constraints of the implementation of knowledge management in the cost management of real estate enterprises. This paper puts forward the measures of implementing knowledge management from three aspects: the construction of cost knowledge management system, the establishment of learning organization and the construction of implementation environment of knowledge management. Through the research on the application of knowledge management in real estate project cost management, this paper enriches and develops the theory of construction project cost knowledge management, which has certain guiding significance to the construction project cost management practice.
