【摘要】:當(dāng)代企業(yè)融資方式日漸趨于多樣化,房地產(chǎn)市場(chǎng)發(fā)展也蒸蒸日上,以土地設(shè)定抵押進(jìn)行融資己逐步成為企業(yè)的重要融資方式,也是銀行降低或緩釋信貸風(fēng)險(xiǎn)的主要手段之一。然而,在土地使用權(quán)抵押貸款這一過(guò)程中,抵押雙方都更多的將關(guān)注點(diǎn)放在如何能合理評(píng)估土地使用權(quán)抵押價(jià)值,真正為銀行確定抵押貸款額度服務(wù)上。一方面,抵押資產(chǎn)價(jià)值高估使得貸款金額相對(duì)增加,增加企業(yè)融資能力的同時(shí)反而會(huì)擴(kuò)大銀行的信貸風(fēng)險(xiǎn);另一方面,抵押資產(chǎn)價(jià)值低估使得貸款金額相對(duì)降低,降低企業(yè)的融資能力的同時(shí)影響銀行的信貸規(guī)模和融資作用的發(fā)揮。因此,為了能為土地使用權(quán)抵押價(jià)值評(píng)估提供可供參考的評(píng)估方法,本文從評(píng)估案例角度出發(fā),對(duì)評(píng)估過(guò)程中存在的問(wèn)題進(jìn)行分析,提出市場(chǎng)價(jià)值作為抵押價(jià)值評(píng)估的價(jià)值類型的不適用性,進(jìn)而引入抵押貸款價(jià)值類型,即用綜合評(píng)價(jià)法得出的抵押貸款風(fēng)險(xiǎn)系數(shù)去修正市場(chǎng)價(jià)值的方法來(lái)得出抵押貸款價(jià)值,為合理評(píng)估土地使用權(quán)抵押價(jià)值提供借鑒。本文主要從四個(gè)部分進(jìn)行了闡述:首先,從研究背景、研究目的和意義出發(fā),為本文的研究奠定基礎(chǔ),并介紹了研究的思路和框架;其次,對(duì)案例相關(guān)情況進(jìn)行描述,主要涉及PX公司簡(jiǎn)介和待估項(xiàng)目的背景;然后,對(duì)案例的評(píng)估過(guò)程進(jìn)行介紹和分析,并介紹了影響土地抵押價(jià)值的因素,為抵押價(jià)值風(fēng)險(xiǎn)系數(shù)的引入提供參考;隨后,在前文分析的基礎(chǔ)上,得出案例啟示,引入抵押價(jià)值風(fēng)險(xiǎn)系數(shù),得出修正后的土地使用權(quán)抵押貸款價(jià)值;最后,得出結(jié)論并提出本文的建議和不足。本文針對(duì)土地使用權(quán)抵押評(píng)估展開(kāi)分析,提高土地使用權(quán)抵押評(píng)估的質(zhì)量,合理確定土地抵押價(jià)值,具有實(shí)踐意義。
[Abstract]:The financing methods of contemporary enterprises tend to be diversified day by day, the development of real estate market is also booming, the financing with land set mortgage has gradually become an important financing way of enterprises. It is also one of the main means for banks to reduce or slow down credit risk. However, in the process of land use right mortgage loan. Both sides focus more on how to reasonably assess the value of land use rights mortgage and really determine the amount of mortgage service for banks. On the one hand. The overvaluation of mortgage assets makes the amount of loans increase relatively, which increases the financing ability of enterprises and at the same time expands the credit risk of banks. On the other hand, the undervaluation of mortgage assets makes the loan amount relatively low, which reduces the financing ability of enterprises and affects the credit scale and the function of financing of banks. In order to provide a reference method for the evaluation of land use right mortgage value, this paper analyzes the problems in the evaluation process from the perspective of evaluation cases. Put forward the market value as the value type of mortgage value evaluation is not applicable, and then introduce the mortgage value type. That is to say, we can get the value of mortgage loan by the method of modifying the market value with the mortgage risk coefficient obtained by the comprehensive evaluation method. For the reasonable evaluation of the value of land use right mortgage. This paper mainly from four parts described: first, from the research background, research purpose and significance, for this study laid a foundation. And introduced the research thought and the frame; Secondly, the case is described, mainly involving the PX company profile and the background of the project to be evaluated; Then, the evaluation process of the case is introduced and analyzed, and the factors affecting the value of land mortgage are introduced, which provides a reference for the introduction of the risk coefficient of mortgage value. Then, on the basis of the above analysis, the paper draws the case inspiration, introduces the risk coefficient of mortgage value, and obtains the revised mortgage loan value of land use right. Finally, the conclusion is drawn and the suggestions and shortcomings of this paper are put forward. It is of practical significance to analyze the assessment of land use right mortgage, to improve the quality of land use right mortgage assessment and to reasonably determine the value of land mortgage.
