【摘要】:18大后,國(guó)家提出2020年全面建成小康社會(huì),大力推進(jìn)城鎮(zhèn)化,同時(shí),改革開放后的80代人群已經(jīng)進(jìn)入房地產(chǎn)購(gòu)買者行列,在這樣的背景下,研究我國(guó)房地產(chǎn)價(jià)格變動(dòng)對(duì)于不同區(qū)域,不同住房類型以及不同收入水平下居民的消費(fèi)有何影響有著重要的意義。 本文在生命周期-持久收入模型的基礎(chǔ)上構(gòu)建本文的理論模型,通過(guò)家庭微觀調(diào)查數(shù)據(jù),實(shí)證研究了我國(guó)房地產(chǎn)市場(chǎng)的財(cái)富效應(yīng)。文章的主要內(nèi)容包括以下幾個(gè)方面: 首先,通過(guò)對(duì)國(guó)內(nèi)外有關(guān)住房財(cái)富效應(yīng)的文獻(xiàn)進(jìn)行梳理,總結(jié)不同學(xué)者對(duì)于房地產(chǎn)市場(chǎng)財(cái)富的研究成果,,對(duì)當(dāng)前住房財(cái)富效應(yīng)研究中存在的問(wèn)題進(jìn)行評(píng)述。其次,在財(cái)富效應(yīng)的基本理論基礎(chǔ)上,構(gòu)建了本文的理論模型,并通過(guò)模型對(duì)我國(guó)房地產(chǎn)市場(chǎng)是否存在財(cái)富效應(yīng)進(jìn)行了實(shí)證檢驗(yàn)。最后,在實(shí)證研究的基礎(chǔ)上,按照本文數(shù)據(jù)庫(kù)的特點(diǎn),對(duì)不同住房類型、不同地區(qū)以及不同收入水平的家庭住房財(cái)富效應(yīng)進(jìn)行了研究,得到如下結(jié)論:(1)從整體來(lái)看我國(guó)房地產(chǎn)市場(chǎng)存在著較強(qiáng)的財(cái)富效應(yīng),但是隨著時(shí)間的推移,房地產(chǎn)市場(chǎng)的財(cái)富效應(yīng)在變小。(2)對(duì)于不同類型的家庭,住房財(cái)富效應(yīng)的表現(xiàn)不同,具體變現(xiàn)為:自有住房者的財(cái)富效應(yīng)要大于租房者的財(cái)富效應(yīng);經(jīng)濟(jì)發(fā)達(dá)地區(qū)有著更強(qiáng)的財(cái)富效應(yīng);高收入家庭的財(cái)富效應(yīng)更明顯。
[Abstract]:After the 18th National Congress, the country proposed to build a well-off society in 2020, vigorously promote urbanization, at the same time, after the reform and opening up, 80 generations of people have entered the ranks of real estate buyers, in this context. It is of great significance to study the effect of real estate price change on residents' consumption in different regions, different housing types and different income levels. This paper constructs the theoretical model of this paper on the basis of the life-cycle-lasting income model, and makes use of the household microscopic survey data. This paper empirically studies the wealth effect of China's real estate market. The main contents of this paper include the following aspects: Firstly, through combing the literature about housing wealth effect at home and abroad, summarize the research results of different scholars on the real estate market wealth. The problems in the research of housing wealth effect are reviewed. Secondly, on the basis of the basic theory of wealth effect, the theoretical model of this paper is constructed. Finally, on the basis of empirical research, according to the characteristics of this database, different housing types are tested. Different regions and different income levels of household housing wealth effects were studied, and the following conclusions: 1) from the overall view of the real estate market in China there is a strong wealth effect, but with the passage of time. The wealth effect of real estate market is becoming smaller. (2) for different types of households, the performance of housing wealth effect is different, the specific realization is: the wealth effect of the owner housing is greater than the wealth effect of the tenant; The developed regions have stronger wealth effect; The wealth effect of high-income households is more pronounced.
