【摘要】:資本所有者將其資本投入到房地產(chǎn)業(yè),以期在未來獲取預(yù)期收益的一種經(jīng)濟(jì)活動(dòng)叫做房地產(chǎn)投資。如何準(zhǔn)確的評價(jià)房地產(chǎn)投資環(huán)境,正確的選擇房地產(chǎn)的投資區(qū)域,從而規(guī)避投資風(fēng)險(xiǎn)對房地產(chǎn)企業(yè)來說具有一定的現(xiàn)實(shí)意義與研究價(jià)值;同時(shí)正確的評價(jià)房地產(chǎn)投資環(huán)境對于投資地切實(shí)改善自身投資環(huán)境也具有至關(guān)重要的意義;谕顿Y者的視角,本文首先論述了房地產(chǎn)業(yè)投資環(huán)境研究的意義,綜述了國內(nèi)及國外的相關(guān)研究成果。其次根據(jù)房地產(chǎn)業(yè)投資環(huán)境理論,分析影響房地產(chǎn)投資的主要環(huán)境因素,得出了影響房地產(chǎn)投資環(huán)境的六大因素(自然社會(huì)環(huán)境、市場環(huán)境、經(jīng)濟(jì)環(huán)境、金融環(huán)境、消費(fèi)環(huán)境、基礎(chǔ)設(shè)施環(huán)境),以此建立較為科學(xué)合理的房地產(chǎn)業(yè)投資環(huán)境評價(jià)指標(biāo)體系,為全面評價(jià)城市房地產(chǎn)投資環(huán)境狀況提供了一個(gè)平臺(tái)和框架。最后分析了常用的房地產(chǎn)業(yè)投資環(huán)境研究方法,選用統(tǒng)計(jì)學(xué)中的熵值法、聚類分析法來進(jìn)行定量分析與評價(jià),構(gòu)建了以熵值法和聚類分析法為主的房地產(chǎn)投資環(huán)境綜合評價(jià)模型。本文以河北省的11個(gè)城市區(qū)域作為本文討論的平臺(tái),以2015年的數(shù)據(jù)為研究對象,運(yùn)用熵值法對河北省11個(gè)城市房地產(chǎn)投資環(huán)境進(jìn)行綜合評價(jià),得到河北省的城市的房地產(chǎn)業(yè)投資環(huán)境綜合得分和排名,然后分析了各個(gè)區(qū)域投資環(huán)境的特征,為以后投資環(huán)境的改進(jìn)和提高指明了方向,接著又運(yùn)用聚類分析法對熵值法初步結(jié)果進(jìn)行分析,給出了河北省城市的等級(jí)劃分,最終將其劃分為五類投資區(qū)域,透徹的研究了各城市房地產(chǎn)投資的狀況,評價(jià)了河北省11個(gè)城市房地產(chǎn)的投資環(huán)境,進(jìn)而提出了將來的努力發(fā)展的方向,為河北省11個(gè)城市改善房地產(chǎn)投資環(huán)境提供決策的信息,也為房地產(chǎn)投資商的城市區(qū)域選擇提供現(xiàn)實(shí)理論依據(jù)。
[Abstract]:The owners of capital to the real estate industry will be the capital investment, a kind of economic activity in order to obtain the expected return in the future is called real estate investment. How to evaluate the investment environment of real estate, the right choice of real estate investment in the region, so as to avoid investment risk has certain practical significance and research value of real estate enterprises at the same time; the correct evaluation of the real estate investment environment for investment to improve its investment environment also has the vital significance. From the perspective of investors, the real estate investment environment research first discusses the significance of this paper, summarizes the relevant research results at home and abroad. Secondly, according to the real estate investment environment theory, the main environmental impact analysis the real estate investment factors, the six factors affecting the real estate investment environment (natural and social environment, market environment, economic environment, financial ring Environment, consumption environment, infrastructure environment), in order to establish real estate investment environment evaluation index system more scientific and reasonable, providing a platform and framework for the comprehensive evaluation of city real estate investment environment. Finally analyzes the investment environment of real estate industry commonly used research methods, using entropy method in statistics, clustering the analysis method for the quantitative analysis and evaluation, constructed a comprehensive evaluation with entropy method and cluster analysis method of real estate investment environment model. Based on the 11 city area of Hebei Province as the platform, based on the data of 2015 as the research object, using the entropy method for the comprehensive evaluation of Hebei province 11 city housing the real estate investment environment, comprehensive score of Hebei Province, the city's real estate investment environment and ranking, and then analyzed the characteristics of the regional investment environment, improve the investment environment for the future And points out the direction of improving, then use clustering analysis on the entropy method preliminary results, given a hierarchy of Hebei City, eventually it will be divided into five types of investment area, a thorough study of the real estate investment in each city situation, evaluation of the 11 city real estate investment environment in Hebei province. Then put forward the future direction of development, to provide decision-making information for the 11 city in Hebei province to improve the investment environment of real estate, also city area selection for real estate investment companies provide a realistic theoretical basis.
