【摘要】:房地產(chǎn)業(yè)是國民經(jīng)濟(jì)的支柱產(chǎn)業(yè),關(guān)系到GDP指標(biāo)和國計(jì)民生,受到各國政府部門的高度重視,也是民眾關(guān)注的焦點(diǎn)行業(yè)。在房地產(chǎn)業(yè),房價問題始終是焦點(diǎn)和核心問題,影響房地產(chǎn)價格的主要因素是房地產(chǎn)建設(shè)成本。由于自動化程度欠缺,基礎(chǔ)數(shù)據(jù)采集的困難,傳統(tǒng)模式下的成本管理和績效考核往往缺乏數(shù)據(jù)支撐、流于形式。因此,房地產(chǎn)企業(yè)的成本管理亟待進(jìn)一步改善和優(yōu)化。在這個大背景下,本文利用JAVA EE、SOA和MVC等技術(shù),研究面向房地產(chǎn)企業(yè)的項(xiàng)目成本管理系統(tǒng)設(shè)計(jì)及實(shí)現(xiàn)。企業(yè)級Web應(yīng)用構(gòu)建的兩大平臺是Microsoft的.Net和目前由Oracle公司主持的Java EE,建立在JAVA基礎(chǔ)之上的JAVA EE以其開放性和跨平臺獲得了巨大的認(rèn)可,占據(jù)了大部分的市場份額。本系統(tǒng)的建設(shè)也選用JAVA EE作為基礎(chǔ)平臺,在JAVA EE架構(gòu)上進(jìn)行設(shè)計(jì)實(shí)現(xiàn)。在JAVA EE平臺基礎(chǔ)上,系統(tǒng)建設(shè)還采用了SOA組件技術(shù),并采用了成熟的MVC框架Struts、Spring和Hibernate來進(jìn)行實(shí)現(xiàn)。論文從企業(yè)級成本管理和項(xiàng)目級成本管理兩個視角對房地產(chǎn)企業(yè)成本管理的總體需求和建設(shè)目標(biāo)進(jìn)行了分析闡述。并對主要的功能需求進(jìn)行了分析,包括合同管理、成本管理和財務(wù)及資金管理。同時,對系統(tǒng)性能要求、部署平臺、用戶接口和安全等非功能性需求進(jìn)行了分析。在充分的需求分析基礎(chǔ)上,基于JAVA EE平臺進(jìn)行了系統(tǒng)體系結(jié)構(gòu)設(shè)計(jì),按數(shù)據(jù)層、業(yè)務(wù)邏輯層和表示層的經(jīng)典三層結(jié)構(gòu)進(jìn)行架構(gòu)設(shè)計(jì)。然后對系統(tǒng)主要功能模塊的靜態(tài)設(shè)計(jì)和動態(tài)設(shè)計(jì)進(jìn)行了描述。進(jìn)而對系統(tǒng)數(shù)據(jù)庫設(shè)計(jì)和系統(tǒng)功能實(shí)現(xiàn)進(jìn)行了詳細(xì)闡述,在系統(tǒng)實(shí)現(xiàn)上采用了成熟的MVC框架SSH2,有效的保證了系統(tǒng)的開發(fā)效率和質(zhì)量。最后,闡明了軟件系統(tǒng)測試的必要性,并對測試流程、測試錯誤分類和所采用的測試方法進(jìn)行了描述。并對系統(tǒng)性能測試、可用性測試和安全測試結(jié)果做了描述。房地產(chǎn)企業(yè)成本管理系統(tǒng)對提升企業(yè)成本管理水平,降低房地產(chǎn)建設(shè)項(xiàng)目成本,提升企業(yè)盈利能力起到了積極而重要的作用。但隨著市場競爭的不斷加劇,對企業(yè)管理水平的要求會不斷提高,企業(yè)成本管理信息化的工作需要不斷的深化和推進(jìn)。大數(shù)據(jù)、云計(jì)算等新型技術(shù)在房地產(chǎn)企業(yè)成本管理中的應(yīng)用是今后研究的一個重要方向。
[Abstract]:The real estate industry is the pillar industry of the national economy, which is related to the GDP index and the national economy and people's livelihood. In the real estate industry, the housing price problem is always the focus and the core issue, the main factor that affects the real estate price is the real estate construction cost. Because of the lack of automation and the difficulty of basic data collection, the traditional cost management and performance appraisal often lack data support and become mere formality. Therefore, the cost management of real estate enterprises needs to be further improved and optimized. Under this background, this paper studies the design and implementation of project cost management system for real estate enterprises by using Java EEO SOA and MVC technology. The two platforms constructed by enterprise Web application are Microsoft. Net and Java EEE, which is hosted by Oracle. Java EE, which is based on Java, has won great recognition for its openness and cross-platform, and has occupied most of the market share. Java EE is also chosen as the basic platform for the construction of this system, which is designed and implemented on Java EE architecture. On the basis of Java EE platform, SOA component technology is used in the system construction, and the mature MVC framework Struts Spring and hibernate are adopted to implement the system. This paper analyzes the overall demand and construction goal of cost management in real estate enterprises from the perspectives of enterprise cost management and project cost management. The main functional requirements are analyzed, including contract management, cost management, and financial and capital management. At the same time, the system performance requirements, deployment platform, user interface, security and other non-functional requirements are analyzed. On the basis of sufficient requirement analysis, the system architecture is designed based on Java EE platform, and is designed according to the classic three-tier structure of data layer, business logic layer and presentation layer. Then, the static design and dynamic design of the main functional modules of the system are described. Furthermore, the system database design and system function realization are described in detail. The mature MVC framework SSH2 is adopted in the system implementation, which effectively ensures the development efficiency and quality of the system. Finally, the necessity of software system testing is expounded, and the test flow, test error classification and test methods are described. The results of system performance test, usability test and security test are described. The cost management system of real estate enterprises plays a positive and important role in improving the level of cost management, reducing the cost of real estate construction projects, and enhancing the profitability of enterprises. However, with the increasing competition in the market, the requirement of enterprise management level will be raised constantly, and the work of enterprise cost management informatization needs to be deepened and promoted constantly. The application of new technologies such as big data and cloud computing in cost management of real estate enterprises is an important research direction in the future.
