【摘要】：隨著中國(guó)城市化進(jìn)程的加快,作為國(guó)民經(jīng)濟(jì)的支柱產(chǎn)業(yè)房地產(chǎn)業(yè)發(fā)展非常迅速。近幾年來,隨著國(guó)家宏觀調(diào)控政策的不斷深入,地產(chǎn)界的競(jìng)爭(zhēng)也逐步規(guī)范化,專業(yè)化水平越來越高,經(jīng)過幾年的調(diào)整后,房地產(chǎn)業(yè)的盈利能力已呈下降趨勢(shì),所以房地產(chǎn)開發(fā)企業(yè)進(jìn)行成本控制的具有重要戰(zhàn)略意義。本論文旨在對(duì)房地產(chǎn)項(xiàng)目開發(fā)的成本控制進(jìn)行深入研究,為房地產(chǎn)企業(yè)更有效地控制成本、提高市場(chǎng)競(jìng)爭(zhēng)力提供建議。 本文首先綜述房地產(chǎn)項(xiàng)目開發(fā)的成本控制的研究背景及研究現(xiàn)狀,并簡(jiǎn)要介紹在研究分析中可用的幾種成本控制理論方法和手段,然后在理論基礎(chǔ)上深入分析青山湖名邸建設(shè)項(xiàng)目房地產(chǎn)開發(fā)項(xiàng)目管理存在的問題及其原因,并進(jìn)一步深入分析成本控制方法理論的實(shí)際應(yīng)用。最后,為了解決成本控制的具體過程中出現(xiàn)的一些問題,從設(shè)計(jì)準(zhǔn)備階段成本控制、實(shí)施階段成本控制方面進(jìn)行了項(xiàng)目開發(fā)成本控制對(duì)策的研究。 本文通過理論與實(shí)際的結(jié)合,有針對(duì)性地解決青山湖名邸建設(shè)項(xiàng)目實(shí)際發(fā)生的問題,強(qiáng)調(diào)科學(xué)規(guī)范的成本控制理論與成本控制手段在房地產(chǎn)項(xiàng)目成本管理中的重要作用,具有較好的現(xiàn)實(shí)意義,希望能夠?yàn)榉康禺a(chǎn)開發(fā)企業(yè)提高成本控制管理水平,加強(qiáng)房地產(chǎn)開發(fā)企業(yè)的競(jìng)爭(zhēng)力提供一個(gè)參考。
[Abstract]:With the acceleration of urbanization in China, the real estate industry, the pillar industry of the national economy, has developed very rapidly. In recent years, with the deepening of the national macro-control policies, the competition in the real estate sector has gradually standardized. The level of specialization is getting higher and higher. After several years of adjustment, the profitability of the real estate industry has shown a downward trend. Therefore, it is of great strategic significance for real estate development enterprises to carry out cost control. The purpose of this paper is to study the cost control of real estate project development in order to provide suggestions for real estate enterprises to control costs more effectively and improve their market competitiveness. This paper first summarizes the research background and present situation of the cost control of real estate project development, and briefly introduces several kinds of cost control theory methods and methods that can be used in the research and analysis. Then, on the basis of the theory, the paper deeply analyzes the problems and causes of the real estate development project management in Qingshan Lake famous residence construction project, and further analyzes the practical application of the cost control method theory. Finally, In order to solve some problems in the process of cost control, the countermeasures of project development cost control are studied from the aspects of design preparation stage cost control and implementation phase cost control. Through the combination of theory and practice, this paper solves the actual problem of Qingshan Lake famous residence construction project, and emphasizes the important role of scientific and standardized cost control theory and cost control means in the cost management of real estate project. It is of great practical significance, hoping to provide a reference for real estate development enterprises to improve the level of cost control and management, and to strengthen the competitiveness of real estate development enterprises.
