都尚花園建設項目成本控制研究

【摘要】:房地產(chǎn)開發(fā)項目是一個涉及到多方面多個領域的項目,其中任何一個領域物價的上漲都有可能引起房地產(chǎn)開發(fā)成本的上漲,比如營銷費用的增加、工人工資的上漲、建筑材料價格的上漲等。 本文以都尚花園一期開發(fā)項目出現(xiàn)的成本問題為切入點,對其項目成本及費用進行計算分析,都尚花園一期的成本從計劃成本141951800元上升至222115066元,整整增加了80163266元,工程費用的增加直接導致了開發(fā)成本的上升,除此之外,還有責權利結合不完善項目變更過多等導致實際成本遠超過成本預算;最主要的問題是沒有對項目進行工期成本控制管理。針對問題成因,論文抓住二期項目成本控制的關鍵點通過成本控制指標的選擇和編制合理的目標成本,將成本結構進行合理分解,并通過構建成本控制指標體系、方法體系,對二期項目展開動態(tài)跟蹤控制措施,從項目立項、設計、施工、營銷四個階段都進行材料與人工成本的控制;為保障二期項目成本控制的效果。從組織對策、人員保障、資金保障和企業(yè)文化四個方面對項目成本控制體系進行保障,解決都尚花園二期項目建設過程中成本管理存在的問題,為二期建設項目實施過程中的成本計劃和控制提供思路和理論支持,為相關項目的建設提供經(jīng)驗支持。 該文通過提高開發(fā)項目的計劃性、組織性、執(zhí)行力入手,以成本控制為核心進行內(nèi)部管理和控制,實現(xiàn)整體項目成本動態(tài)全程管理,,實現(xiàn)管理工作覆蓋房地產(chǎn)項目計劃、開發(fā)、營銷、推廣、總結等全過程,實現(xiàn)房地產(chǎn)開發(fā)企業(yè)管理水平和經(jīng)營能力的跨越式提升,為房地產(chǎn)開發(fā)企業(yè)的科學可持續(xù)性發(fā)展奠定堅實的基礎。
[Abstract]:The real estate development project is a project involving many aspects and many fields. The rise in prices in any one of these fields may lead to an increase in the cost of real estate development, such as the increase in marketing costs and the increase in workers' wages. A rise in the price of building materials, etc. In this paper, the cost of the first phase development project of Dushangyuan is taken as the starting point, and the project cost and cost are calculated and analyzed. The cost of the first phase of Dushang Garden has risen from 141951800 yuan to 222115066 yuan, an increase of 80163266 yuan. The increase of project cost directly leads to the increase of development cost, in addition, there are too many changes of responsibility and rights combined with imperfect project, which result in the actual cost far exceeding the cost budget; The most important problem is that the project is not managed by time cost control. In view of the causes of the problem, the paper grasps the key points of cost control in the second phase of the project through the selection of cost control indicators and the establishment of reasonable target cost. The cost structure is decomposed reasonably, and by constructing the cost control index system and the method system, the dynamic tracking control measures are carried out for the second phase project, from the project establishment, the design, the construction, In order to ensure the effect of the cost control of the second phase of the project, the control system of the project cost is guaranteed from four aspects: organization countermeasure, personnel security, fund guarantee and enterprise culture. In order to solve the problems of cost management in the construction of the second phase of the project, this paper provides ideas and theoretical support for the cost planning and control during the implementation of the second phase construction project, and provides experience support for the construction of related projects. Through improving the planning, organization and execution of the development project, this paper takes the cost control as the core to carry out internal management and control, realizes the whole project cost dynamic whole process management, realizes the management work to cover the real estate project plan. The whole process of developing, marketing, popularizing and summing up can realize the leapfrogging promotion of the management level and management ability of the real estate development enterprises, and lay a solid foundation for the scientific and sustainable development of the real estate development enterprises.
