【摘要】:針對(duì)目前我國(guó)房?jī)r(jià)虛高,國(guó)家宏觀調(diào)控政策越發(fā)嚴(yán)苛的現(xiàn)狀。大型房地產(chǎn)企業(yè)都在尋求其他的發(fā)展途徑:集團(tuán)化、多項(xiàng)目、經(jīng)營(yíng)方式精細(xì)化發(fā)展,并且各大房企都積極的將供應(yīng)鏈成本管理應(yīng)用到企業(yè)的成本管理中。企業(yè)與企業(yè)之間的競(jìng)爭(zhēng),已上升為供應(yīng)鏈與供應(yīng)鏈之間的競(jìng)爭(zhēng)。供應(yīng)鏈節(jié)點(diǎn)企業(yè)決策的基礎(chǔ)都是自身利益、成本的最優(yōu)化,因此,供應(yīng)鏈間的競(jìng)爭(zhēng)存在,供應(yīng)鏈上各相關(guān)的非共同利益群體間的競(jìng)爭(zhēng)也就存在。協(xié)調(diào)房地產(chǎn)供應(yīng)鏈節(jié)點(diǎn)企業(yè)有效合作,保證供應(yīng)鏈成本最小,產(chǎn)出的利益最大是本文研究的主要內(nèi)容。 論文首先分析了我國(guó)目前房地產(chǎn)企業(yè)所處的現(xiàn)狀,為應(yīng)對(duì)房地產(chǎn)企業(yè)目前成本管理的短板效應(yīng)引出了供應(yīng)鏈成本管理。然后,根據(jù)目前競(jìng)爭(zhēng)的態(tài)勢(shì)——供應(yīng)鏈與供應(yīng)鏈之間的競(jìng)爭(zhēng),論文在國(guó)內(nèi)外相關(guān)理論研究的基礎(chǔ)上提出如何在供應(yīng)鏈競(jìng)爭(zhēng)的環(huán)境下對(duì)房地產(chǎn)的供應(yīng)鏈成本進(jìn)行有效控制,降低供應(yīng)鏈成本。 論文建立了供應(yīng)鏈競(jìng)爭(zhēng)環(huán)境下的二維動(dòng)態(tài)聯(lián)盟模型,縱向供應(yīng)鏈節(jié)點(diǎn)層次上運(yùn)用層次分析法對(duì)節(jié)點(diǎn)企業(yè)進(jìn)行選擇,實(shí)現(xiàn)優(yōu)勢(shì)資源的有效整合;橫向作業(yè)層次上將目標(biāo)成本法與作業(yè)成本法相結(jié)合對(duì)作業(yè)成本進(jìn)行控制,,從而達(dá)到對(duì)供應(yīng)鏈成本的雙向控制。 論文在對(duì)房地產(chǎn)供應(yīng)鏈聯(lián)盟企業(yè)動(dòng)態(tài)合作均衡分析的過(guò)程中,對(duì)房地產(chǎn)供應(yīng)鏈企業(yè)均衡狀態(tài)的效用轉(zhuǎn)移量進(jìn)行了公式化的定義,為今后研究非共同利益群體的均衡提供了依據(jù)。 論文以GS公司的YS項(xiàng)目為例,運(yùn)用具體的模型分析了GS公司節(jié)點(diǎn)企業(yè)選擇,通過(guò)對(duì)節(jié)點(diǎn)企業(yè)打分制度,優(yōu)選合作企業(yè);橫向作業(yè)層上運(yùn)用目標(biāo)成本和作業(yè)成本相結(jié)合的方法,實(shí)現(xiàn)了最終的目標(biāo)成本227916934.7,節(jié)約成本323.98萬(wàn)元。
[Abstract]:In view of the current situation that housing prices in China are inflated and the state macro-control policies are becoming more stringent, large real estate enterprises are looking for other ways of development: collectivization, multi-projects, and refined development of business methods. And all the large housing enterprises actively apply the supply chain cost management to the cost management of the enterprise. The competition between the enterprise and the enterprise has risen to the competition between the supply chain and the supply chain. The optimization of cost, therefore, there is competition between supply chain, the competition among all relevant non-common interest groups on the supply chain also exists. Coordination of real estate supply chain node enterprises to effectively cooperate to ensure the minimum supply chain cost, The maximum benefit of output is the main content of this paper. This paper first analyzes the current situation of the real estate enterprises in China, and leads to the supply chain cost management in order to deal with the short board effect of the current cost management of the real estate enterprises. According to the current situation of competition-the competition between supply chain and supply chain, this paper puts forward how to effectively control the supply chain cost of real estate in the environment of supply chain competition based on the relevant theoretical research at home and abroad. Reduce supply chain costs. This paper establishes a two-dimensional dynamic alliance model in the competitive environment of supply chain. The hierarchical analysis method is used to select the node enterprises in the vertical supply chain to realize the effective integration of superior resources. In the horizontal activity level, the objective cost method and the activity based cost method are combined to control the activity cost, so as to achieve the two-way control of the supply chain cost. In the process of dynamic cooperative equilibrium analysis of real estate supply chain alliance, the paper formulates the amount of utility transfer in the equilibrium state of real estate supply chain enterprise. It provides a basis for future research on the balance of non-common interest groups. Taking the YS project of GS Company as an example, the paper analyzes the selection of node enterprises of GS Company by using specific model, selects cooperative enterprises by scoring system of node enterprises, applies the method of combining target cost and activity cost on horizontal activity level, The final target cost is 227916934.7 and the cost saving is three million two hundred and thirty-nine thousand and eight hundred yuan.
