【摘要】：我國(guó)建筑業(yè)市場(chǎng)的競(jìng)爭(zhēng)起來(lái)越激烈，建筑企業(yè)正走到轉(zhuǎn)型升級(jí)的十字路口。恰逢國(guó)內(nèi)房地產(chǎn)市場(chǎng)經(jīng)過(guò)多年發(fā)展后，需要大量建設(shè)保障性住房以完善住房的保障體系，這給迫切需要轉(zhuǎn)型升級(jí)的建筑企業(yè)帶來(lái)難得的機(jī)遇。本文正是在此大背景下，針對(duì)松洲新區(qū)保障性住房BT項(xiàng)目成本控制進(jìn)行分析。 本文以松洲新社區(qū)項(xiàng)目為實(shí)例，首先對(duì)項(xiàng)目總體成本進(jìn)行規(guī)劃，并對(duì)占總體成本比例最大的土建工程費(fèi)，以定額預(yù)算造價(jià)為標(biāo)準(zhǔn)分析論證其合理性。然后以此總體成本規(guī)劃為基礎(chǔ)，分析得出項(xiàng)目總體成本中重點(diǎn)控制的要點(diǎn)，，主要有設(shè)計(jì)優(yōu)化、土建工程成本管理控制、物業(yè)運(yùn)營(yíng)三方面。本文中通過(guò)基坑支護(hù)方案、基礎(chǔ)形式方案、地下室外壁防水方案、外墻保溫方案、廚房水基灶臺(tái)設(shè)置方案等設(shè)計(jì)方案優(yōu)化變更來(lái)實(shí)現(xiàn)設(shè)計(jì)優(yōu)化降成本。通過(guò)制訂、完善、落實(shí)項(xiàng)目成本管理制度，加強(qiáng)事前、事中控制，明確責(zé)、權(quán)、利，完善激勵(lì)約束機(jī)制，來(lái)實(shí)現(xiàn)土建工程成本控制的有效落實(shí)。通過(guò)對(duì)物業(yè)運(yùn)營(yíng)的分析預(yù)判，實(shí)現(xiàn)物業(yè)收益最大化。 本文從成本控制的基本理論出發(fā)，結(jié)合建筑行業(yè)的特點(diǎn)，對(duì)松洲新社區(qū)項(xiàng)目成本控制進(jìn)行了系統(tǒng)分析。研究對(duì)未來(lái)建筑企業(yè)轉(zhuǎn)型升級(jí)以及發(fā)展戰(zhàn)略提升具有一定的參考價(jià)值和借鑒意義。
[Abstract]:The more fierce the competition in the construction market of our country, the construction enterprises are entering the crossroads of transformation and upgrading, which coincides with the development of the domestic real estate market for many years. A large number of affordable housing needs to be built to improve the housing security system, which is an urgent need for transformation and upgrading of the construction enterprises to bring a rare opportunity. This article is in this context. This paper analyzes the cost control of affordable housing BT project in Songzhou New District. This paper takes the Songzhou New Community Project as an example, first of all, the overall cost of the project planning, and the largest proportion of the total cost of civil engineering costs. On the basis of the total cost planning, the key points of key control in the total cost of the project are obtained, including design optimization. In this paper, the foundation pit support scheme, the foundation form scheme, the basement outer wall waterproof plan, the exterior wall insulation plan. Design optimization and cost reduction. Through the formulation, improvement and implementation of project cost management system, strengthen prior, in-process control, clear responsibility, rights, benefits. Improve the incentive and restraint mechanism to realize the effective implementation of cost control of civil engineering. Based on the basic theory of cost control, this paper combines the characteristics of the construction industry. This paper makes a systematic analysis on the cost control of the new community project in Songzhou, and the study has certain reference value and reference significance for the transformation and upgrading of the construction enterprises and the promotion of the development strategy in the future.
