【摘要】：成本管理是房地產開發(fā)企業(yè)項目運營中的關鍵一環(huán)。成本管理工作的成效直接關系到房地產開發(fā)項目的效益。房地產的項目開發(fā)過程中涉及到大量的成本管理知識，而傳統(tǒng)的房地產開發(fā)企業(yè)在成本知識管理方面不完善，導致企業(yè)長期積累的許多成本管理經驗、知識和技術方法等難以實現(xiàn)企業(yè)內部共享。不僅造成了企業(yè)內部信息資源的極大浪費，也影響到房地產企業(yè)項目開發(fā)成本控制目標的完成。因此，，如何在房地產項目快速高效開發(fā)的同時保證成本管理工作的可靠和高效，如何構建一個支持信息共享的企業(yè)成本管理系統(tǒng)，這是一個值得研究的問題。 本研究通過對房地產開發(fā)項目成本管理過程中涉及到的知識和知識流進行分析，以全過程成本目標動態(tài)管理為導向，分解日常成本管理工作事項，構建一個包含成本管理知識庫、支撐平臺和制度激勵措施的“三位一體”的體系，在不斷的項目循環(huán)中繼承、總結、完善、提升，形成一系列的數(shù)據(jù)庫、流程、指引、模板、知識。本研究構建的基于知識共享視角的房地產開發(fā)企業(yè)成本管理系統(tǒng)能夠促進房地產開發(fā)企業(yè)形成一個有力的資源支持、成果反饋、知識整合平臺，使得項目成本管理可以在新項目中可靠、快速、穩(wěn)定的展開，同時在持續(xù)的項目循環(huán)中實現(xiàn)階梯式上升。
[Abstract]:Cost management is a key part of the operation of the project in real estate development enterprises. Cost management effectiveness is directly related to the benefits of real estate development project involves a large number of project cost management knowledge of the real estate development process, while the traditional real estate development enterprises in the cost of knowledge management is not perfect, resulting in long-term accumulation of enterprises many of the cost management experience, knowledge and technical methods to realize the enterprise internal sharing. Not only caused a great waste of information resources within the enterprise, but also affect the real estate development enterprise project cost control objectives. Therefore, at the same time, how in the real estate project cost management to ensure the rapid and efficient development of reliable and efficient work, how to the construction enterprise cost management of a support system of information sharing, this is a problem worthy of study.
In this study, through the analysis of the process of cost management of real estate development projects related to knowledge and knowledge flow, the whole process of cost dynamic management oriented, decomposition of the daily cost management work, to construct a knowledge base including cost management, system support platform and incentive measures "three-in-one" system, constantly project cycle succession, summarize, perfect, improve, and formed a series of database, process, guidelines, templates, knowledge. The knowledge sharing system of cost management from the perspective of real estate development enterprises to promote the real estate development enterprises to form a strong support, based on the results of feedback, knowledge integration platform, the project cost management in the new project can be reliable, fast, stable, and realize the stepwise rise in the ongoing project cycle.
