【摘要】:隨著我國(guó)社會(huì)主義市場(chǎng)經(jīng)濟(jì)的逐步發(fā)展和人民生活水平的不斷提高,房地產(chǎn)業(yè)的發(fā)展在宏觀上已走出了醞釀和探索階段,迅速發(fā)展成為了國(guó)民經(jīng)濟(jì)的基礎(chǔ)性、先導(dǎo)性及支柱性產(chǎn)業(yè),并拉動(dòng)相關(guān)配套產(chǎn)業(yè)的發(fā)展,形成了一個(gè)支撐宏觀經(jīng)濟(jì)快速發(fā)展的重要產(chǎn)業(yè)群體,構(gòu)成了國(guó)民收入的主要來(lái)源。特別是在我國(guó)加入WTO以后,房地產(chǎn)業(yè)逐步成為我國(guó)一項(xiàng)非常重要的投資領(lǐng)域,并由此促進(jìn)了我國(guó)房地產(chǎn)業(yè)的迅速發(fā)展。由于房地產(chǎn)行業(yè)具有高風(fēng)險(xiǎn)、高投入,但相應(yīng)地也有高利潤(rùn)的優(yōu)勢(shì),因此合理科學(xué)地分析和防范房地產(chǎn)投資項(xiàng)目中面臨的風(fēng)險(xiǎn)是很有必要的。對(duì)菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目進(jìn)行風(fēng)險(xiǎn)管理研究,可以合理的降低投資決策的盲目性,避免投資風(fēng)險(xiǎn),減少投資成本,從而達(dá)到增加開(kāi)發(fā)商經(jīng)濟(jì)利潤(rùn)的目的,并會(huì)使房地產(chǎn)投資越來(lái)越完善,取得合理進(jìn)展。本文研究目標(biāo)在于以菏澤磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目為對(duì)象,運(yùn)用房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)管理的相關(guān)理論,對(duì)在項(xiàng)目開(kāi)發(fā)的各個(gè)階段中可能出現(xiàn)的風(fēng)險(xiǎn)進(jìn)行識(shí)別,然后對(duì)這些風(fēng)險(xiǎn)因素進(jìn)行評(píng)估,得出影響本項(xiàng)目利潤(rùn)的主要風(fēng)險(xiǎn)因素,對(duì)各個(gè)風(fēng)險(xiǎn)找出風(fēng)險(xiǎn)監(jiān)控措施和風(fēng)險(xiǎn)處理方案,來(lái)達(dá)到對(duì)本項(xiàng)目的風(fēng)險(xiǎn)管理,實(shí)現(xiàn)預(yù)期收益。論文主要內(nèi)容包括:1、菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目概況分析。主要介紹了項(xiàng)目的基本情況、建設(shè)內(nèi)容和實(shí)施進(jìn)度、項(xiàng)目的市場(chǎng)分析等。2、菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)識(shí)別。根據(jù)項(xiàng)目特點(diǎn)對(duì)項(xiàng)目的投資決策階段、項(xiàng)目前期階段、項(xiàng)目建設(shè)階段、項(xiàng)目租售階段的風(fēng)險(xiǎn)進(jìn)行識(shí)別,分析出該項(xiàng)目開(kāi)發(fā)過(guò)程中各個(gè)階段所遇到的各種風(fēng)險(xiǎn)進(jìn)行識(shí)別,找出影響該項(xiàng)目開(kāi)發(fā)的主要風(fēng)險(xiǎn)因素。3、菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)評(píng)估。采用財(cái)務(wù)分析法對(duì)項(xiàng)目投資決策階段的風(fēng)險(xiǎn)進(jìn)行評(píng)估,采用專家打分法對(duì)項(xiàng)目前期和建設(shè)階段的風(fēng)險(xiǎn)進(jìn)行評(píng)估,用不確定性分析方法對(duì)項(xiàng)目租售階段風(fēng)險(xiǎn)進(jìn)行評(píng)估。4、菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目風(fēng)險(xiǎn)控制。針對(duì)項(xiàng)目的投資決策階段、項(xiàng)目前期階段、項(xiàng)目建設(shè)階段、項(xiàng)目租售階段的風(fēng)險(xiǎn)狀況,提出風(fēng)險(xiǎn)控制措施,以切實(shí)加強(qiáng)項(xiàng)目風(fēng)險(xiǎn),減少投資損失,提高項(xiàng)目經(jīng)濟(jì)及社會(huì)效益。通過(guò)對(duì)菏澤市磐石新城房地產(chǎn)開(kāi)發(fā)項(xiàng)目各個(gè)階段進(jìn)行風(fēng)險(xiǎn)識(shí)別和風(fēng)險(xiǎn)評(píng)估,可以得出該項(xiàng)目在投資決策階段、土地獲取階段、項(xiàng)目建設(shè)階段和項(xiàng)目租售階段都存在一定的項(xiàng)目風(fēng)險(xiǎn)。研究結(jié)果表明,開(kāi)發(fā)單位要控制該項(xiàng)目的風(fēng)險(xiǎn),應(yīng)著重從以下幾個(gè)方面著手:首先,綜合利用當(dāng)?shù)氐恼瓮顿Y政策,并進(jìn)行綜合社會(huì)效益評(píng)價(jià),減少投資階段風(fēng)險(xiǎn);其次,合理利用本地區(qū)政府的支持,制定可行的拆遷補(bǔ)償方案,并且做好房產(chǎn)的預(yù)售工作,彌補(bǔ)資金的不足,減少土地獲取階段風(fēng)險(xiǎn);再次,制定嚴(yán)格的設(shè)計(jì)變更審查制度,優(yōu)化項(xiàng)目設(shè)計(jì)方案,完善的企業(yè)內(nèi)部控制系統(tǒng),減少項(xiàng)目建設(shè)階段的風(fēng)險(xiǎn);最后,大力投入廣告以及相關(guān)媒體的宣傳力度,并采取不同的銷(xiāo)售定價(jià)策略,減少租售階段的風(fēng)險(xiǎn)。
[Abstract]:With the gradual development of China's socialist market economy and the continuous improvement of people's living standards, the development of the real estate industry in the macro has been out of the brewing and exploration stage, rapid development has become the foundation of the national economy, leading and pillar industry, and stimulating the development of related supporting industries, formed an important industry groups to support macroeconomic rapid development, constitute the main source of national income. Especially after China's entry into WTO, China's real estate industry has gradually become a very important field of investment, and thus promote the rapid development of China's real estate industry. The real estate industry has high risk, high investment but, accordingly also has high profit advantage, so the risk facing the rational and scientific analysis and prevention of real estate investment projects is very necessary. The Heze Panshi City real estate development project Study on risk management, can reduce the blindness of investment decision reasonably, avoid investment risk, reduce the cost of investment, so as to increase the economic profit developers, and will make the real estate investment is more and more perfect, reasonable progress. The aim of this paper is to Heze Panshi City real estate development project as the object, using the related theory of real real estate development project risk management, risk identification may occur at all stages of project development, and then to evaluate these risk factors, the main risk factors affecting the profits of the project, to find out the risk control measures and risk treatment plan for each risk to the risk management of the project, to achieve the expected benefits. The main contents include: 1, analysis of the general situation of Heze Panshi City real estate development project. The project mainly introduces the basic situation of construction The content and the progress in the implementation of the market analysis of the.2 project, Heze Panshi City real estate development project investment decision-making stage risk identification. According to the characteristics of the project, the early stages of the project, the construction phase of the project risk identification, project rental stage, analysis of various risk identification in various stages of the project development process meet, find out the influence of the main risk factors of the project and the development of.3, the risk assessment of Heze Panshi City real estate development project.
