我國宏觀經(jīng)濟(jì)政策對商品房價(jià)格的影響分析

【摘要】:我國從20世紀(jì)90年代開始,取消了福利分房,建立了住房公積金制度,拉開了商品房年代的帷幕。隨著經(jīng)濟(jì)、社會的發(fā)展,不斷上漲的商品房價(jià)格日益成為一個(gè)亟待解決的難題。我國政府在各個(gè)階段實(shí)行了不同的經(jīng)濟(jì)政策來穩(wěn)定房價(jià),但始終沒有形成一個(gè)穩(wěn)定、高效的宏觀經(jīng)濟(jì)政策體系。在回顧商品房宏觀經(jīng)濟(jì)政策的基礎(chǔ)上,從商品房有效供給、增強(qiáng)宏觀調(diào)控的有效性和調(diào)整購房者理性預(yù)期的角度,分析其價(jià)格不斷上漲的主要原因及解決的途徑,以期為建立科學(xué)、可持續(xù)發(fā)展的商品房價(jià)格宏觀經(jīng)濟(jì)政策體系提供建議。
[Abstract]:Since the 1990s, China has abolished the welfare housing division, established the housing accumulation fund system, and opened the curtain of the commercial housing era. With the development of economy and society, the rising price of commercial housing has become an urgent problem. Our government has implemented different economic policies to stabilize house prices in various stages, but has never formed a stable and efficient macroeconomic policy system. On the basis of reviewing the macroeconomic policy of commercial housing, from the point of view of effective supply of commercial housing, enhancing the effectiveness of macro-control and adjusting the rational expectations of buyers, this paper analyzes the main reasons for its rising prices and the ways to solve it. In order to establish a scientific, sustainable development of commodity housing price macroeconomic policy system.
