宏觀調(diào)控下商業(yè)銀行房地產(chǎn)開發(fā)信貸風(fēng)險管理研究

【摘要】:我國的房地產(chǎn)市場與發(fā)達(dá)國家相比,雖然發(fā)展的時間不長,但是隨著我國住房制度改革和國民經(jīng)濟(jì)快速增長,房地產(chǎn)行業(yè)已經(jīng)成為關(guān)系到國計民生的支柱產(chǎn)業(yè),房地產(chǎn)價格的波動對國民經(jīng)濟(jì)尤其是銀行業(yè)有著極為重要的影響。而近年來房地產(chǎn)價格不斷升高,銀行信貸中的房地產(chǎn)信貸比重不斷提高,房地產(chǎn)市場價格波動給銀行帶來的風(fēng)險也在不斷增加。正因如此,,國家關(guān)于房地產(chǎn)市場的調(diào)控政策也更加備受關(guān)注,如何有效地把握房地產(chǎn)信貸的尺度已經(jīng)成為商業(yè)銀行風(fēng)險管理的一個重要課題。 論文的第一章是本文的引言部分,主要介紹選題的背景和意義、國內(nèi)研究成果、研究的思路和方法以及本研究的主要創(chuàng)新點。本文的第二章對房地產(chǎn)信貸以及房地產(chǎn)信貸風(fēng)險等相關(guān)概念進(jìn)行了概述,總結(jié)了商業(yè)銀行房地產(chǎn)信貸的特點以及信貸風(fēng)險的種類。第三章主要圍繞商業(yè)銀行房地產(chǎn)信貸業(yè)務(wù)的風(fēng)險現(xiàn)狀及成因進(jìn)行展開,較為詳細(xì)地闡述了商業(yè)銀行房地產(chǎn)信貸的風(fēng)險構(gòu)成,并結(jié)合我國商業(yè)銀行房地產(chǎn)信貸風(fēng)險的現(xiàn)狀,對風(fēng)險程度進(jìn)行了分析。第四章主要講述了宏觀調(diào)控對銀行房地產(chǎn)信貸業(yè)務(wù)的影響及可能引發(fā)的風(fēng)險。本章通過對近年房地產(chǎn)行業(yè)宏觀政策調(diào)控狀況的概況,分析了宏觀調(diào)控對房地產(chǎn)市場以及房地產(chǎn)信貸尤其是開發(fā)信貸的影響,最后推導(dǎo)出宏觀調(diào)控對房地產(chǎn)信貸風(fēng)險的影響。文本第五章在研究國際風(fēng)險管理經(jīng)驗的基礎(chǔ)上,就我國商業(yè)銀行對房地產(chǎn)開發(fā)貸款的風(fēng)險防范提出相關(guān)對策和建議。
[Abstract]:Compared with the developed countries, the real estate market of our country has not developed for a long time, but with the reform of the housing system and the rapid growth of the national economy, the real estate industry has become a pillar industry related to the national economy and the people's livelihood. The fluctuation of real estate price has an extremely important influence on the national economy, especially the banking industry. In recent years, the real estate price is rising, the proportion of real estate credit in the bank credit is increasing, and the risk brought by the fluctuation of the real estate market price to the bank is also increasing. Because of this, the regulation and control policy on the real estate market has attracted more and more attention. How to effectively grasp the scale of real estate credit has become an important subject of risk management of commercial banks. The first chapter is the introduction of this paper, mainly introduces the background and significance of the topic, domestic research results, research ideas and methods, as well as the main innovative points of this study. The second chapter summarizes the concept of real estate credit and real estate credit risk, summarizes the characteristics of commercial bank real estate credit and the types of credit risk. The third chapter mainly focuses on the risk status and causes of commercial bank real estate credit business, expounds the risk composition of commercial bank real estate credit in detail, and combines the current situation of real estate credit risk of commercial bank in our country. The degree of risk is analyzed. The fourth chapter mainly describes the impact of macro-control on bank real estate credit business and possible risks. This chapter analyzes the impact of macro-control on real estate market and real estate credit, especially development credit, and finally deduces the impact of macro-control on real estate credit risk through a survey of the macro-control situation of real estate industry in recent years. On the basis of studying the experience of international risk management, the fifth chapter puts forward the relevant countermeasures and suggestions on the risk prevention of real estate development loans by Chinese commercial banks.
