論云南旅游地產(chǎn)的開發(fā)模式

【摘要】:隨著居民收入水平的不斷提高,人們的生活不再是簡單的吃飽穿暖。從每年春節(jié)、五一、國慶等假期出行人數(shù)的統(tǒng)計顯示,旅游度假已成為人們的另一種主要生活方式。近年來國家對商品住房采取了限購、限貸、限價、征稅等調(diào)控政策,同時加大保障性住房建設(shè),下一步又將實(shí)行房產(chǎn)稅,住宅市場的發(fā)展受到了較大抑制,而商業(yè)地產(chǎn)和旅游卻被迅速催熱。云南的旅游資源在全國乃至世界都享有盛名,最近幾年,國內(nèi)實(shí)力開發(fā)商齊聚云南,大肆投資云南房地產(chǎn),尤其是旅游地產(chǎn),目前可謂是熱鬧非凡。所謂旅游地產(chǎn),其核心是“旅游”和“休閑度假”,其產(chǎn)品形式是“度假服務(wù)”而非“房屋供應(yīng)”。但是目前云南的旅游地產(chǎn),多數(shù)是開發(fā)商借當(dāng)?shù)芈糜钨Y源進(jìn)行房地產(chǎn)開發(fā),并未真正做到提供豐富的旅游設(shè)施及配套,推動旅游業(yè)的發(fā)展。本文從旅游地產(chǎn)的核心定義出發(fā),淺析目前云南旅游地產(chǎn)的開發(fā)模式,指出其中存在的弊端、存在的問題和原因分析,,提出相對科學(xué)合理的旅游地產(chǎn)開發(fā)模式。 本文首先介紹了對旅游地產(chǎn)研究的背景、目的和意義,以及研究方法和思路,通過對旅游地產(chǎn)的由來和基本概念、開發(fā)模式發(fā)展趨勢、特征等的闡釋,整理歸納了云南旅游地產(chǎn)開發(fā)模式,主要是以依托自然資源(包括山體資源、濱海資源、溫泉以及開發(fā)商自建的高爾夫)為主的開發(fā)模式,提出目前云南旅游地產(chǎn)開發(fā)存在的主要問題是及原因分析,最后通過對云南目前具有代表性的兩個旅游地產(chǎn)成功案例進(jìn)行分析,總結(jié)了當(dāng)下云南旅游地產(chǎn)的營銷特點(diǎn)及成功的開發(fā)模式。最后結(jié)合通篇的分析,提出本文分析的結(jié)論,對于云南旅游地產(chǎn)的開發(fā)模式而言,需要因地制宜的利用區(qū)域資源,開發(fā)商還需要樹立每一個旅游地產(chǎn)的核心驅(qū)動因素來作為核心競爭力,避免簡單將“旅游”和“地產(chǎn)”相加。對于旅游地產(chǎn)發(fā)展的將來,還需要將諸多的理論落到實(shí)處,從開發(fā)理念、運(yùn)營思路等宏觀的方面進(jìn)行研究,這樣旅游地產(chǎn)方能盡快步入正軌。
[Abstract]:With the rising income level, people's life is no longer simply to eat and clothing warm. According to the statistics of the number of people travelling during the Spring Festival, May Day and National Day, tourist vacation has become another major way of life. In recent years, the state has adopted some control policies on commodity housing, such as limiting purchases, limiting loans, limiting prices, taxing, and so on. At the same time, it has increased the construction of affordable housing, and the next step will be to implement a property tax. The development of the housing market has been greatly suppressed. Commercial real estate and tourism have been quickly fueled. Yunnan tourism resources in the country and even the world enjoy a reputation, in recent years, domestic strength developers gathered in Yunnan Province, investment in Yunnan real estate, especially tourism real estate, is currently very busy. Tourism real estate, its core is "tourism" and "leisure vacation", its products in the form of "holiday services" rather than "housing supply." However, at present, most of Yunnan's tourism real estate developers take advantage of local tourism resources to carry out real estate development, not really to provide rich tourism facilities and supporting, to promote the development of tourism. Starting from the core definition of tourism real estate, this paper analyzes the development mode of Yunnan tourism real estate at present, points out the disadvantages, problems and reasons, and puts forward a relatively scientific and reasonable tourism real estate development model. This paper first introduces the background, purpose and significance of tourism real estate research, as well as the research methods and ideas, through the origin and basic concepts of tourism real estate, the development trend of the development model, characteristics, etc. This paper summarizes the development model of tourism real estate in Yunnan, which is mainly based on natural resources (including mountain resources, coastal resources, hot springs and golf built by developers). The paper points out that the main problems existing in the development of tourism real estate in Yunnan are the main problems and their causes, and finally, through the analysis of two representative successful cases of tourism real estate in Yunnan at present, Summarized the present Yunnan tourism real estate marketing characteristics and successful development model. Finally, combined with the whole analysis, the conclusion of this paper is put forward. For the development mode of Yunnan tourism real estate, it is necessary to make use of regional resources according to local conditions. Developers also need to build up the core drivers of each tourism property as core competitiveness, avoiding simply adding "tourism" and "real estate." For the future of tourism real estate development, we still need to put many theories into practice, from the development concept, operational ideas and other macro aspects of research, so that tourism real estate can be on the right track as soon as possible.
