【摘要】：摘要：當(dāng)前,隨著社會(huì)經(jīng)濟(jì)的不斷發(fā)展,住宅產(chǎn)業(yè)已經(jīng)成為國(guó)民經(jīng)濟(jì)新的增長(zhǎng)點(diǎn)和消費(fèi)熱點(diǎn),并且伴隨著城鎮(zhèn)化進(jìn)程的不斷加快,大量的住房需要為我國(guó)住宅產(chǎn)業(yè)化的發(fā)展提供了一個(gè)良好的機(jī)遇。此外,住宅產(chǎn)業(yè)化提倡的低碳、環(huán)保以及可持續(xù)的住宅建設(shè)理念逐漸深入人心,也為我國(guó)轉(zhuǎn)變經(jīng)濟(jì)發(fā)展方式,實(shí)現(xiàn)住宅產(chǎn)業(yè)轉(zhuǎn)型升級(jí)提供了發(fā)展思路。 本文從住宅產(chǎn)業(yè)化的相關(guān)概念和內(nèi)涵入手,介紹了我國(guó)住宅產(chǎn)業(yè)化的相關(guān)理論,說(shuō)明了我國(guó)住宅產(chǎn)業(yè)化的框架體系和影響因素,在此基礎(chǔ)上,系統(tǒng)闡述了我國(guó)住宅產(chǎn)業(yè)化的運(yùn)行機(jī)制,包括政策保障機(jī)制、金融支持機(jī)制、市場(chǎng)競(jìng)爭(zhēng)機(jī)制、技術(shù)創(chuàng)新機(jī)制,并詳細(xì)解釋了我國(guó)住宅產(chǎn)業(yè)化運(yùn)行機(jī)制構(gòu)成要素的作用機(jī)理以及產(chǎn)業(yè)化運(yùn)行產(chǎn)生的影響,為評(píng)價(jià)住宅產(chǎn)業(yè)化發(fā)展水平研究提供了理論基礎(chǔ)。 本文在研究分析總結(jié)了前人研究結(jié)論并且參考了專(zhuān)家意見(jiàn)之后,根據(jù)指標(biāo)構(gòu)建原則和構(gòu)建思路,建立了我國(guó)住宅產(chǎn)業(yè)化發(fā)展水平評(píng)價(jià)的指標(biāo)體系,并通過(guò)發(fā)放調(diào)查問(wèn)卷的形式來(lái)確定指標(biāo)權(quán)重和指標(biāo)實(shí)現(xiàn)值,利用中心點(diǎn)三角白化權(quán)函數(shù)對(duì)我國(guó)住宅產(chǎn)業(yè)化發(fā)展水平進(jìn)行灰色評(píng)估,通過(guò)評(píng)價(jià)結(jié)果的分析,有針對(duì)性的提出了以保障性住房建設(shè)促進(jìn)住宅產(chǎn)業(yè)化發(fā)展,建立政府主導(dǎo)、企業(yè)為主體的發(fā)展模式,提高住宅生產(chǎn)集成技術(shù),提升我國(guó)住宅產(chǎn)業(yè)化設(shè)計(jì)水平四個(gè)方面的政策建議,以改善我國(guó)住宅產(chǎn)業(yè)化在發(fā)展過(guò)程中存在的有關(guān)住宅產(chǎn)品、住宅工業(yè)化生產(chǎn)、產(chǎn)業(yè)化經(jīng)營(yíng)等方面的不足,提升我國(guó)住宅產(chǎn)業(yè)化發(fā)展水平。,’
[Abstract]:Abstract: at present, with the continuous development of social economy, the housing industry has become a new growth point and consumption hot spot of the national economy. A large number of housing needs provide a good opportunity for the development of housing industrialization in China. In addition, the concept of low-carbon, environmentally friendly and sustainable housing construction advocated by housing industrialization has gradually taken root in the hearts of the people, and it has also contributed to the transformation of the mode of economic development in China. The realization of housing industry transformation and upgrading provides a development idea. This paper begins with the related concepts and connotations of housing industrialization, introduces the relevant theories of housing industrialization in our country, explains the frame system and influencing factors of housing industrialization in our country, and on this basis, This paper systematically expounds the operation mechanism of housing industrialization in China, including policy guarantee mechanism, financial support mechanism, market competition mechanism, technological innovation mechanism, etc. It also explains in detail the action mechanism of the elements of housing industrialization operation mechanism and the influence of industrialization operation, which provides a theoretical basis for evaluating the development level of housing industrialization. After analyzing and summarizing the previous research conclusions and referring to the expert opinions, this paper establishes an index system for evaluating the development level of housing industrialization in our country according to the principles and ideas of index construction. And through the form of questionnaire to determine the index weight and index realization value, using the center point triangle whitening weight function to our country housing industrialization development level of grey evaluation, through the analysis of the evaluation results, It is pointed out that the construction of affordable housing can promote the development of housing industrialization, establish a government-led and enterprise-oriented development model, and improve the integrated technology of housing production. To improve the level of housing industrialization design in four aspects of policy recommendations, in order to improve our housing industrialization in the process of development of housing products, housing industrialization production, industrial management and other aspects of the deficiencies, Improving the Development level of Housing industrialization in China
