房地產(chǎn)企業(yè)多項目采購管理及績效評價研究

【摘要】:隨著房地產(chǎn)市場競爭的加劇,房地產(chǎn)業(yè)將逐漸通過兼并和擴張進入規(guī)模化運作,實行跨區(qū)域多項目同時開發(fā),房地產(chǎn)企業(yè)的采購管理,特別是對于多項目采購管理決策水平的高低對整個企業(yè)的運營績效、盈利能力和核心競爭力都有舉足輕重的影響。如何對房地產(chǎn)企業(yè)進行多項目采購管理和實施績效評價,對我國房地產(chǎn)開發(fā)企業(yè)具有很現(xiàn)實的研究意義。 本文將供應(yīng)鏈管理理論運用到房地產(chǎn)行業(yè)的企業(yè)采購中,通過供應(yīng)鏈理論特有的優(yōu)勢來指導(dǎo)房地產(chǎn)企業(yè)多項目的采購管理,并提出企業(yè)在基于供應(yīng)鏈的多項目采購管理模式,實施集中采購和分散采購相結(jié)合的采購策略,并與供應(yīng)商建立長期的戰(zhàn)略伙伴關(guān)系。 首先,在緒論部分通過闡述傳統(tǒng)的企業(yè)在采購管理中出現(xiàn)的弊端、房地產(chǎn)企業(yè)跨區(qū)域多項目發(fā)展的需要以及加強采購管理的必要性,,提出房地產(chǎn)企業(yè)加強多項目采購管理的具有很重要的現(xiàn)實意義。 其次,介紹了供應(yīng)鏈、供應(yīng)鏈管理的基本理論以及工程項目采購管理理論,通過說明房地產(chǎn)企業(yè)多項目采購管理的現(xiàn)狀,并介紹基于供應(yīng)鏈的多項目采購管理模式的優(yōu)勢,說明基于供應(yīng)鏈的采購模式的必要性。 再次,詳細闡述了企業(yè)采購的方式,提出了集中采購和分散采購相結(jié)合的混合采購模式,針對房地產(chǎn)行業(yè)供應(yīng)商管理問題,提出與供應(yīng)商建立長期的戰(zhàn)略合作伙伴的策略。 另外,對基于供應(yīng)鏈的多項目采購管理模式進行有效的績效管理和評價,通過引進平衡計分卡,確定多項目績效評估的指標體系,最后通過運用定性和定量的方法來評價多項目采購的績效,為房地產(chǎn)企業(yè)的多項目采購管理提供理論上的幫助。 最后,分析企業(yè)在多項目采購績效評價上面出現(xiàn)問題,提出了可行的建議和對策,為房地產(chǎn)企業(yè)采購管理提供解決問題的方法。 本文試圖探討一種適應(yīng)于房地產(chǎn)企業(yè)多項目開發(fā)的采購管理模式和績效評價方法,并對正在探索多項目管理的房地產(chǎn)企業(yè)提供理論支持。
[Abstract]:With the intensification of the competition in the real estate market, the real estate industry will gradually enter into large-scale operation through merger and expansion, and carry out cross-regional and multi-project development at the same time, and the procurement management of the real estate enterprises. Especially, the decision level of multi-project purchasing management has an important influence on the operation performance, profitability and core competitiveness of the whole enterprise. Real estate development enterprises in China have a very practical significance of research. This paper applies the supply chain management theory to the enterprise procurement in the real estate industry, through the unique advantages of the supply chain theory to guide the multi-project procurement management of the real estate enterprises, and puts forward the multi-project procurement management model based on the supply chain. Implement centralized and decentralized purchasing strategies and establish long-term strategic partnerships with suppliers. First of all, in the introduction part, through expounding the malpractice of the traditional enterprise in the procurement management, the need of the development of the real estate enterprise across regions and projects, and the necessity of strengthening the procurement management, It is of great practical significance for real estate enterprises to strengthen the multi-project purchasing management. Secondly, the supply chain, the basic theory of supply chain management and the theory of project procurement management are introduced. By explaining the current situation of multi-project procurement management in real estate enterprises, the advantages of multi-project procurement management model based on supply chain are introduced. Explain the necessity of supply chain-based purchasing model. Thirdly, the paper expatiates on the way of enterprise purchasing, puts forward the mixed purchasing mode of combination of centralized procurement and decentralized procurement, and puts forward the strategy of establishing long-term strategic partners with suppliers in view of the problem of supplier management in real estate industry. In addition, the multi-project purchasing management model based on supply chain is effectively managed and evaluated, and the index system of multi-project performance evaluation is determined through the introduction of balanced scorecard. In the end, we use qualitative and quantitative methods to evaluate the performance of multi-project procurement, and provide theoretical help for multi-project purchasing management of real estate enterprises. Finally, the paper analyzes the problems in the performance evaluation of multi-project procurement, and puts forward some feasible suggestions and countermeasures to solve the problem for the procurement management of real estate enterprises. This paper attempts to explore a procurement management model and performance evaluation method suitable for multi-project development of real estate enterprises, and provide theoretical support to the real estate enterprises that are exploring multi-project management.
