廣發(fā)銀行大連分行住房抵押貸款風(fēng)險(xiǎn)控制研究

【摘要】:2011年,廣發(fā)銀行提出要重點(diǎn)向零售業(yè)務(wù)轉(zhuǎn)型的戰(zhàn)略以后,把住房抵押貸款業(yè)務(wù)作為零售業(yè)務(wù)發(fā)展的重點(diǎn)業(yè)務(wù)之一,但由于其風(fēng)險(xiǎn)具有時(shí)滯性,影響借款人還款的因素又隨外部環(huán)境的變化具有多樣性,那么如何規(guī)避和防范風(fēng)險(xiǎn)保證此項(xiàng)業(yè)務(wù)順利發(fā)展就成為目前急需解決的問題。 本文共分為四章,第一章為緒論;第二章為住房抵押貸款綜述;第三章介紹了廣發(fā)銀行大連分行住房抵押貸款業(yè)務(wù)的現(xiàn)狀;第四章為廣發(fā)銀行大連分行的個(gè)人住房抵押貸款風(fēng)險(xiǎn)控制改進(jìn)措施。 本文的研究重點(diǎn)在于建立借款人綜合評分測算模型對個(gè)人住房抵押貸款業(yè)務(wù)的貸前風(fēng)險(xiǎn)進(jìn)行防控,建立獨(dú)立風(fēng)險(xiǎn)審查崗位對銀行風(fēng)險(xiǎn)審批管理環(huán)節(jié)進(jìn)行完善,建立健全的貸后管理制度來預(yù)警和控制貸后風(fēng)險(xiǎn),從而形成貸前、審批、貸后全方位的風(fēng)險(xiǎn)防控體系,使住房抵押貸款業(yè)務(wù)的違約風(fēng)險(xiǎn)最小化。 本文的創(chuàng)新與特色表現(xiàn)在以下幾個(gè)方面: (1)通過建立借款人綜合評分測算模型,對借款人群體的信用進(jìn)行了細(xì)致的劃分和評分,使用數(shù)字系統(tǒng)來表述借款人的信用評分差異,并得到數(shù)字量化的結(jié)果作為貸款決策的依據(jù),進(jìn)而區(qū)分違約的幾率,從而使貸款決策科學(xué)化。 (2)通過建立獨(dú)立的風(fēng)險(xiǎn)審查崗位進(jìn)行系統(tǒng)審查,并建立特有的審查渠道,推進(jìn)了貸前審查的專業(yè)化進(jìn)程,充分地發(fā)揮了貸前審查的職能作用,提高了個(gè)人住房抵押貸款的審查審批效率,更加有效地提升了此項(xiàng)業(yè)務(wù)的風(fēng)險(xiǎn)控制能力。 (3)通過建立與借款人定期調(diào)查及檔案登記制度來完善貸后管理,可以做到對貸款違約風(fēng)險(xiǎn)進(jìn)行監(jiān)控,隨時(shí)掌控借款人的經(jīng)濟(jì)狀況、還款能力與意愿,及時(shí)對可能發(fā)生的違約風(fēng)險(xiǎn)進(jìn)行預(yù)警,并作出相應(yīng)的對策,從而減少由于違約風(fēng)險(xiǎn)的發(fā)生而給放款銀行帶來的損失。
[Abstract]:In 2011, after the Bank put forward the strategy to focus on the transition to retail business, the housing mortgage business as one of the key business development of retail business, but its risk has a delay. The factors that affect the borrower's repayment are diverse with the change of the external environment, so how to avoid and prevent the risks to ensure the smooth development of the business has become an urgent problem. This paper is divided into four chapters, the first chapter is the introduction; The second chapter is the summary of housing mortgage loan; The third chapter introduces the current situation of the housing mortgage loan business of the Dalian Branch of Guangfa Bank. Chapter 4th is the improvement measures of personal housing mortgage risk control of Guangzhou Development Bank Dalian Branch. The research focus of this paper is to establish the borrower comprehensive rating model to prevent and control the pre-loan risk of individual housing mortgage business, and to establish an independent risk review post to perfect the risk examination and approval management link of the bank. To establish a sound post-loan management system to forewarn and control post-loan risks, thus forming a comprehensive risk prevention and control system before, approving and lending, so as to minimize the default risk of housing mortgage business. The innovation and characteristics of this paper are shown in the following aspects: 1) through the establishment of the comprehensive rating model of borrowers, the credit of the borrower group is divided and graded in detail, and the difference of the borrower's credit score is expressed by using the digital system. The quantitative results are used as the basis of loan decision, and then the probability of default is distinguished, which makes the decision of loan scientific. 2) through the establishment of independent risk review posts for systematic review and the establishment of unique review channels, the professional process of pre-loan review has been advanced, and the function of pre-credit review has been fully played. It improves the efficiency of the review and approval of personal mortgage loans, and improves the risk control ability of this business more effectively. Through the establishment of regular investigation with borrowers and file registration system to improve the post-loan management, the risk of loan default can be monitored and the borrower's economic situation, repayment ability and willingness can be controlled at any time. In order to reduce the loss caused by the default risk, the risk of default may be forewarned in time, and the corresponding countermeasures should be made in order to reduce the loss caused by the risk of default.
