【摘要】:中國在商業(yè)銀行房地產(chǎn)信貸領(lǐng)域的發(fā)展起步晚,研究年限較短,從國內(nèi)相關(guān)文獻(xiàn)資料來看,大多數(shù)文獻(xiàn)資料都是從規(guī)范性操作的層面展開我國商業(yè)銀行房地產(chǎn)信貸風(fēng)險(xiǎn)識別、度量、控制管理等問題的探討。雖然近幾年中國市場房地產(chǎn)業(yè)呈頹勢,但仍不能否認(rèn)其在中國國民經(jīng)濟(jì)總值中所占的重要地位,對于當(dāng)下中國的房地產(chǎn)業(yè)來說,銀行信貸是其不能放任不管的融資渠道。而對于商業(yè)銀行來說,受經(jīng)濟(jì)的蕭條、房地產(chǎn)業(yè)的不景氣、市場征信制度不健全的因素的影響,商業(yè)銀行房地產(chǎn)貸款項(xiàng)目所占金額在銀行對外所貸全部金額的比例越來越大并大有一直上升的態(tài)勢,說明了房地產(chǎn)信貸項(xiàng)目的風(fēng)險(xiǎn)愈來愈大,不管是對發(fā)放貸款的商業(yè)銀行還是對中國整個(gè)經(jīng)濟(jì)市場和經(jīng)濟(jì)來說,這都不是一種好現(xiàn)象。本文立足于當(dāng)下中國經(jīng)濟(jì)市場形勢和房地產(chǎn)業(yè)發(fā)展態(tài)勢,在對國內(nèi)外相關(guān)領(lǐng)域最新和經(jīng)典研究成果進(jìn)行研讀分析、總結(jié)歸納之后,對中國房地產(chǎn)信貸問題進(jìn)行了一個(gè)全方面的分析,把握了我國商業(yè)銀行房地產(chǎn)信貸的發(fā)展現(xiàn)狀,通過分析知曉了中國房地產(chǎn)信貸風(fēng)險(xiǎn)管理中存在的問題及癥結(jié)所在。為了讓研究更具有針對性,所得數(shù)據(jù)更直觀、更具有代表性,本文從Y商業(yè)銀行為例,重點(diǎn)分析該商業(yè)銀行在我國房地產(chǎn)信貸情況,通過文獻(xiàn)法和實(shí)證法,即理論與實(shí)踐相結(jié)合的研究方法從企業(yè)管理本身、政府政策、當(dāng)下房地產(chǎn)市場大背景三個(gè)方面展開對Y商業(yè)銀行風(fēng)險(xiǎn)管理情況的探析,發(fā)現(xiàn)當(dāng)前Y商業(yè)銀行信貸管理部分受客觀與主觀兩方面影響。主觀部分影響表現(xiàn)為Y商業(yè)銀行風(fēng)險(xiǎn)管理體系設(shè)置仍不健全、風(fēng)險(xiǎn)管理人員綜合素質(zhì)和風(fēng)險(xiǎn)意識較低;客觀部分影響主要表現(xiàn)在房地產(chǎn)業(yè)的整體發(fā)展形勢以及政府對房地產(chǎn)業(yè)進(jìn)行調(diào)控出臺的一系列政策對Y商業(yè)銀行信貸風(fēng)險(xiǎn)管理的制約。通過研究發(fā)現(xiàn)這些影響因子對Y商業(yè)銀行信貸風(fēng)險(xiǎn)管理產(chǎn)生的作用及影響后,從政府調(diào)控、房地產(chǎn)企業(yè)、Y商業(yè)銀行自身管理體系完善三個(gè)角度對提升Y商業(yè)銀行信貸風(fēng)險(xiǎn)管理提出可建設(shè)性對策方案,以期能對Y商業(yè)銀行信貸風(fēng)險(xiǎn)管理的實(shí)踐操作提出指導(dǎo)。
[Abstract]:In China, the development of commercial bank real estate credit started late, and the research period is short. From the domestic literature, most of the documents are from the level of normative operation to develop the commercial bank real estate credit risk identification. Although the real estate industry in China has been declining in recent years, it still cannot deny its important position in the gross national economy of China. For the real estate industry in China at present, Bank credit is a financing channel that cannot be allowed to go unchecked. For commercial banks, it is affected by the economic depression, the depression of the real estate industry, and the unsound credit system in the market. Commercial banks' real estate loan projects account for a larger and larger proportion of the total amount of loans lent by banks to the outside world, which shows that the risks of real estate credit projects are becoming greater and greater. This is not a good phenomenon either for the commercial banks that make loans or for the Chinese economy as a whole. This article is based on the current situation of the Chinese economic market and the development of the real estate industry. After studying and analyzing the latest and classical research results in the related fields at home and abroad, the paper makes a comprehensive analysis of the real estate credit problem in China, and grasps the present situation of the development of real estate credit in commercial banks in China. In order to make the research more targeted, the data obtained are more intuitive and representative, this paper takes Y commercial bank as an example. This paper focuses on the analysis of the real estate credit situation of the commercial bank in China, through the literature and empirical methods, that is, the research method of combining theory with practice, from the enterprise management itself, government policy, At present, the background of the real estate market is to explore the risk management of Y commercial banks in three aspects. It is found that at present the credit management part of Y commercial bank is influenced by both objective and subjective aspects. The subjective effect is that the risk management system of Y commercial bank is still not perfect, and the risk managers' comprehensive quality and risk consciousness are low. Objective part of the impact is mainly reflected in the overall development of the real estate industry and a series of policies issued by the government to regulate the real estate industry, which restrict the credit risk management of Y commercial banks. After the impact on the credit risk management of Y commercial bank, From the angle of government regulation and control and the perfection of commercial bank's own management system, this paper puts forward some constructive countermeasures to improve the credit risk management of Y commercial bank. With a view to Y commercial bank credit risk management practice guidance.
