河南XT置業(yè)公司A項目全過程風險識別與控制

【摘要】:河南XT置業(yè)公司是河南本土的一家中型綜合地產開發(fā)商。隨著國家對房地產行業(yè)的調控政策越來越嚴厲,國內整個房地產市場的競爭正日趨激烈,國內一線企業(yè)進駐河南的快速步伐加劇了河南地產市場的競爭。河南XT置業(yè)公司的A項目關系到該公司的持續(xù)發(fā)展。而A項目在開發(fā)與建設過程中出現(xiàn)了征地安置風險、資金籌集風險以及租售風險等各種各樣的風險問題,如何有效地防范該項目的風險,全過程風險因素的評估和控制顯得尤為重要。 本文以項目風險評估及控制為理論依據(jù),借鑒國內外風險因素識別與控制的成功經驗,系統(tǒng)地研究了河南XT置業(yè)公司A項目全過程風險識別與控制策略。首先,在探討河南XT置業(yè)公司A項目風險管理現(xiàn)狀的基礎上,揭示了該項目的風險問題。其次,將A項目的全過程劃分為開發(fā)階段、建設階段、租售階段以及物業(yè)管理階段,并分別對各個階段的風險因素進行識別與分析。進而,利用模糊層次綜合評估法,建立了河南XT置業(yè)公司A項目全過程風險評估指標體系,對A項目建設中的各種風險進行評估。最后,通過河南XT置業(yè)公司A項目全過程風險評估結果及分析,提出了河南XT置業(yè)公司A項目全過程風險控制策略。 本文特色與創(chuàng)新之處主要表現(xiàn)在:一是對河南XT置業(yè)公司A項目全過程的開發(fā)階段、建設階段、租售階段及物業(yè)管理階段的風險因素進行了識別;二是通過模糊層次綜合評估法,對河南XT置業(yè)公司A項目全過程的風險因素進行了評估;三是針對A項目全過程風險評估結果,提出了河南XT置業(yè)公司A項目全過程風險控制策略。本文的研究不僅為河南XT置業(yè)公司提供了一套可操作的A項目全過程風險因素評估及防范措施,而且為其他房地產項目全過程的風險管理提供了理論依據(jù)和實施途徑。
[Abstract]:Henan XT Real Estate Co., Ltd. is a medium-sized comprehensive real estate developer in Henan Province. The competition of the whole domestic real estate market is becoming increasingly fierce as the national regulation and control policies on the real estate industry become more and more stringent. The rapid pace of domestic first-line enterprises moving into Henan intensifies the competition in Henan real estate market. Project A of Henan XT Real Estate Company is related to the sustainable development of the company. Land requisition has appeared in the process of development and construction of Project A. Placement risk. There are many kinds of risk problems such as fund raising risk and lease sale risk. How to effectively prevent the risk of the project and how to evaluate and control the risk factors in the whole process is particularly important. Based on the theory of project risk assessment and control, this paper draws lessons from the successful experience of risk factor identification and control at home and abroad. This paper systematically studies the risk identification and control strategy of XT project A project in Henan XT property Company. Firstly, on the basis of discussing the present situation of risk management in project A of Henan XT Real Estate Company. The risk problem of the project is revealed. Secondly, the whole process of project A is divided into development stage, construction stage, lease and sale stage and property management stage. And the risk factors of each stage are identified and analyzed. Then, using the fuzzy level comprehensive evaluation method, the risk assessment index system of the whole process of the A project of Henan XT Real Estate Company is established. Finally, through the risk assessment results and analysis of the whole process of the A project of Henan XT Real Estate Company. The whole process risk control strategy of project A of Henan XT Real Estate Company is put forward. The main features and innovations of this paper are as follows: first, identify the risk factors in the whole process of project A of Henan XT Real Estate Company, such as the stage of development, the stage of construction, the stage of lease and sale, and the stage of property management; The second is to evaluate the risk factors in the whole process of project A of Henan XT Real Estate Company by using the fuzzy level comprehensive evaluation method. The third is the result of risk assessment in the whole process of A project. The whole process risk control strategy of XT project A in Henan XT real estate company is put forward. The research in this paper not only provides a set of operational risk factors assessment and preventive measures for XT project A project in Henan XT real estate company. It also provides the theoretical basis and the implementation way for the risk management of the whole process of other real estate projects.
