河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)識(shí)別與控制

【摘要】:河南XT置業(yè)公司是河南本土的一家中型綜合地產(chǎn)開發(fā)商。隨著國家對(duì)房地產(chǎn)行業(yè)的調(diào)控政策越來越嚴(yán)厲,國內(nèi)整個(gè)房地產(chǎn)市場的競爭正日趨激烈,國內(nèi)一線企業(yè)進(jìn)駐河南的快速步伐加劇了河南地產(chǎn)市場的競爭。河南XT置業(yè)公司的A項(xiàng)目關(guān)系到該公司的持續(xù)發(fā)展。而A項(xiàng)目在開發(fā)與建設(shè)過程中出現(xiàn)了征地安置風(fēng)險(xiǎn)、資金籌集風(fēng)險(xiǎn)以及租售風(fēng)險(xiǎn)等各種各樣的風(fēng)險(xiǎn)問題,如何有效地防范該項(xiàng)目的風(fēng)險(xiǎn),全過程風(fēng)險(xiǎn)因素的評(píng)估和控制顯得尤為重要。 本文以項(xiàng)目風(fēng)險(xiǎn)評(píng)估及控制為理論依據(jù),借鑒國內(nèi)外風(fēng)險(xiǎn)因素識(shí)別與控制的成功經(jīng)驗(yàn),系統(tǒng)地研究了河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)識(shí)別與控制策略。首先,在探討河南XT置業(yè)公司A項(xiàng)目風(fēng)險(xiǎn)管理現(xiàn)狀的基礎(chǔ)上,揭示了該項(xiàng)目的風(fēng)險(xiǎn)問題。其次,將A項(xiàng)目的全過程劃分為開發(fā)階段、建設(shè)階段、租售階段以及物業(yè)管理階段,并分別對(duì)各個(gè)階段的風(fēng)險(xiǎn)因素進(jìn)行識(shí)別與分析。進(jìn)而,利用模糊層次綜合評(píng)估法,建立了河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)評(píng)估指標(biāo)體系,對(duì)A項(xiàng)目建設(shè)中的各種風(fēng)險(xiǎn)進(jìn)行評(píng)估。最后,通過河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)評(píng)估結(jié)果及分析,提出了河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)控制策略。 本文特色與創(chuàng)新之處主要表現(xiàn)在:一是對(duì)河南XT置業(yè)公司A項(xiàng)目全過程的開發(fā)階段、建設(shè)階段、租售階段及物業(yè)管理階段的風(fēng)險(xiǎn)因素進(jìn)行了識(shí)別;二是通過模糊層次綜合評(píng)估法,對(duì)河南XT置業(yè)公司A項(xiàng)目全過程的風(fēng)險(xiǎn)因素進(jìn)行了評(píng)估;三是針對(duì)A項(xiàng)目全過程風(fēng)險(xiǎn)評(píng)估結(jié)果,提出了河南XT置業(yè)公司A項(xiàng)目全過程風(fēng)險(xiǎn)控制策略。本文的研究不僅為河南XT置業(yè)公司提供了一套可操作的A項(xiàng)目全過程風(fēng)險(xiǎn)因素評(píng)估及防范措施,而且為其他房地產(chǎn)項(xiàng)目全過程的風(fēng)險(xiǎn)管理提供了理論依據(jù)和實(shí)施途徑。
[Abstract]:Henan XT Real Estate Co., Ltd. is a medium-sized comprehensive real estate developer in Henan Province. The competition of the whole domestic real estate market is becoming increasingly fierce as the national regulation and control policies on the real estate industry become more and more stringent. The rapid pace of domestic first-line enterprises moving into Henan intensifies the competition in Henan real estate market. Project A of Henan XT Real Estate Company is related to the sustainable development of the company. Land requisition has appeared in the process of development and construction of Project A. Placement risk. There are many kinds of risk problems such as fund raising risk and lease sale risk. How to effectively prevent the risk of the project and how to evaluate and control the risk factors in the whole process is particularly important. Based on the theory of project risk assessment and control, this paper draws lessons from the successful experience of risk factor identification and control at home and abroad. This paper systematically studies the risk identification and control strategy of XT project A project in Henan XT property Company. Firstly, on the basis of discussing the present situation of risk management in project A of Henan XT Real Estate Company. The risk problem of the project is revealed. Secondly, the whole process of project A is divided into development stage, construction stage, lease and sale stage and property management stage. And the risk factors of each stage are identified and analyzed. Then, using the fuzzy level comprehensive evaluation method, the risk assessment index system of the whole process of the A project of Henan XT Real Estate Company is established. Finally, through the risk assessment results and analysis of the whole process of the A project of Henan XT Real Estate Company. The whole process risk control strategy of project A of Henan XT Real Estate Company is put forward. The main features and innovations of this paper are as follows: first, identify the risk factors in the whole process of project A of Henan XT Real Estate Company, such as the stage of development, the stage of construction, the stage of lease and sale, and the stage of property management; The second is to evaluate the risk factors in the whole process of project A of Henan XT Real Estate Company by using the fuzzy level comprehensive evaluation method. The third is the result of risk assessment in the whole process of A project. The whole process risk control strategy of XT project A in Henan XT real estate company is put forward. The research in this paper not only provides a set of operational risk factors assessment and preventive measures for XT project A project in Henan XT real estate company. It also provides the theoretical basis and the implementation way for the risk management of the whole process of other real estate projects.
