【摘要】：近年來,隨著全球氣候的變化和低碳經(jīng)濟的興起,“綠色”概念逐漸走進人們的視野,各國經(jīng)濟發(fā)展更加注重城市生態(tài)環(huán)境是否科學可持續(xù)。我國正處于新型城鎮(zhèn)化大力推進的歷史特殊階段,一方面城鄉(xiāng)二元化統(tǒng)籌模式蓬勃發(fā)展,然而另一方面自然資源及生態(tài)環(huán)境壓力重大�？v觀世界綠色生態(tài)趨勢和我國建筑領(lǐng)域目前存在的問題,大力推動住宅產(chǎn)業(yè)化與綠色建設(shè)刻不容緩。統(tǒng)籌綠色建設(shè)與住宅產(chǎn)業(yè)化共同發(fā)展,以綠色建設(shè)為宗旨,在新型建筑工業(yè)化的大前提下,探索住宅產(chǎn)業(yè)現(xiàn)代化的全面實施,是新階段住宅建設(shè)領(lǐng)域的重要使命。 我國的住宅產(chǎn)業(yè)化之路開啟于1994年,與發(fā)達國家相比,尚存在一定的差距。濟南市作為除深圳與沈陽之外的第三個國家級住宅產(chǎn)業(yè)化綜合試點城市,高度重視產(chǎn)業(yè)現(xiàn)代化實施進程,響應(yīng)國家產(chǎn)業(yè)化綠色建設(shè)號召,積極探索出符合濟南市現(xiàn)狀的住宅產(chǎn)業(yè)現(xiàn)代化綠色建設(shè)途徑。本文重點研究基于綠色建設(shè)的濟南市住宅產(chǎn)業(yè)化框架體系：首先,在大量閱讀文獻資料的基礎(chǔ)上,界定了綠色建設(shè)的概念,對住宅產(chǎn)業(yè)化和綠色建設(shè)相關(guān)理論基礎(chǔ)進行梳理,尋求二者間潛在的關(guān)系,明確我國住宅產(chǎn)業(yè)化走向綠色道路的必然趨勢。其次,通過對我國住宅產(chǎn)業(yè)現(xiàn)代化開展歷程、實施概況系統(tǒng)分析研究,聯(lián)系西方國家地區(qū)住宅產(chǎn)業(yè)化實踐經(jīng)驗,立足于濟南市,運用SWOT理論分析濟南市住宅產(chǎn)業(yè)化發(fā)展現(xiàn)狀,并在此基礎(chǔ)上上,綜合發(fā)展思路、關(guān)鍵技術(shù)、產(chǎn)業(yè)鏈和制約因素等多方面分析研究,構(gòu)建了基于綠色建設(shè)的濟南市住宅產(chǎn)業(yè)化框架體系,詳細闡述了住宅產(chǎn)業(yè)現(xiàn)代化綠色建設(shè)的途徑,同時以當前濟南市新型建筑工業(yè)試點工程為具體實施案例來研究。最后,聯(lián)系目前我國住宅產(chǎn)業(yè)化綠色實踐的總體情況,利用產(chǎn)業(yè)現(xiàn)代化與綠色建設(shè)核心優(yōu)勢,加強住宅產(chǎn)業(yè)化綠色建設(shè)與BIM、房地產(chǎn)公司轉(zhuǎn)型、民生建設(shè)保障性住房、低碳建筑、智能建筑等熱點的結(jié)合應(yīng)用,積極探索出順應(yīng)新型建筑工業(yè)化的住宅產(chǎn)業(yè)現(xiàn)代化綠色發(fā)展體系,全面保障住宅產(chǎn)品綜合性能的穩(wěn)步提升,成功踐行住宅領(lǐng)域的綠色可持續(xù)價值觀。
[Abstract]:In recent years, with the global climate change and the rise of low-carbon economy, the concept of "green" has gradually come into people's view. The economic development of various countries pays more attention to whether the urban ecological environment is scientific and sustainable. Our country is in the special historical stage of promoting the new type of urbanization vigorously. On the one hand, the urban-rural dual overall planning mode is booming. However, on the other hand, the pressure of natural resources and ecological environment is great. It is urgent to promote the housing industrialization and green construction. To coordinate the common development of green construction and housing industrialization, take green construction as the purpose, under the premise of new building industrialization. To explore the comprehensive implementation of housing industry modernization is an important mission in the field of housing construction in the new stage. The road of housing industrialization in China began in 1994, compared with developed countries, there is still a certain gap. Jinan City is the third comprehensive pilot city of housing industrialization in addition to Shenzhen and Shenyang. Attach great importance to the implementation process of industrial modernization and respond to the call of green construction of national industrialization. This paper focuses on the framework system of housing industrialization in Jinan based on green construction: first, on the basis of reading a lot of literature. This paper defines the concept of green construction, combs the related theoretical basis of housing industrialization and green construction, seeks for the potential relationship between the two, and clarifies the inevitable trend of our country's housing industrialization towards green road. Secondly. Through carrying out the course of the modernization of China's housing industry, carrying out systematic analysis and research on the general situation, and connecting with the practical experience of housing industrialization in western countries, it is based on Jinan City. SWOT theory is used to analyze the current situation of housing industrialization in Jinan, and on this basis, comprehensive development ideas, key technologies, industrial chain and constraints are analyzed and studied. Based on the construction of green construction of Jinan housing industrialization framework system, elaborated the housing industry modernization of the green construction of the way. At the same time, take the pilot project of new construction industry in Jinan as the concrete implementation case study. Finally, according to the overall situation of green practice of housing industrialization in our country, take advantage of the core advantages of industrial modernization and green construction. Strengthen the green construction of housing industrialization and BIM-real estate company transformation, livelihood construction affordable housing, low-carbon buildings, intelligent buildings and other hot spots. This paper actively explores the modern green development system of housing industry which conforms to the new building industrialization, ensures the steady improvement of the comprehensive performance of housing products, and successfully practices the green sustainable values in the housing field.
