基于模糊數(shù)學(xué)的房地產(chǎn)批量評(píng)估

【摘要】:房地產(chǎn)批量評(píng)估具有廣泛的應(yīng)用前景,也是房地產(chǎn)稅改革的重要技術(shù)儲(chǔ)備。目前,關(guān)于中國(guó)房地產(chǎn)批量評(píng)估方法和模型方面的研究日漸深入,但關(guān)于建模之前的房地產(chǎn)分組方法的研究還比較缺乏。鑒于此,該文重點(diǎn)關(guān)注批量評(píng)估的關(guān)鍵節(jié)點(diǎn)之一,即房地產(chǎn)分組方法,對(duì)其進(jìn)行深入研究。通過(guò)引入模糊數(shù)學(xué)方法,采用貼進(jìn)度方法測(cè)度不同房地產(chǎn)之間的相似程度,相似的房產(chǎn)劃歸同組,從而提出房地產(chǎn)分組的思路和應(yīng)用路徑。并通過(guò)實(shí)證研究驗(yàn)證了該方法的可行性和科學(xué)性。
[Abstract]:The real estate appraisal has a wide application prospect, is also the important technical reserves for the real estate tax reform. At present, the research on the real estate Chinese mass appraisal methods and models is deepening, but the real estate research on modeling before grouping method is still lacking. In view of this, one of the key nodes in this paper focus on mass appraisal the real estate group method, to conduct in-depth studies. By introducing the fuzzy mathematics theory, using the stick schedule method to measure the degree of similarity between the different real estate, real estate classified with similar groups, thus put forward the idea and application of path real estate groups. And the feasibility and scientificity of the method is verified through empirical research.
