【摘要】:隨著人民生活水平的提高和住房制度改革的推進,顧客對房屋品質的要求也越來越高。房屋的高品質取決于建筑設計、建筑材料和施工水準等,采購管理作為施工質量控制的首道程序,如何挑選承包單位,選用建筑材料,將極大影響房屋的施工質量和建筑成本。有效地采購管理是房地產項目成功的關鍵,在推動房地產采購規(guī)范化和標準化方面起到主導作用。 本文用項目管理的全過程管理理論來分析和研究房地產開發(fā)工程的采購工作,試圖打破工程項目傳統(tǒng)的采購管理模式。采購管理的每項管理職能如組織管理、進度管理、質量管理、合同管理、成本管理等,都要按照設計、建造、運營、維護的過程整體化來考慮。通過分析每個過程管理的特點和難點,提出有效的管理措施和方法,,與整個項目管理系統(tǒng)的各項工作有機的整合,創(chuàng)建科學、有效的采購管理體系。 本文擬通過理論論述和案例分析,圍繞全過程管理的建筑采購管理為中心,通過WBS項目結構分解方法、層次分析法、責任分配矩陣、關鍵路線法、費用效率分析法等具體的管理工具進行綜合研究和分析,發(fā)現(xiàn)案例中存在的主要問題,并展開分析查找原因,提出對策和建議,從而得出本文的成果和結論。
[Abstract]:With the improvement of people's living standard and the promotion of housing system reform, the customer's demand for housing quality is higher and higher. The high quality of house depends on the architectural design, building materials and construction standard. Procurement management as the first procedure of construction quality control, how to select contracting units and choose construction materials. Effective purchasing management is the key to the success of real estate projects and plays a leading role in promoting the standardization and standardization of real estate procurement. This paper uses the whole process management theory of project management to analyze and study the purchasing work of real estate development project, and try to break the traditional procurement management mode of engineering project. Every management function of procurement management such as organization management. Schedule management, quality management, contract management, cost management, etc., according to the design, construction, operation, maintenance of the overall process to consider. By analyzing the characteristics and difficulties of each process management. This paper puts forward effective management measures and methods, organically integrates with the whole project management system, and establishes a scientific and effective purchasing management system. In this paper, through theoretical discussion and case analysis, around the whole process of management of building procurement management as the center, through WBS project structure decomposition method, analytic hierarchy process, responsibility allocation matrix, key route method. Cost efficiency analysis and other specific management tools for comprehensive research and analysis, find out the main problems in the case, and analyze the reasons, put forward countermeasures and suggestions, so as to obtain the results and conclusions of this paper.
