【摘要】：以地鐵為代表的城市軌道交通一方面能高效服務(wù)沿線百姓出行,另一方面能實(shí)現(xiàn)城市用地的集約開發(fā),因此在國內(nèi)許多城市得到應(yīng)用和發(fā)展。然而軌道交通在為社會(huì)帶來諸多外部效益的同時(shí),其巨大的資金投入也成為當(dāng)?shù)卣媾R的難題。為保證城市軌道交通的可持續(xù)發(fā)展,各級(jí)政府、相關(guān)部門、地鐵公司也紛紛重視其商業(yè)資源開發(fā)。本文首先對(duì)香港、深圳、蒙特利爾等典型城市地鐵開發(fā)模式進(jìn)行分析,總結(jié)出地鐵商業(yè)資源開發(fā)的關(guān)鍵成功要素;其次,對(duì)福州地鐵商業(yè)資源開發(fā)進(jìn)行PEST適應(yīng)性分析,提出福州地鐵需要高效的商業(yè)模式。在此基礎(chǔ)上,提出"地鐵生態(tài)圈"模式,對(duì)其提出的理論基礎(chǔ)、內(nèi)涵、優(yōu)缺點(diǎn)及盈利模式進(jìn)行闡述;最后,以6號(hào)線為例,對(duì)福州"地鐵生態(tài)圈"商業(yè)資源概況及開發(fā)模式進(jìn)行探討。重點(diǎn)對(duì)福州"地鐵生態(tài)圈"的TOD模式、PPP模式及收益進(jìn)行分析。希望提升福州市地鐵商業(yè)資源開發(fā)能力,反哺地鐵投資方及運(yùn)營方,提升地鐵公司內(nèi)部盈利能力,實(shí)現(xiàn)城市軌道交通良性可持續(xù)性發(fā)展。
[Abstract]:Urban rail transit, represented by subway, can serve the people along the route efficiently on the one hand, and realize intensive development of urban land on the other hand, so it has been applied and developed in many cities in China. However, while the rail transit brings many external benefits to the society, its huge capital investment has also become a difficult problem for the local government. In order to ensure the sustainable development of urban rail transit, governments at all levels, relevant departments, subway companies have also attached importance to the development of their commercial resources. This paper first analyzes the subway development models of typical cities, such as Hong Kong, Shenzhen, Montreal and so on, and summarizes the key success factors of the development of commercial resources of metro. Secondly, the adaptability analysis of PEST to the development of commercial resources of Fuzhou subway is carried out. Put forward Fuzhou subway needs efficient business model. On this basis, the paper puts forward the model of "subway ecological circle", expounds its theoretical basis, connotation, advantages and disadvantages, and profit model. Finally, taking Line 6 as an example, This paper probes into the general situation and development mode of commercial resources in Fuzhou Metro Ecological Circle. This paper focuses on the analysis of TOD model and income of Fuzhou Metro Ecological Circle. It is hoped to promote the ability of commercial resources development of Fuzhou Metro, feed back the investors and operators of metro, enhance the profitability of metro company, and realize the sustainable development of urban rail transit.
