【摘要】：工業(yè)地產(chǎn)是以工業(yè)園區(qū)為載體,以工業(yè)樓宇、工業(yè)廠房、研發(fā)樓宇為主要開發(fā)對象,集投資、開發(fā)、經(jīng)營管理和服務(wù)等為一體的新型工業(yè)地產(chǎn)開發(fā)形式,在推動(dòng)園區(qū)產(chǎn)業(yè)發(fā)展、企業(yè)集聚能力、引進(jìn)先進(jìn)科學(xué)技術(shù)和土地集約化等方面發(fā)揮了積極作用。隨著國家對產(chǎn)業(yè)政策的升級轉(zhuǎn)變,我國正在從低技術(shù)含量、低附加值的加工組裝基地,向產(chǎn)品與技術(shù)檔次齊全、附加值和技術(shù)含量高的制造基地轉(zhuǎn)變,傳統(tǒng)的工業(yè)地產(chǎn)開發(fā)模式已經(jīng)難以適應(yīng)時(shí)代的需要。因此,構(gòu)建新型的工業(yè)地產(chǎn)開發(fā)模式,加強(qiáng)工業(yè)地產(chǎn)項(xiàng)目的投資分析評估,是防范投資風(fēng)險(xiǎn),確保合理開發(fā)的需要。論文針對岳麓工業(yè)地產(chǎn)投資項(xiàng)目案例,研究工業(yè)地產(chǎn)項(xiàng)目投資的方法與策略。首先通過對工業(yè)地產(chǎn)理論研究的背景及國內(nèi)外研究現(xiàn)狀進(jìn)行比較分析,闡述工業(yè)地產(chǎn)的相關(guān)理論;然后分析目前岳麓工業(yè)地產(chǎn)項(xiàng)目的投資環(huán)境,從經(jīng)濟(jì)社會(huì)、工業(yè)基礎(chǔ)以及園區(qū)競爭等方面對其發(fā)展進(jìn)行論證,明確項(xiàng)目的發(fā)展定位;再次,通過引用工業(yè)地產(chǎn)的投資相關(guān)理論和結(jié)合開發(fā)的實(shí)際情況,對岳麓工業(yè)地產(chǎn)項(xiàng)目進(jìn)行投資估算,開展財(cái)務(wù)評價(jià)和社會(huì)效益評估;最后制訂項(xiàng)目的實(shí)施計(jì)劃與風(fēng)險(xiǎn)防范措施。通過比較、分析、論證,文章最后得出了該項(xiàng)目切實(shí)可行的結(jié)論,項(xiàng)目的開發(fā)不但可以取得一定的經(jīng)濟(jì)效益,而且還有較好的社會(huì)效益。論文從經(jīng)濟(jì)學(xué)、管理學(xué)的理論高度對岳麓工業(yè)地產(chǎn)投資項(xiàng)目進(jìn)行理論解析、方法構(gòu)建,對完善和規(guī)范項(xiàng)目的資金運(yùn)作,促進(jìn)項(xiàng)目順利實(shí)施和風(fēng)險(xiǎn)防范以及其它工業(yè)地產(chǎn)投資具有指導(dǎo)意義和參考價(jià)值。
[Abstract]:Industrial real estate is a new type of industrial real estate development with industrial parks as the carrier, industrial buildings, industrial factories and R & D buildings as the main development objects, and integrating investment, development, management and service as one of the new forms of industrial real estate development to promote the industrial development of the park. Enterprise agglomeration ability, introduction of advanced science and technology and land intensification and other aspects played an active role. With the upgrading and transformation of the national industrial policy, China is changing from a processing and assembly base with low technology content and low added value to a manufacturing base with complete product and technology levels, high added value and high technology content. Traditional industrial real estate development model has been difficult to meet the needs of the times. Therefore, it is necessary to construct a new model of industrial real estate development and strengthen the investment analysis and evaluation of industrial real estate projects. Based on the case of Yuelu industrial real estate investment project, this paper studies the method and strategy of industrial real estate project investment. Firstly, through the comparative analysis of the background of the theoretical research on industrial real estate and the current research situation at home and abroad, this paper expounds the relevant theories of industrial real estate, and then analyzes the investment environment of Yuelu industrial real estate project from the economic and social point of view. Industrial basis and park competition to demonstrate its development, clear project development positioning; thirdly, through the introduction of industrial real estate investment theory and combined with the actual situation of development, Yuelu industrial real estate project investment estimate, Carry out financial evaluation and social benefit evaluation; finally draw up the project implementation plan and risk prevention measures. Through comparison, analysis and demonstration, the paper finally draws the feasible conclusion of the project, the development of the project can not only obtain certain economic benefits, but also have better social benefits. From the theory of economics and management, the thesis analyzes the investment project of Yuelu industrial real estate theoretically, constructs the method, and perfects and standardizes the capital operation of the project. To promote the smooth implementation of the project and risk prevention and other industrial real estate investment has guiding significance and reference value.
