重點醫(yī)院對周邊住宅價格影響的實證分析

【摘要】:文章以山東省立醫(yī)院為例,利用特征價格模型,對重點醫(yī)院與其周邊住宅小區(qū)價格之間的關系進行了研究。結果表明:在不考慮方位影響的前提下,住宅小區(qū)距重點醫(yī)院的距離與其價格之間并無顯著的相關關系。而考慮方位影響,在研究距離范圍以內東西方位和南北方位上,住宅小區(qū)到重點醫(yī)院的加權距離與其價格均呈現(xiàn)顯著的三次函數(shù)關系。在東西方位上,距重點醫(yī)院0.83km以內,隨距離的增加房價逐漸下降;在距重點醫(yī)院0.83km-2.35km范圍內,隨距離增加住宅價格逐漸上升;南北方位上,在距重點醫(yī)院1.03km以內,房價隨距離增加而降低;在距重點醫(yī)院1.03km-2.46km之間,房價隨距離增加而增加。
[Abstract]:The article takes the Shangdong Province-owned Hospital as an example and uses the characteristic price model to study the relationship between the price of the key hospital and its surrounding residential district. The results show that there is no significant correlation between the distance from the key hospital and the price of the key hospital without considering the influence of azimuth. There is a significant three function relationship between the weighted distance and the price of the residential district to the key hospital. In the East and the west, the price of house prices is decreasing gradually within 0.83km of the key hospital, with the increase of distance; in the range of 0.83km-2.35km from the key hospital, the housing price increases gradually with the distance. Rising in the north and south, within 1.03km from the key hospital, the price of house prices decreased with the distance, and between the key hospital 1.03km-2.46km, the house price increased with the distance.
