【摘要】：正所謂流通率是指每年交易的二手房數(shù)量與存量房總量的比率。無論從跨經(jīng)濟(jì)體角度,還是從一個(gè)經(jīng)濟(jì)體內(nèi)部不同城市之間,以及一個(gè)城市內(nèi)部不同區(qū)域之間,房屋流通率都存在明顯的差異。因?yàn)榱魍ǖ倪^程就是供給與需求之間的匹配,匹配的效率根本上決定了供求雙方的效用。首先,不同經(jīng)濟(jì)體之間的流通率有顯著差異。從國際范圍看,美國流通率的峰值為
