【摘要】：分城鎮(zhèn)與農(nóng)村兩個(gè)角度探討個(gè)體住房選擇。運(yùn)用房?jī)r(jià)收入比(PIR)分析河南省農(nóng)村不同收入階層建房能力以及農(nóng)村高收入階層在地級(jí)市的購(gòu)房能力,歸納農(nóng)村居民城鎮(zhèn)購(gòu)房遷居的動(dòng)因。分析河南省地級(jí)市住房?jī)r(jià)格梯隊(duì)結(jié)構(gòu),在上述基礎(chǔ)上,以個(gè)人行為作為研究的起點(diǎn),以農(nóng)村高收入階層城鎮(zhèn)購(gòu)房能力和意愿分析;小城鎮(zhèn)居民理性選擇分析來(lái)說(shuō)明優(yōu)勢(shì)資源流動(dòng)方向,最終達(dá)成宏觀的城鄉(xiāng)分化、城城分化為研究結(jié)論。城鄉(xiāng)、城城分化導(dǎo)致農(nóng)村空心化和大城市病,大、特大城市制定了嚴(yán)苛的入戶制度,遴選最優(yōu)資源,同時(shí)政府也有了公共資源、產(chǎn)品的均等化分配理念,這些也進(jìn)一步削減了遷居的邊際收益,增加了遷居的比較成本,減緩分化的趨勢(shì)。
[Abstract]:This paper discusses the choice of individual housing from the two angles of town and countryside. Based on the price-to-income ratio (PIR), this paper analyzes the building ability of different income strata in Henan province and the purchasing ability of rural high-income class in prefecture-level cities, and sums up the motivation for rural residents to purchase and move houses in cities and towns. This paper analyzes the structure of housing price echelon in prefecture-level cities in Henan Province. On the basis of above mentioned, the author takes individual behavior as the starting point of the research, and analyzes the ability and willingness to purchase houses in rural high-income cities and towns. The rational choice of small town residents to explain the direction of resource flow, and finally to achieve macro urban and rural differentiation, urban differentiation into the conclusion of the study. The division of urban and rural areas and cities led to the hollowing out of rural areas and the disease of big cities. Large and mega-cities formulated a strict system for entering households, selecting the best resources. At the same time, the government also had the concept of public resources and equal distribution of products. These also further reduce the marginal income, increase the comparative cost of relocation and slow down the trend of differentiation.
