【摘要】:土地資源是人類生存、生活和社會(huì)發(fā)展的物質(zhì)基礎(chǔ),建設(shè)用地作為土地資源的重要組成部分,是經(jīng)濟(jì)發(fā)展和城鎮(zhèn)擴(kuò)張的基石和載體。由于工業(yè)化的快速推進(jìn)、城市化進(jìn)程的加快,推動(dòng)經(jīng)濟(jì)快速增長(zhǎng)、社會(huì)不斷進(jìn)步,促使對(duì)土地資源的需求日益提升,加劇了土地的供需矛盾,因此,促進(jìn)建設(shè)用地的集約節(jié)約利用,推動(dòng)建設(shè)用地的理性擴(kuò)張日益緊迫。太倉(cāng)市位于長(zhǎng)江三角洲地區(qū),在區(qū)域發(fā)展的輻射作用下,經(jīng)濟(jì)發(fā)展迅速,城鎮(zhèn)化進(jìn)程迅猛,從而推動(dòng)建設(shè)用地不斷擴(kuò)張,然而,太倉(cāng)市建設(shè)用地以粗放利用為主,集約利用水平不高,建設(shè)用地的供需矛盾日益突出。本文根據(jù)國(guó)內(nèi)外研究成果,結(jié)合太倉(cāng)市的自然經(jīng)濟(jì)、社會(huì)發(fā)展、區(qū)位狀況和土地利用現(xiàn)狀,通過實(shí)證分析,研究太倉(cāng)市建設(shè)用地的時(shí)空變化,探究其驅(qū)動(dòng)機(jī)理,從而把握其變化規(guī)律,以期實(shí)現(xiàn)建設(shè)用地的理性增長(zhǎng)和優(yōu)化配置,遏制建設(shè)用地面積的盲目增長(zhǎng),從而既能推動(dòng)經(jīng)濟(jì)發(fā)展,又能實(shí)現(xiàn)建設(shè)用地的可持續(xù)利用。本文研究的主要內(nèi)容和結(jié)論包括以下幾個(gè)方面:(1)研究太倉(cāng)市建設(shè)用地動(dòng)態(tài)變化的時(shí)空特征,發(fā)現(xiàn)太倉(cāng)市建設(shè)用地?cái)U(kuò)張迅速,但節(jié)約利用利用水平低下;太倉(cāng)市建設(shè)用地結(jié)構(gòu)逐步優(yōu)化;太倉(cāng)市建設(shè)用地變化的空間差異明顯,以市區(qū)、新區(qū)和長(zhǎng)江沿岸擴(kuò)張最為明顯。(2)探究太倉(cāng)市建設(shè)用地變化的驅(qū)動(dòng)力機(jī)理,首先對(duì)影響太倉(cāng)市建設(shè)用地變化的各種驅(qū)動(dòng)因素進(jìn)行定性分析,構(gòu)建建設(shè)用地變化的驅(qū)動(dòng)因素體系,然后通過主成分分析方法,定量分析選取的人文驅(qū)動(dòng)因子,結(jié)果顯示經(jīng)濟(jì)的發(fā)展、交通條件的改善和人民生活水平的提高是建設(shè)用地變化的重要驅(qū)動(dòng)因素。(3)基于上述研究基礎(chǔ),從土地利用制度、土地利用規(guī)劃、經(jīng)濟(jì)發(fā)展、交通水平、建設(shè)用地的集約節(jié)約利用和建設(shè)用地的空間布局等方面,提出幾點(diǎn)有利于太倉(cāng)市建設(shè)用地理性擴(kuò)張、合理利用的政策建議。
[Abstract]:Land resources are the material basis of human survival, life and social development. As an important part of land resources, construction land is the cornerstone and carrier of economic development and urban expansion. The acceleration of urbanization promotes the rapid economic growth and social progress, and promotes the increasing demand for land resources, which exacerbates the contradiction between supply and demand of land. Therefore, it promotes the intensive and economical utilization of construction land. It is increasingly urgent to promote rational expansion of construction land. Taicang is located in the Yangtze River Delta region, under the radiation of regional development, the rapid economic development, rapid urbanization process, thus promoting the continuous expansion of construction land. However, the construction land in Taicang is mainly extensive utilization, the intensive use level is not high, and the contradiction between supply and demand of construction land is increasingly prominent. This paper combines the natural economic and social development of Taicang City with the domestic and foreign research results. Location and land use status, through empirical analysis, to study the space-time changes of construction land in Taicang, explore its driving mechanism, so as to grasp the law of change. In order to achieve rational growth and optimal allocation of construction land, curb the blind growth of construction land area, thus can promote economic development. The main contents and conclusions of this paper include the following aspects: 1) to study the space-time characteristics of the dynamic changes of construction land in Taicang. It is found that the construction land in Taicang City expands rapidly, but the level of economical utilization is low. The structure of construction land in Taicang City is gradually optimized; Taicang city construction land change spatial difference is obvious, in the urban area, the new area and the Yangtze River coastal expansion is the most obvious. 2) explore the driving force mechanism of Taicang construction land change. First of all, qualitative analysis of various driving factors affecting the change of construction land use in Taicang City, construction of the driving factor system of construction land change, and then through the principal component analysis method, quantitative analysis of the selected humanistic driving factors. The results show that the development of economy, the improvement of traffic conditions and the improvement of people's living standard are the important driving factors for the change of construction land. In the aspects of economic development, traffic level, intensive economical utilization of construction land and spatial distribution of construction land, several policy suggestions are put forward in favor of rational expansion and rational utilization of construction land in Taicang City.
