【摘要】：城市更新是當前研究的熱點之一，隨著時代的進步，城市更新已成為融合社會、經(jīng)濟、文化和物質(zhì)環(huán)境全面復(fù)興的城市公共政策，對城市未來的發(fā)展產(chǎn)生重要影響，，而廣州在改革開放之后，城市面貌發(fā)生翻天覆地的變化，尤其是亞運會的舉辦，為城市更新提供了新的契機，但縱觀廣州不斷變化的城市定位可以看出，服務(wù)業(yè)的經(jīng)濟地位其重要性日趨顯現(xiàn)，而在此過程中，城市更新如何影響服務(wù)業(yè)，及其產(chǎn)生的效應(yīng)均應(yīng)是政策制定者需考慮的問題，因此對其進行研究具有重要的現(xiàn)實意義。 本文首先對城市更新的概念進行了界定，總結(jié)了國內(nèi)外城市更新的實踐和理論發(fā)展，并對其進行述評，同時結(jié)合廣州的城市更新具體探討“有機更新”理論，可持續(xù)發(fā)展理論、產(chǎn)業(yè)結(jié)構(gòu)調(diào)整理論，城市土地級差地租理論，故該部分為本研究的進行奠定了理論基礎(chǔ)。 其次，論文深入探討城市更新背景下廣州服務(wù)業(yè)的發(fā)展變化，在把廣州的城市更新歷程進行梳理的基礎(chǔ)上，將廣州城市更新和服務(wù)業(yè)的關(guān)系進行了計量實證研究，同時剖析了隨著城市更新的進行，廣州服務(wù)業(yè)內(nèi)部結(jié)構(gòu)、空間布局和集聚特征的發(fā)展變化，并分別從產(chǎn)業(yè)角度和區(qū)域角度切入分析廣州城市更新對服務(wù)業(yè)的影響，主要以旅游業(yè)這一具體產(chǎn)業(yè)為例，深入探討了城市更新背景下旅游業(yè)的發(fā)展變化，同時著重對北岸文化碼頭這一受更新改造效果較明顯的區(qū)域進行研究。該部分內(nèi)容是本文的核心。 最后根據(jù)前文分析得出結(jié)論，并就當前廣州城市更新與服務(wù)業(yè)互動發(fā)展過程中出現(xiàn)的問題，提出相應(yīng)的政策建議，以為政策制定者提供參考。
[Abstract]:Urban renewal is one of the hotspots of current research. With the progress of the times, urban renewal has become a comprehensive urban public policy that integrates society, economy, culture and material environment, and has an important impact on the future development of the city. After the reform and opening up to the outside world, the urban landscape of Guangzhou has undergone earth-shaking changes, especially the hosting of the Asian Games, which provides a new opportunity for urban renewal. However, we can see from the changing urban positioning of Guangzhou. The economic status of service industry is becoming more and more important, and in the process, how urban renewal affects the service industry and its effects should be considered by policy makers, so it is of great practical significance to study it. This paper first defines the concept of urban renewal, summarizes the practice and theoretical development of urban renewal both at home and abroad, and reviews it. At the same time, it discusses the theory of "organic renewal" and the theory of sustainable development in combination with Guangzhou's urban renewal. Industrial structure adjustment theory, urban land rent theory, so this part of the study laid a theoretical foundation. Secondly, the paper deeply discusses the development and change of Guangzhou's service industry under the background of urban renewal. On the basis of combing the course of Guangzhou's urban renewal, this paper makes an econometric empirical study on the relationship between Guangzhou's urban renewal and service industry. At the same time, it analyzes the development and changes of the internal structure, spatial layout and agglomeration characteristics of Guangzhou's service industry with the development of urban renewal, and analyzes the impact of Guangzhou's urban renewal on the service industry from the perspective of industry and region, respectively. Taking the tourism industry as an example, this paper probes into the development and change of tourism under the background of urban renewal, and focuses on the study of the North Coast Cultural Wharf, a region where the effect of renewal and transformation is obvious. This part is the core of this paper. Finally, based on the above analysis, the author draws a conclusion, and puts forward the corresponding policy suggestions on the problems in the process of the interactive development of Guangzhou city renewal and service industry, in order to provide reference for the policy makers.
