基于MLS的規(guī)范的房地產(chǎn)經(jīng)紀(jì)服務(wù)業(yè)研究

【摘要】:近年來(lái),,作為房地產(chǎn)行業(yè)產(chǎn)業(yè)鏈中不可或缺的一個(gè)重要環(huán)節(jié)——房地產(chǎn)經(jīng)紀(jì)服務(wù)業(yè)迅速發(fā)展。然而發(fā)展過快的同時(shí),行業(yè)中也暴露出很多問題,服務(wù)操作的不規(guī)范、信息共享平臺(tái)的缺乏、經(jīng)紀(jì)人因惡性競(jìng)爭(zhēng)而出現(xiàn)的各種敗德行為、監(jiān)督懲罰機(jī)制的缺乏等,極其嚴(yán)重?fù)p害了消費(fèi)者的利益。所以,如何對(duì)房地產(chǎn)經(jīng)紀(jì)服務(wù)市場(chǎng)進(jìn)行規(guī)范和整合是個(gè)亟待解決的問題,對(duì)促進(jìn)房地產(chǎn)整個(gè)行業(yè)的發(fā)展也具有極其重要的價(jià)值。 本文在分析了我國(guó)房地產(chǎn)經(jīng)紀(jì)服務(wù)業(yè)的發(fā)展現(xiàn)狀和出現(xiàn)的問題之后,通過建立博弈模型,分析了現(xiàn)行模式下房地產(chǎn)經(jīng)紀(jì)服務(wù)業(yè)經(jīng)紀(jì)人在執(zhí)業(yè)過程中發(fā)生敗德行為的原因。同時(shí)在閱讀了文獻(xiàn)資料和研究了歐美發(fā)達(dá)國(guó)家MLS行業(yè)準(zhǔn)則的基礎(chǔ)上,本文也對(duì)MLS模式下經(jīng)紀(jì)人的敗德行為和委托人的監(jiān)督行為進(jìn)行了探討,分析得出MLS模式在傭金、監(jiān)管機(jī)制、懲罰措施和執(zhí)行力度、經(jīng)紀(jì)人職業(yè)道德素質(zhì)的培養(yǎng)等方面,都比現(xiàn)行模式存在很多優(yōu)勢(shì),對(duì)緩和市場(chǎng)的惡性競(jìng)爭(zhēng)、引導(dǎo)行業(yè)健康穩(wěn)定的發(fā)展起到了重要作用。 另外,本文通過借鑒房地產(chǎn)發(fā)達(dá)國(guó)家的成功經(jīng)驗(yàn),從運(yùn)行模式、交易流程、經(jīng)紀(jì)人資格、經(jīng)紀(jì)人信用檔案以及營(yíng)業(yè)保證金等方面出發(fā),提出了建立和完善MLS系統(tǒng)的思路,以期為客戶、經(jīng)紀(jì)人和經(jīng)紀(jì)服務(wù)機(jī)構(gòu)提供公開透明的房屋信息共享平臺(tái)。
[Abstract]:In recent years, as an indispensable link in the real estate industry chain, the real estate brokerage service industry has developed rapidly. However, at the same time, many problems have been exposed in the industry, such as the non-standard service operation, the lack of information sharing platform, the bad behavior of brokers due to vicious competition, the lack of supervision and punishment mechanism, etc. It is extremely damaging to the interests of consumers. Therefore, how to standardize and integrate the real estate brokerage service market is an urgent problem to be solved, and also has an extremely important value to promote the development of the whole real estate industry. After analyzing the current situation and problems of the real estate brokerage service industry in China, this paper establishes a game model to analyze the reasons of the failure of the real estate broker service industry in the course of practice. At the same time, on the basis of reading the literature and studying the MLS industry standard of the developed countries in Europe and America, this paper also discusses the broker's moral behavior and the client's supervision behavior under the MLS mode, and concludes that the MLS model is in commission and supervision mechanism. There are many advantages in punishment measures and enforcement measures, training of professional ethics quality of brokers, and so on, which play an important role in easing the vicious competition in the market and guiding the healthy and stable development of the industry. In addition, based on the successful experience of developed real estate countries, this paper puts forward the idea of establishing and perfecting MLS system from the aspects of operation mode, trading process, broker qualification, broker credit file and business margin. To provide customers, brokers and brokerage services to provide open and transparent housing information sharing platform.
