【摘要】：以北京和臺(tái)北為例,從Airbnb收集數(shù)據(jù)并采用內(nèi)容分析法,比較兩地民宿業(yè)房源、房東、周邊環(huán)境和游客心情等差距,構(gòu)建對(duì)比圖,發(fā)現(xiàn)京臺(tái)民宿在位置選擇、空間營(yíng)造、房東特征、品牌管理和游客忠誠(chéng)方面皆存在差距。建議北京民宿:1選址從交通便捷性向綜合便捷性過(guò)渡;2注重"宿"之根基,從干凈、便捷和舒適多角度提升房源質(zhì)量;3吸引更多熱愛(ài)民宿、有專(zhuān)業(yè)知識(shí)的房東,做有生命的民宿;4講好民宿故事,展現(xiàn)尋常之外的別樣生活方式;5適度降價(jià),以收益管理拓展盈利空間。此外,民宿良性發(fā)展需以城市大環(huán)境建設(shè)為依托,進(jìn)一步提升需以土地政策創(chuàng)新為保障。
[Abstract]:Take Beijing and Taipei as an example, collect data from Airbnb and use content analysis method to compare the differences in the sources of housing, landlords, surrounding environment and tourists' mood between the two places, construct a comparative map, and find that Beijing and Taiwan residential houses are in the choice of location and the space is built. There are gaps in landlord characteristics, brand management and tourist loyalty. It is suggested that Beijing Minghu 1 should make the transition from traffic convenience to comprehensive convenience. Convenient and comfortable multiple angles to improve the quality of housing to attract more people who love housing, have professional knowledge of landlords, do a good story of living homes, show an unusual alternative way of life and moderate price reduction. 4... In addition, the benign development of housing should be based on the construction of urban environment, and the further promotion should be guaranteed by the innovation of land policy.
