杭州A酒店升星改造項目可行性研究

【摘要】:近年來,隨著杭州市酒店業(yè)競爭的日趨激烈,A酒店在接待能力、接待水平、顧客口碑、平均房價、客房出租率、營業(yè)總收入等核心數(shù)據(jù)始終處于同類酒店的中下游水平。這些競爭劣勢集中體現(xiàn)在硬件設施設備的老化、高水準接待能力欠缺和服務專業(yè)化水平不足等方面。因此,為了繼續(xù)立足于杭州酒店之林,調(diào)整酒店定位、提升軟硬件水平,向更高星級轉(zhuǎn)型是A酒店應對未來杭州酒店市場激烈競爭的必然舉措。 本文首先闡述了項目研究的背景和意義、國內(nèi)外研究的現(xiàn)狀,提出項目研究的思路和框架,以及采用的方法和工具;接著,介紹A酒店升星改造項目的背景和實施的必要性;接著在酒店升星改造項目的SWOT分析基礎上,本文進一步論證與設計了A酒店項目投資戰(zhàn)略,包括酒店的市場定位、發(fā)展目標及戰(zhàn)略選擇;制定了酒店升星改造方案,明確了硬件設施的功能布局與項目內(nèi)容,提出了設備設施及經(jīng)營管理的整改建議。同時,通過改造投資估算和項目經(jīng)營預測,論證了酒店升五星改造項目的經(jīng)濟可行性。綜上,本文得出研究結(jié)論——A酒店的升星改造項目是必要和可行的。
[Abstract]:In recent years, with the increasingly fierce competition in the hotel industry of Hangzhou City, Hotel A is in the reception capacity, reception level, customer reputation, average house price, room rental rate, Core data such as gross operating income are always at the middle and lower reaches of similar hotels. These competitive disadvantages are mainly reflected in the aging of hardware facilities, lack of reception capacity of high standard and insufficient level of service specialization. In order to continue to base on Hangzhou hotel forest, adjust hotel positioning, improve the level of software and hardware, and transform to higher star level is the inevitable measure for hotel A to deal with the fierce competition of Hangzhou hotel market in the future. In this paper, the background and significance of the project research, the status quo of the research at home and abroad, the train of thought and framework of the project research, the methods and tools adopted, and the background and the necessity of implementation of the project are introduced in this paper. Then on the basis of SWOT analysis of hotel star upgrading project, this paper further demonstrates and designs a hotel project investment strategy, including the hotel market positioning, development goals and strategic choice, and formulate the hotel star upgrading plan. The functional layout and project contents of hardware facilities are clarified, and suggestions for rectification of equipment, facilities and operation and management are put forward. At the same time, the economic feasibility of the project is proved through investment estimation and project management prediction. In this paper, the conclusion of the study-A hotel upgrade project is necessary and feasible.
