【摘要】：近些年來,隨著房地產(chǎn)行業(yè)的火爆現(xiàn)狀,房產(chǎn)交易管理業(yè)務(wù)也向著計(jì)算機(jī)化、信息化、網(wǎng)絡(luò)化方向發(fā)展,但是目前河南省文化產(chǎn)業(yè)投資公司房產(chǎn)交易管理業(yè)務(wù)的各個(gè)環(huán)節(jié),如定單管理、合同管理、房源查詢、房源查詢等各項(xiàng)工作的管理仍然采用的是紙質(zhì)文件的形式,隨著購房人數(shù)的增多,公司需要處理的業(yè)務(wù)量也大大增加,如果仍然沿用之前的管理方式,勢必會造成資源的嚴(yán)重浪費(fèi),所以需要設(shè)計(jì)與實(shí)現(xiàn)河南省文化產(chǎn)業(yè)投資公司房產(chǎn)交易管理系統(tǒng)。河南省文化產(chǎn)業(yè)投資公司房產(chǎn)交易管理系統(tǒng)的設(shè)計(jì)與實(shí)現(xiàn)過程中主要始終利用面向?qū)ο蟮姆治雠c設(shè)計(jì)思想完成房產(chǎn)交易業(yè)務(wù)的分析,面向?qū)ο蟮脑O(shè)計(jì)了系統(tǒng)的各個(gè)房產(chǎn)交易功能。技術(shù)上,房產(chǎn)交易管理系統(tǒng)通過使用J2EE平臺、采用Struts+Hibernate+Spring框架完成系統(tǒng)的多層架構(gòu)設(shè)計(jì),最終完成了房產(chǎn)交易相關(guān)數(shù)據(jù)和視圖的分離,技術(shù)上將房產(chǎn)交易管理系統(tǒng)打造成易用性、維護(hù)性強(qiáng)、擴(kuò)展方便的系統(tǒng)。本系統(tǒng)實(shí)現(xiàn)了對房產(chǎn)交易過程中一系列業(yè)務(wù)的集中辦理,具體實(shí)現(xiàn)了房源查詢、預(yù)約排號、選房確認(rèn)、定單管理、合同管理、銷售日志、變更審批、銷售分析、客戶自助查詢、網(wǎng)上備案等功能。為了有效的實(shí)現(xiàn)用戶對系統(tǒng)的功能需求,還對這些主要功能進(jìn)行了細(xì)化,例如,房源查詢功能滿足了用戶的銷控表顯示、平面圖顯示、意向查詢、鎖定查詢、多棟樓顯示、顯示內(nèi)容設(shè)置、打印銷控表、打印置業(yè)計(jì)劃書等功能；預(yù)約排號功能滿足了用戶系統(tǒng)應(yīng)用流程介紹、新增預(yù)約單、驗(yàn)證預(yù)收款、預(yù)約變更、作廢預(yù)約單等功能；定單管理功能實(shí)現(xiàn)了小訂／認(rèn)購房、預(yù)留房、生成付款詳情、打印協(xié)議、資料審核、業(yè)務(wù)變更、申請入會、贈送積分、權(quán)益人、作廢定單、批量發(fā)送短信等功能。系統(tǒng)投入運(yùn)行之后,能夠幫助購房客戶更好的實(shí)現(xiàn)房源信息的查詢操作,方便銷售人員對銷售信息的分析以及銷售日志的記錄,從本質(zhì)上解決房產(chǎn)交易管理工作中的諸多問題,從而幫助河南省文化產(chǎn)業(yè)投資公司最大程度的獲取利潤。
[Abstract]:In recent years, with the hot situation of the real estate industry, the real estate transaction management business is also developing in the direction of computerization, informatization and networking. However, at present, the management of the real estate transaction management business of Henan Culture Industry Investment Company, such as order management, contract management, housing source inquiry and so on, is still in the form of paper documents. With the increase of the number of people buying houses, The business volume that the company needs to deal with is also greatly increased, if the previous management mode is still used, it is bound to cause serious waste of resources, so it is necessary to design and implement the real estate transaction management system of Henan Cultural Industry Investment Company. In the process of designing and implementing the real estate transaction management system of Henan Culture Industry Investment Company, the object-oriented analysis and design idea is always used to complete the analysis of real estate transaction business, and the object-oriented design of each real estate transaction function of the system. Technically, the real estate transaction management system completes the multi-tier architecture design of the system by using J2EE platform and Struts Hibernate Spring framework, and finally completes the separation of real estate transaction related data and views. Technically, the real estate transaction management system is built into a system of ease of use, strong maintenance and convenient expansion. The system realizes a series of business centralized management in the process of real estate transaction, and realizes the functions of house source inquiry, reservation number arrangement, house selection confirmation, order management, contract management, sales log, change examination and approval, sales analysis, customer self-help query, online filing and so on. In order to effectively realize the functional requirements of the system, these main functions are also refined. For example, the housing source query function meets the functions of the user's sales control table display, plan display, intention query, locking query, multi-building display, display content setting, printing pin control table, printing home purchase plan and so on. The reservation typesetting function meets the functions of user system application flow introduction, new reservation order, verification of advance payment, reservation change, invalidation reservation order management function, small reservation / subscription room, reservation room, generating payment details, printing agreement, data audit, business change, application for membership, giving points, rights holder, invalidation order, batch sending short message and so on. The function of order management realizes the functions of small reservation / subscription room, reservation room, generating payment details, printing agreement, data audit, business change, application for membership, giving points, rights and interests, making invalid order, sending short message in batches, etc. After the system is put into operation, it can help the buyers to better realize the query operation of the housing source information, facilitate the analysis of the sales information and the recording of the sales log, solve many problems in the real estate transaction management in essence, and thus help the cultural industry investment company of Henan Province to obtain the maximum profit.
