房地產(chǎn)去庫存化需要土地供給立法的修改

【摘要】:房地產(chǎn)高庫存的原因在于地價上漲帶動的高房價。我國土地供給立法單純強(qiáng)調(diào)保護(hù)耕地,形成了地價和房價交替上漲的預(yù)期,房價超越了市場的支付能力。擴(kuò)大住房消費與保護(hù)耕地同樣是政府土地供給政策的的立足點。穩(wěn)定我國的房地產(chǎn)市場需要對土地供給立法進(jìn)行修改,形成地價與房價穩(wěn)定的預(yù)期。
[Abstract]:The reason for the high inventory of real estate is the high house price driven by the rise of land price. The legislation of land supply in our country simply emphasizes the protection of cultivated land, which forms the expectation that land price and house price will rise alternately, and the house price exceeds the ability of the market to pay. Expanding housing consumption and protecting cultivated land are also the foothold of government land supply policy. To stabilize the real estate market of our country, we need to revise the land supply legislation to form the expectation of the stability of land price and house price.
