【摘要】：近年來隨著中國(guó)房地產(chǎn)行業(yè)的發(fā)展,房地產(chǎn)銷售信息化也逐漸被各個(gè)房地產(chǎn)銷售商所重視。在房地產(chǎn)銷售過程中,需要針對(duì)不同的項(xiàng)目、樓盤、樓棟,以及銷售過程中的不同的銷售情形進(jìn)行相應(yīng)的服務(wù),完成對(duì)銷售對(duì)象基本信息的管理以及系統(tǒng)的維護(hù),同時(shí)為決策層快速準(zhǔn)確的提供整個(gè)公司的房產(chǎn)銷售情況的統(tǒng)計(jì),以作為其決策的參考依據(jù)。本系統(tǒng)主要是為了填補(bǔ)國(guó)內(nèi)中小房地產(chǎn)公司的銷售管理軟件這塊市場(chǎng)空白。因?yàn)楝F(xiàn)在一般都是大公司才使用銷售管理軟件,但軟件功能多重視財(cái)務(wù)管理、后臺(tái)銷售數(shù)據(jù),且費(fèi)用昂貴,對(duì)于迫切需要規(guī)范、監(jiān)督銷售執(zhí)行環(huán)節(jié)的中小公司來說,本系統(tǒng)的研發(fā),將及時(shí)的滿足他們的需要,因此,本系統(tǒng)將為中小公司在規(guī)范銷售標(biāo)準(zhǔn)、提升銷售效率、杜絕人為操作失誤所帶來的經(jīng)濟(jì)與品牌雙重?fù)p失發(fā)揮核心關(guān)鍵作用。這也是研發(fā)本系統(tǒng)的主要?jiǎng)?chuàng)新點(diǎn)。結(jié)合當(dāng)前國(guó)內(nèi)中小房地產(chǎn)企業(yè)面臨的普遍問題,再根據(jù)陜西新聯(lián)行房地產(chǎn)公司的實(shí)際情況。本文在對(duì)房地產(chǎn)銷售管理系統(tǒng)的業(yè)務(wù)需求分析基礎(chǔ)之上,使用C#語(yǔ)言進(jìn)行編寫,采用客戶機(jī)/服務(wù)器(C/S)模式,以SQLServer2005數(shù)據(jù)庫(kù)作為后臺(tái)數(shù)據(jù)支持,以統(tǒng)一建模語(yǔ)言UML來進(jìn)行軟件架構(gòu)分析和建模。 本系統(tǒng)包括九個(gè)模塊,分別是用戶及權(quán)限管理、員工管理、客戶信息管理、房產(chǎn)信息管理、銷售管理、售后管理、財(cái)務(wù)管理、匯總統(tǒng)計(jì)以及幫助。本文重點(diǎn)闡述了房產(chǎn)信息管理、銷售管理、匯總統(tǒng)計(jì)等模塊的設(shè)計(jì)和實(shí)現(xiàn)。對(duì)這些模塊的功能以及所涉及到的數(shù)據(jù)庫(kù)進(jìn)行了詳細(xì)的討論和設(shè)計(jì),最后對(duì)其功能進(jìn)行了全面的測(cè)試,使其達(dá)到規(guī)定的指標(biāo)。本系統(tǒng)具有良好的人機(jī)交互,界面簡(jiǎn)潔大方,操作方便。對(duì)于中小房地產(chǎn)企業(yè)的發(fā)展必將起到促進(jìn)作用。
[Abstract]:In recent years, with the development of China's real estate industry, real estate sales information has gradually been attached importance to by various real estate vendors. In the process of real estate sales, it is necessary to provide corresponding services to different projects, buildings, and different sales situations in the sales process, to complete the management of the basic information of the sales objects and the maintenance of the system. At the same time for the decision-making level to provide the real estate sales statistics of the whole company quickly and accurately, as a reference for its decision-making. This system is mainly to fill the domestic small and medium-sized real estate company's sales management software this market blank. Because now the sales management software is generally used by large companies, but the software functions attach more importance to financial management, backstage sales data, and high costs, for small and medium-sized companies that urgently need to regulate and supervise the sales execution link, to the small and medium-sized companies that are in urgent need of regulation, The research and development of this system will meet their needs in time. Therefore, the system will play a key role in standardizing sales standards, promoting sales efficiency and eliminating the double economic and brand losses caused by human error. This is also the main innovation in the development of the system. Combined with the current domestic small and medium-sized real estate enterprises are faced with common problems, and then according to the actual situation of Shaanxi XinlianBank real estate company. Based on the analysis of the business requirements of the real estate sales management system, this paper uses C # language to write it, adopts the client / Server (C / S) mode, and uses SQLServer2005 database as the backstage data support. The unified modeling language UML is used to analyze and model the software architecture. The system consists of nine modules: user and authority management, employee management, customer information management, real estate information management, sales management, after-sale management, financial management, summary statistics and help. This paper focuses on the design and implementation of real estate information management, sales management, summary statistics and other modules. The functions of these modules and the database involved are discussed and designed in detail. Finally, the functions of these modules are tested in an all-round way, so that they can reach the prescribed targets. This system has the good human-computer interaction, the interface is simple and generous, the operation is convenient. For the development of small and medium-sized real estate enterprises will play a role in promoting.
