【摘要】:本論文是通過(guò)對(duì)戰(zhàn)略管理理論的學(xué)習(xí)與研究,運(yùn)用戰(zhàn)略管理理論和研究方法對(duì)以金融街惠州置業(yè)有限公司(以下簡(jiǎn)稱(chēng)惠州公司)為例對(duì)房地產(chǎn)開(kāi)發(fā)企業(yè)戰(zhàn)略管理進(jìn)行規(guī)劃研究。通過(guò)對(duì)惠州公司所處的環(huán)境采用戰(zhàn)略管理理論中的分析模型結(jié)合惠州公司的實(shí)際情況進(jìn)行分析研究,從而得出惠州公司應(yīng)采取的戰(zhàn)略,為企業(yè)能夠長(zhǎng)期穩(wěn)健的發(fā)展,在競(jìng)爭(zhēng)中處于優(yōu)勢(shì)地位。 本論文共六章。第一章引言、第二章戰(zhàn)略管理的基本理論和方法、第三章惠州公司戰(zhàn)略分析、第四章惠州公司戰(zhàn)略決策、第五章惠州公司戰(zhàn)略實(shí)施、第六章結(jié)論。 本論文研究的理論主線是第一章先提出問(wèn)題,即研究的背景、目的和意義;第二章概述戰(zhàn)略管理的基本理論和方法,第三章對(duì)惠州公司進(jìn)行戰(zhàn)略分析并得出相關(guān)結(jié)論,第四章介紹惠州公司戰(zhàn)略決策并得出惠州公司應(yīng)采取的戰(zhàn)略,第五章介紹惠州公司的戰(zhàn)略實(shí)施,提出為有效實(shí)施選定的戰(zhàn)略而采取的控制措施,第六章階段研究的結(jié)論和研究局限。本論文的遞進(jìn)關(guān)系是提出問(wèn)題、理論概述、惠州公司戰(zhàn)略分析、戰(zhàn)略決策、戰(zhàn)略實(shí)施,最后得出研究結(jié)論。全文采用了戰(zhàn)略管理的理論與研究方法。 本論文的重點(diǎn)是利用戰(zhàn)略管理的理論和方法,結(jié)合惠州公司的實(shí)際情況推導(dǎo)出惠州公司應(yīng)采取的戰(zhàn)略,要點(diǎn)和新意是戰(zhàn)略環(huán)境分析中對(duì)競(jìng)爭(zhēng)對(duì)手的分析。 本論文的主要研究成果是(1)通過(guò)競(jìng)爭(zhēng)態(tài)勢(shì)矩陣分析,得出惠州公司的競(jìng)爭(zhēng)態(tài)勢(shì)處于一般狀態(tài);(2)通過(guò)對(duì)惠州公司的分析得出惠州公司的關(guān)鍵成功要素是降低開(kāi)發(fā)成本、調(diào)整營(yíng)銷(xiāo)策略和調(diào)整報(bào)建策略;(3)通過(guò)SWOT矩陣分析得出惠州公司處于劣勢(shì)和受到周邊競(jìng)爭(zhēng)對(duì)手的威脅;(4)通過(guò)戰(zhàn)略規(guī)劃模式分析得出惠州公司應(yīng)采取防御型戰(zhàn)略;(5)通過(guò)競(jìng)爭(zhēng)戰(zhàn)略選擇和分析得出在惠州公司防御型戰(zhàn)略中的競(jìng)爭(zhēng)戰(zhàn)略方式采取差異化戰(zhàn)略方式,競(jìng)爭(zhēng)產(chǎn)品采用差異化戰(zhàn)略中的高值戰(zhàn)略途徑和高值高價(jià)戰(zhàn)略途徑;(6)通過(guò)公司戰(zhàn)略選擇和分析得出惠州公司防御型戰(zhàn)略中的公司戰(zhàn)略采用多元化戰(zhàn)略方式。這些研究成果能夠解決解決惠州公司企業(yè)戰(zhàn)略管理的實(shí)際問(wèn)題;為控股公司其他區(qū)域子公司起到一定的借鑒作用;給片區(qū)內(nèi)或其他片區(qū)房地產(chǎn)開(kāi)發(fā)企業(yè)起到一定的借鑒作用。 本人對(duì)房地產(chǎn)開(kāi)發(fā)企業(yè)戰(zhàn)略管理規(guī)劃研究還很淺薄,論文仍存在不足之處,如部分問(wèn)題研究尚不深入;實(shí)證分析不足等。今后將在學(xué)習(xí)和工作實(shí)踐中加強(qiáng)房地產(chǎn)開(kāi)發(fā)企業(yè)戰(zhàn)略管理理論的學(xué)習(xí)與研究,結(jié)合企業(yè)的實(shí)際情況,采用戰(zhàn)略管理理論和方法進(jìn)行更深入的研究與實(shí)踐。
[Abstract]:Through the study and research of strategic management theory, this paper uses strategic management theory and research method to plan and study the strategic management of real estate development enterprise, taking Financial Street Huizhou Real Estate Co., Ltd. (hereinafter referred to as Huizhou Company) as an example. Based on the analysis model of the strategic management theory in the environment of Huizhou Company and the actual situation of Huizhou Company, the strategy that Huizhou Company should adopt is obtained for the long-term stable development of the enterprise. Be in a superior position in competition. This thesis consists of six chapters. The first chapter is introduction, the second chapter is the basic theory and method of strategic management, the third chapter is Huizhou company strategic analysis, the fourth chapter Huizhou company strategic decision-making, the fifth chapter Huizhou company strategic implementation, the sixth chapter conclusion. The theoretical thread of this paper is that the first chapter puts forward the question, namely, the background, the purpose and the significance of the research; The second chapter summarizes the basic theories and methods of strategic management, the third chapter carries on the strategic analysis to Huizhou company and draws the related conclusion, the fourth chapter introduces Huizhou company's strategic decision-making and draws the strategy that Huizhou company should adopt. The fifth chapter introduces the strategy implementation of Huizhou Company, puts forward the control measures for the effective implementation of the selected strategy, and the conclusions and limitations of the sixth stage of the study. The progressive relationship of this paper is to put forward questions, theoretical overview, Huizhou company strategic analysis, strategic decision-making, strategic implementation, and finally draw a research conclusion. The thesis adopts the theory and research method of strategic management. The emphasis of this paper is to use the theory and method of strategic management, combined with the actual situation of Huizhou Company, to deduce the strategy that Huizhou Company should adopt, the main point and new meaning is the analysis of competitors in the analysis of strategic environment. The main research results of this paper are as follows: (1) through the analysis of competition situation matrix, it is concluded that the competition situation of Huizhou Company is in a general state; (2) through the analysis of Huizhou Company, it is concluded that the key success factor of Huizhou Company is to reduce the development cost, adjust the marketing strategy and adjust the construction strategy; (3) through the analysis of SWOT matrix, Huizhou Company is at a disadvantage and is threatened by its peripheral competitors; (4) through the analysis of strategic planning model, Huizhou Company should adopt defensive strategy; (5) through the selection and analysis of the competitive strategy, it is concluded that the competitive strategy mode in the defensive strategy of Huizhou Company adopts the differentiation strategy mode, and the competitive products adopt the high value strategy way and the high value and high price strategy way in the differentiation strategy; (6) through the selection and analysis of the company strategy, it is concluded that the company strategy in the defensive strategy of Huizhou Company adopts the diversification strategy. These research results can solve the practical problems of the strategic management of Huizhou Company, play a certain reference role for the other regional subsidiaries of the holding company, and play a certain reference role for the real estate development enterprises in the area or other areas. My research on strategic management planning of real estate development enterprises is still very shallow, there are still some deficiencies in the thesis, such as some problems are not in-depth research, empirical analysis is insufficient, and so on. In the future, the study and research of strategic management theory of real estate development enterprises will be strengthened in the study and working practice, and more in-depth research and practice will be carried out by using the theory and method of strategic management combined with the actual situation of the enterprise.
