VinGroup集團(tuán)應(yīng)對(duì)越南房地產(chǎn)市場(chǎng)泡沫的措施研究

【摘要】:隨著越國(guó)房地產(chǎn)業(yè)的不斷發(fā)展,近幾年來(lái)各類(lèi)房?jī)r(jià)格持續(xù)上漲、房地產(chǎn)企業(yè)投機(jī)行為頻繁、房地產(chǎn)市場(chǎng)供求不合理、地下交易盛行等問(wèn)題日漸增多,國(guó)家也不斷出臺(tái)各類(lèi)政策調(diào)控房地產(chǎn)市場(chǎng),但效果并不是很明顯。同時(shí),關(guān)于本國(guó)是否存在房地產(chǎn)泡沫的問(wèn)題也一直是越南業(yè)內(nèi)人士和專(zhuān)家學(xué)者爭(zhēng)論的焦點(diǎn)。 本文以企業(yè)的角度,在相關(guān)性結(jié)論基礎(chǔ)上,歸納了房地產(chǎn)泡沫的類(lèi)型,分析了當(dāng)前越南房地產(chǎn)市場(chǎng)泡沫現(xiàn)狀,對(duì)越南房地產(chǎn)泡沫做了客觀評(píng)價(jià),得出越南房地產(chǎn)市場(chǎng)存在泡沫的結(jié)論。接下來(lái)文章對(duì)越南VinGroup集團(tuán)進(jìn)行SWOT分析,正確看待VinGroup集團(tuán)的優(yōu)勢(shì)和劣勢(shì)、機(jī)會(huì)和威脅,進(jìn)一步研究VinGroup集團(tuán)應(yīng)對(duì)越南房地產(chǎn)市場(chǎng)泡沫的具體措施和對(duì)策。 措施和對(duì)策分析主要從這幾個(gè)方面展開(kāi):VinGroup集團(tuán)在思想上的武裝。VinGroup集團(tuán)管理層不定期召開(kāi)對(duì)越南房地產(chǎn)市場(chǎng)的評(píng)估會(huì)議,并強(qiáng)調(diào)越南房地產(chǎn)泡沫對(duì)VinGroup集團(tuán)及國(guó)內(nèi)其他房地產(chǎn)企業(yè)的危害。要求做好應(yīng)對(duì)房地產(chǎn)泡沫的準(zhǔn)備;VinGroup集團(tuán)對(duì)越南政府提出的政策性的建議。VinGroup集團(tuán)憑借企業(yè)實(shí)力,深入各種社會(huì)調(diào)查,收集各類(lèi)有關(guān)房地產(chǎn)泡沫測(cè)度的指標(biāo),針對(duì)市場(chǎng)上的某些問(wèn)題,向政府提交調(diào)整政策議案;根據(jù)市場(chǎng)反饋,調(diào)整房產(chǎn)類(lèi)型,以企業(yè)的最大能力調(diào)整越南房地產(chǎn)供需結(jié)構(gòu);VinGroup集團(tuán)采取積極的措施,配合越南政府,抑制房地產(chǎn)市場(chǎng)的投機(jī)行為;VinGroup集團(tuán)通過(guò)各種宣傳、活動(dòng)、回報(bào)客戶等方法,為營(yíng)造越南房地產(chǎn)良好的消費(fèi)環(huán)境而努力;建立房地產(chǎn)泡沫預(yù)警體系,有備無(wú)患,實(shí)時(shí)掌握越南房地產(chǎn)業(yè)的整個(gè)動(dòng)態(tài);VinGroup集團(tuán)發(fā)展多種產(chǎn)業(yè)經(jīng)營(yíng),以雄厚的現(xiàn)金實(shí)力抗衡越南房地產(chǎn)泡沫。最后,對(duì)本文的研究工作進(jìn)行總結(jié)。
[Abstract]:With the development of the real estate of the more and more countries, in recent years, various kinds of housing prices have continued to rise, the real estate enterprises' speculative behavior is frequent, the supply and demand of the real estate market are not reasonable, the prevalence of the underground transactions is increasing, and the state has continuously introduced various policies to regulate the real estate market, But the effect is not obvious. At the same time, the question of whether or not there is a real estate bubble in the country has been the focus of the debate between the industry of the Vietnamese and the experts and scholars. On the basis of the correlation conclusion, this paper summarizes the types of real estate bubble, analyzes the current situation of real estate bubble in Vietnam, and makes an objective evaluation of the real estate bubble in Vietnam, and draws a conclusion that there is a bubble in the real estate market of Vietnam. On the basis of the SWOT analysis of VinGroup Group in Vietnam, the paper puts forward the advantages and disadvantages, opportunities and threats of VinGroup Group, and further studies the concrete measures and countermeasures of VinGroup Group to deal with the bubble of the real estate market in Vietnam. The analysis of measures and countermeasures is mainly from these aspects: the VinGroup Group is ideologically The armed.
