VinGroup集團應對越南房地產(chǎn)市場泡沫的措施研究

【摘要】:隨著越國房地產(chǎn)業(yè)的不斷發(fā)展,近幾年來各類房價格持續(xù)上漲、房地產(chǎn)企業(yè)投機行為頻繁、房地產(chǎn)市場供求不合理、地下交易盛行等問題日漸增多,國家也不斷出臺各類政策調(diào)控房地產(chǎn)市場,但效果并不是很明顯。同時,關于本國是否存在房地產(chǎn)泡沫的問題也一直是越南業(yè)內(nèi)人士和專家學者爭論的焦點。 本文以企業(yè)的角度,在相關性結論基礎上,歸納了房地產(chǎn)泡沫的類型,分析了當前越南房地產(chǎn)市場泡沫現(xiàn)狀,對越南房地產(chǎn)泡沫做了客觀評價,得出越南房地產(chǎn)市場存在泡沫的結論。接下來文章對越南VinGroup集團進行SWOT分析,正確看待VinGroup集團的優(yōu)勢和劣勢、機會和威脅,進一步研究VinGroup集團應對越南房地產(chǎn)市場泡沫的具體措施和對策。 措施和對策分析主要從這幾個方面展開:VinGroup集團在思想上的武裝。VinGroup集團管理層不定期召開對越南房地產(chǎn)市場的評估會議,并強調(diào)越南房地產(chǎn)泡沫對VinGroup集團及國內(nèi)其他房地產(chǎn)企業(yè)的危害。要求做好應對房地產(chǎn)泡沫的準備;VinGroup集團對越南政府提出的政策性的建議。VinGroup集團憑借企業(yè)實力,深入各種社會調(diào)查,收集各類有關房地產(chǎn)泡沫測度的指標,針對市場上的某些問題,向政府提交調(diào)整政策議案;根據(jù)市場反饋,調(diào)整房產(chǎn)類型,以企業(yè)的最大能力調(diào)整越南房地產(chǎn)供需結構;VinGroup集團采取積極的措施,配合越南政府,抑制房地產(chǎn)市場的投機行為;VinGroup集團通過各種宣傳、活動、回報客戶等方法,為營造越南房地產(chǎn)良好的消費環(huán)境而努力;建立房地產(chǎn)泡沫預警體系,有備無患,實時掌握越南房地產(chǎn)業(yè)的整個動態(tài);VinGroup集團發(fā)展多種產(chǎn)業(yè)經(jīng)營,以雄厚的現(xiàn)金實力抗衡越南房地產(chǎn)泡沫。最后,對本文的研究工作進行總結。
[Abstract]:With the development of the real estate of the more and more countries, in recent years, various kinds of housing prices have continued to rise, the real estate enterprises' speculative behavior is frequent, the supply and demand of the real estate market are not reasonable, the prevalence of the underground transactions is increasing, and the state has continuously introduced various policies to regulate the real estate market, But the effect is not obvious. At the same time, the question of whether or not there is a real estate bubble in the country has been the focus of the debate between the industry of the Vietnamese and the experts and scholars. On the basis of the correlation conclusion, this paper summarizes the types of real estate bubble, analyzes the current situation of real estate bubble in Vietnam, and makes an objective evaluation of the real estate bubble in Vietnam, and draws a conclusion that there is a bubble in the real estate market of Vietnam. On the basis of the SWOT analysis of VinGroup Group in Vietnam, the paper puts forward the advantages and disadvantages, opportunities and threats of VinGroup Group, and further studies the concrete measures and countermeasures of VinGroup Group to deal with the bubble of the real estate market in Vietnam. The analysis of measures and countermeasures is mainly from these aspects: the VinGroup Group is ideologically The armed.
