基于VBM的A房地產(chǎn)公司管理模式研究

【摘要】:房地產(chǎn)業(yè)是我國國民經(jīng)濟結(jié)構(gòu)中的重要組成部門,整個國民經(jīng)濟中的很大一部分都來源于房地產(chǎn)業(yè)所起到的帶動作用,房地產(chǎn)領(lǐng)域企業(yè)的發(fā)展變化直接影響著整個國民經(jīng)濟的運行狀況,具有非常重要的作用和地位。VBM理論在房地產(chǎn)企業(yè)管理中的運用是一個非常令人可喜的現(xiàn)象,這標(biāo)志著我們國家房地產(chǎn)領(lǐng)域的企業(yè)管理理念和水平的一個重大提高,也標(biāo)志著我國房地產(chǎn)領(lǐng)域市場的進一步成熟和與世界同步。 正是基于以上背景,本文通過對VBM理論的基本內(nèi)容和發(fā)展脈絡(luò)進行梳理,總結(jié)出VBM理論的精髓和要旨所在,以期在建立房地產(chǎn)公司管理制度時能夠使VBM的理念真正貫穿到管理制度的每一個環(huán)節(jié)當(dāng)中。在歸納完上述內(nèi)容之后,本文將嘗試探討基于VBM理論的企業(yè)管理體系構(gòu)建,,研究基于VBM理論,應(yīng)如何完善和改善房地產(chǎn)企業(yè)的管理制度和機制,著重對房地產(chǎn)企業(yè)對企業(yè)價值與戰(zhàn)略的認(rèn)識定位、價值源泉及價值驅(qū)動因素、價值衡量方法以及激勵薪酬的設(shè)計等問題進行了深入的研究與分析。嘗試總結(jié)出一些在我國當(dāng)前市場環(huán)境下,有利于提高我國房地產(chǎn)開發(fā)企業(yè)的經(jīng)營管理水平和能力的方法和建議。最后,本文將選取某個房地產(chǎn)公司作為具體案例,應(yīng)用VBM對公司管理進行分析并提出合理化建議。 房地產(chǎn)企業(yè)應(yīng)該在全面理解VBM理論、清晰定位企業(yè)的價值與戰(zhàn)略地位、著重培訓(xùn)企業(yè)管理人才、靈活構(gòu)建管理模式等方面投入注意力,這對于提高這些企業(yè)的管理水平、增強企業(yè)的市場競爭力、優(yōu)化社會資源的有效配置等方面,都具有積極的現(xiàn)實意義。
[Abstract]:The real estate industry is an important component of the national economic structure of our country. A large part of the whole national economy comes from the leading role played by the real estate industry. The development and change of real estate enterprises have a direct impact on the operation of the whole national economy and have a very important role and status. The application of VBM theory in the management of real estate enterprises is a very gratifying phenomenon. This marks a significant improvement in the concept and level of enterprise management in the field of real estate in our country, and also marks the further maturity and synchronization of the real estate market in our country with the world. Based on the above background, this paper summarizes the essence and essentials of VBM theory by combing the basic content and development context of VBM theory. In order to set up the management system of real estate companies can make the idea of VBM really run through every link of the management system. After summing up the above contents, this paper will try to explore the construction of enterprise management system based on VBM theory, and how to perfect and improve the management system and mechanism of real estate enterprises based on VBM theory. This paper focuses on the cognition and orientation of the enterprise value and strategy, the value source and the value driving factor, the method of value measurement and the design of the incentive salary in the real estate enterprise. This paper tries to summarize some methods and suggestions which are helpful to improve the management level and ability of the real estate development enterprises in our country under the current market environment. Finally, this paper will select a real estate company as a specific case, use VBM to analyze the management of the company and put forward reasonable suggestions. Real estate enterprises should pay attention to the comprehensive understanding of VBM theory, clearly positioning the value and strategic position of enterprises, focusing on training enterprise management personnel, flexible construction of management model, which can improve the management level of these enterprises. It is of positive practical significance to strengthen the market competitiveness of enterprises and optimize the effective allocation of social resources.
