佛山祖廟東華里片區(qū)嶺南天地項(xiàng)目施工階段風(fēng)險(xiǎn)管理研究

【摘要】:2005年開(kāi)始,中國(guó)的經(jīng)濟(jì)進(jìn)入了一個(gè)新的發(fā)展歷程。從過(guò)去的鼓勵(lì)房地產(chǎn)開(kāi)發(fā),到現(xiàn)在的房地產(chǎn)宏觀調(diào)控的大背景轉(zhuǎn)變的前提下,我們房地產(chǎn)公司應(yīng)該在這個(gè)不利環(huán)境下提出新的理念和措施來(lái)應(yīng)對(duì)這種不利的大環(huán)境。風(fēng)險(xiǎn)管理正是應(yīng)對(duì)這種大環(huán)境轉(zhuǎn)變的情況而提出的一種能實(shí)際有效應(yīng)用的管理方法。對(duì)工程項(xiàng)目實(shí)行風(fēng)險(xiǎn)管理已越來(lái)越得到工程業(yè)界的認(rèn)同與重視,如今,對(duì)工程項(xiàng)目風(fēng)險(xiǎn)管理的研究已成為我國(guó)項(xiàng)目管理理論界的研究熱點(diǎn)。 本文采用定性研究和理論聯(lián)系實(shí)踐、案例分析等方法,主要完成了以下研究工作。第一章緒論,,介紹研究問(wèn)題的原因與研究意義,要進(jìn)行研究的內(nèi)容和方法以及論文的總體框架。第二章相關(guān)理論回顧,對(duì)本文研究問(wèn)題中所涉及的相關(guān)理論進(jìn)行回顧,找到所研究的問(wèn)題的理論基礎(chǔ)。第三至五章是工程項(xiàng)目風(fēng)險(xiǎn)識(shí)別和分析、風(fēng)險(xiǎn)防范和風(fēng)險(xiǎn)管理措施,首先從工程施工階段風(fēng)險(xiǎn)的獨(dú)特性分析,重點(diǎn)研究工程項(xiàng)目施工過(guò)程中的特點(diǎn)以及風(fēng)險(xiǎn)管理的必要性,引出風(fēng)險(xiǎn)識(shí)別的基本步驟與方法,分析出施工階段的風(fēng)險(xiǎn)的特征,可能引發(fā)的問(wèn)題,在此基礎(chǔ)上利用風(fēng)險(xiǎn)應(yīng)對(duì)的措施。第六章使用了實(shí)際的項(xiàng)目例子,并運(yùn)用前5章介紹的風(fēng)險(xiǎn)管理理論對(duì)佛山祖廟東華里的舊城改造項(xiàng)目進(jìn)行風(fēng)險(xiǎn)分析,并對(duì)分析的結(jié)果進(jìn)行評(píng)價(jià)
[Abstract]:Since 2005, China's economy has entered a new development process. From encouraging real estate development in the past to changing the background of real estate macro-control, our real estate companies should put forward new ideas and measures to deal with this kind of adverse environment. Risk management is a practical and effective management method to deal with the change of environment. Risk management of engineering projects has been recognized and paid more and more attention by the engineering industry. Nowadays, the research on risk management of engineering projects has become a hot topic in the theoretical circle of project management in our country. In this paper, qualitative research, theory and practice, case analysis and other methods, mainly completed the following research work. The first chapter introduces the reasons and significance of the research, the contents and methods of the research and the general framework of the paper. In the second chapter, the related theories are reviewed, and the theoretical basis of the problem is found. The third to fifth chapters are the project risk identification and analysis, risk prevention and risk management measures. First of all, from the construction stage of the unique risk analysis, the focus on the characteristics of the construction process of the project and the necessity of risk management. This paper introduces the basic steps and methods of risk identification, analyzes the characteristics of the risks in the construction stage and the problems that may be caused, and on this basis makes use of the measures to deal with the risks. The sixth chapter uses the actual project example, and uses the risk management theory introduced in the first five chapters to carry on the risk analysis to the old city reconstruction project of Foshan Zumiao Donghua li, and carries on the appraisal to the analysis result
