基于MySQL的房地產(chǎn)銷售管理系統(tǒng)設計與開發(fā)

【摘要】：在商品經(jīng)濟高速發(fā)展的今天，房地產(chǎn)企業(yè)大多依靠銷售渠道來擴大市場、增加企業(yè)銷售收入。企業(yè)銷售的成功與否，在很大程度上取決于對銷售渠道的管理能力，以及渠道成員之間的協(xié)作能力上。房地產(chǎn)銷售管理系統(tǒng)，是面向房地產(chǎn)開發(fā)商定制開發(fā)的，能全面提高房地產(chǎn)公司的工作效率，簡化繁瑣的手工勞動。 本文介紹了房地產(chǎn)銷售管理系統(tǒng)的設計與實現(xiàn),首先介紹了課題研究的背景和國內(nèi)外研究現(xiàn)狀,介紹了相關(guān)技術(shù)以及系統(tǒng)開發(fā)環(huán)境配置步驟要求,選定JAVA作為開發(fā)語言進行應用軟件開發(fā),詳細介紹了Tomcat、JDK等開發(fā)環(huán)境配置過程。并通過查閱相關(guān)資料進行需求分析，通過需求調(diào)研，用例圖描述了用戶的需求，探討了系統(tǒng)開發(fā)策略和開發(fā)方式。在此基礎上，給出了房地產(chǎn)銷售管理系統(tǒng)的詳細設計和實現(xiàn)過程。本文所設計的房地產(chǎn)銷售管理系統(tǒng)是實現(xiàn)了房產(chǎn)管理、客戶資料管理、合同信息管理、綜合查詢以及系統(tǒng)維護等項功能。詳細分析了用戶需求，通過查閱相關(guān)資料進行需求分析，劃分房產(chǎn)信息和客戶信息功能模塊，然后進行數(shù)據(jù)庫分析與設計，基于MySQL設計創(chuàng)建了數(shù)據(jù)庫、數(shù)據(jù)表、及關(guān)聯(lián)表，系統(tǒng)數(shù)據(jù)庫采用MySQL，分別構(gòu)建了客戶資料表、戶型資料表、合同資料表。此外，系統(tǒng)還完成對客戶資料、戶型資料，以及合同資料的管理，同時也能分類進行查詢，從而實現(xiàn)在線管理以及搜索功能，進行實時統(tǒng)計、銷售分析，并實現(xiàn)與客戶的快速交流。最后對Tomcat、JDK等進行相關(guān)環(huán)境配置，以JAVA作為開發(fā)語言進行應用程序開發(fā)。 本文介紹了房地產(chǎn)銷售管理系統(tǒng)的設計和實現(xiàn)，首先介紹了課題研究的背景和國內(nèi)外研究現(xiàn)狀，介紹了相關(guān)技術(shù)以及系統(tǒng)開發(fā)環(huán)境配置步驟，并通過需求調(diào)研，用例圖描述了用戶的需求，探討了系統(tǒng)開發(fā)策略和開發(fā)方式。在此基礎上，完成了房地產(chǎn)銷售管理系統(tǒng)的詳細設計與實現(xiàn)過程。最后，，對本人工作提出總結(jié)和展望，探討了下一步工作重點和方向。 系統(tǒng)界面簡潔、操作簡單、功能實用，能有效的對房產(chǎn)銷售信息進行管理，對提高工作效率、規(guī)范公司管理、促成更多交易、促進公司檔次的提升都具有非常重要的意義。
[Abstract]:With the rapid development of commodity economy, real estate enterprises mostly rely on sales channels to expand the market and increase their sales income. The success of enterprise sales depends to a great extent on the management ability of the sales channel and the cooperative ability among the members of the channel. Real estate sales management system is custom-developed for real estate developers. It can improve the efficiency of real estate companies and simplify the complicated manual labor. This paper introduces the design and implementation of the real estate sales management system. Firstly, it introduces the background of the research and the present situation of the research at home and abroad, and introduces the related technology and the requirements of the system development environment configuration. JAVA is selected as the development language to develop the application software, and the configuration process of the development environment such as Tomcat,JDK is introduced in detail. Through consulting the relevant data to carry on the demand analysis, through the requirement investigation, the use case diagram has described the user's demand, has discussed the system development strategy and the development way. On this basis, the detailed design and implementation process of the real estate sales management system are given. The real estate sales management system designed in this paper realizes the functions of real estate management, customer data management, contract information management, comprehensive inquiry and system maintenance. The user needs are analyzed in detail, and the function modules of real estate information and customer information are divided by consulting relevant information, then the database is analyzed and designed, and the database, data table and related table are created based on MySQL design. The system database uses MySQL, to construct customer data table, household data table and contract data table respectively. In addition, the system also completes the management of customer data, household data, and contract information, and can also classify queries, thus realizing online management and search functions, real-time statistics and sales analysis. And to achieve rapid communication with customers. Finally, Tomcat,JDK and other related environment configuration, using JAVA as the development language for application development. This paper introduces the design and implementation of the real estate sales management system. The system interface is simple, the operation is simple, the function is practical, can effectively carry on the management to the real estate sale information, to raise the work efficiency, to standardize the company management, to promote more transactions, to promote the company grade promotion all has the very important significance.
