【摘要】:廣東創(chuàng)鴻房地產(chǎn)開發(fā)有限公司承建廣州市越秀區(qū)東山口JC項目,該項目是一個投資額為約9.5億元人民幣的集商住為一體的房地產(chǎn)開發(fā)項目。項目位于廣州市越秀區(qū)繁華地段——東山口商業(yè)圈內(nèi)。東山悠久的歷史和深厚的文化底蘊賦予本項目許多特色:金融商貿(mào)發(fā)達、基礎(chǔ)設(shè)施完備、居住環(huán)境優(yōu)美、文體氣息濃厚、基礎(chǔ)教育領(lǐng)先、社會風(fēng)氣良好、人文景觀豐厚、信息交通便捷等等諸多優(yōu)點。地段的稀缺性和獨特性為該項目的建設(shè)開發(fā)奠定了良好的基礎(chǔ)。 本文對該項目所處區(qū)域的房地產(chǎn)市場進行了詳盡的調(diào)查分析。在國家宏觀調(diào)控政策不動搖的大環(huán)境下,2012年房地產(chǎn)市場依然平穩(wěn)發(fā)展,廣州市房地產(chǎn)市場總體穩(wěn)中有升。本文運用SWOT分析模型對該項目所處市場環(huán)境進行分析判斷,對該項目進行需求分析和市場定位,,確定項目的戰(zhàn)略目標。本項目定位為以商品住宅為主的專業(yè)商場加名校學(xué)位型樓盤。同時運用波特五力模型對項目的競爭環(huán)境做出分析和判斷,為項目準確定位打下基礎(chǔ)。 文中對項目總投資、預(yù)期收入、內(nèi)部收益率等數(shù)據(jù)進行分析。根據(jù)各項財務(wù)指標及數(shù)據(jù)分析預(yù)測得到該項目的經(jīng)濟效益及投資回報率較高,具有較強的抵御風(fēng)險的能力。在項目建設(shè)過程中應(yīng)加強對項目流程的監(jiān)管和對項目質(zhì)量的管控,打造獨具文化氣息的精品樓盤,為人們提供優(yōu)質(zhì)的人居環(huán)境、為東山口增添亮麗的風(fēng)景、為老商業(yè)區(qū)注入新的活力打造獨具文化氣息的精品樓盤,為人們提供優(yōu)質(zhì)的人居環(huán)境、為東山口增添亮麗的風(fēng)景、為老商業(yè)區(qū)注入新的活力。切實展現(xiàn)創(chuàng)鴻“創(chuàng)贏四海,鴻圖百年”的企業(yè)價值觀。通過詳盡的分析后得出該項目可行的結(jié)論。
[Abstract]:Guangdong Chuanghong Real Estate Development Co., Ltd. is responsible for the construction of Dongshankou JC project in Yuexiu District, Guangzhou, which is a real estate development project with an investment of about 950 million RMB. The project is located in the bustling area of Yuexiu District, Guangzhou-Dongshankou Commercial Circle. Dongshan's long history and profound cultural heritage endow this project with many characteristics: developed finance and commerce, complete infrastructure, beautiful living environment, strong stylistic atmosphere, leading basic education, good social atmosphere and rich humanistic landscape. Information traffic is convenient and so on many advantages. The scarcity and uniqueness of the location lay a good foundation for the construction and development of the project. This article carries on the detailed investigation and analysis to the real estate market in the area of the project. Under the environment of the state macro-control policy, the real estate market in 2012 is still stable, and the real estate market in Guangzhou is rising steadily. In this paper, SWOT analysis model is used to analyze and judge the market environment of the project, to analyze the demand and market position of the project, and to determine the strategic goal of the project. This project is based on commercial residential professional shopping malls and famous school degree-type real estate. At the same time, the competitive environment of the project is analyzed and judged by the Porter five Force Model, which lays the foundation for the accurate positioning of the project. In this paper, the project total investment, expected income, internal rate of return and other data are analyzed. According to the financial indexes and data analysis, the economic benefit and the return on investment of the project are higher, and the project has a strong ability to resist risks.
