【摘要】：文章通過(guò)對(duì)新建住宅銷售市場(chǎng)的采樣,分析了在當(dāng)前房地產(chǎn)宏觀調(diào)控背景下房地產(chǎn)銷售價(jià)格與銷售持續(xù)期的關(guān)系。研究表明,國(guó)家的宏觀調(diào)控政策是導(dǎo)致商品住房銷售持續(xù)期延長(zhǎng)的一個(gè)重要原因。同時(shí),在當(dāng)前社會(huì)大背景下,無(wú)論是消費(fèi)者還是投資者都有一種持幣觀望的心態(tài),這就延長(zhǎng)了物業(yè)的銷售持續(xù)期。當(dāng)前的調(diào)控政策明顯延長(zhǎng)了開發(fā)商的銷售時(shí)間,這肯定對(duì)平抑房?jī)r(jià)有著一定作用,特別是在一系列政策出臺(tái)后,房?jī)r(jià)有可能實(shí)現(xiàn)理性回歸。
[Abstract]:This paper analyzes the relationship between real estate sales price and sales duration under the background of real estate macro-control by sampling the new housing sales market. The study shows that the national macro-control policy is an important reason for prolonging the duration of commodity housing sales. At the same time, in the current social context, both consumers and investors have a wait-and-see attitude, which prolongs the sales period of property. The current regulation and control policy has obviously prolonged the developer's sales time, this certainly has certain function to the stabilization of the house price, especially after a series of policies, the house price may realize the rational return.
