【摘要】：正2016年上半年,全國已出現(xiàn)219宗"地王",成為有史以來地王出現(xiàn)最密集的年份。地王由一線蔓延至二線城市,"高總價、高單價、高溢價率"的三高地塊普遍出現(xiàn)在一、二線城市。219宗"地王"中溢價率超100%的地塊有109宗,超50%的達(dá)167宗。土地成本足房價的關(guān)鍵組成部分。2014年,土地成本和房地產(chǎn)相關(guān)稅收占商品房銷售額已達(dá)八成,其中土地成本單項占商品房銷售額的比例也達(dá)54%,成為推高房價的重要原因。為什么地王頻出?準(zhǔn)是地王的制造者和獲益者?土地出讓金約為地方一般預(yù)算收入的一半,再加上與房地產(chǎn)相關(guān)的稅收收入,土地財政是地方政府財政的核心。因
