華美物業(yè)管理公司發(fā)展戰(zhàn)略研究

【摘要】:物業(yè)管理是一個(gè)新興行業(yè),基于房地產(chǎn)產(chǎn)業(yè)近十幾年來高速、穩(wěn)定的發(fā)展,物業(yè)管理公司也不斷涌現(xiàn),蓬勃發(fā)展,并且取得了令人矚目的成就,因而被稱為“朝陽行業(yè)”。第一家物業(yè)管理公司1981年在深圳成立,意味著中國內(nèi)地物業(yè)管理服務(wù)業(yè)正式誕生。物業(yè)管理行業(yè)從無到有,由弱變強(qiáng),展現(xiàn)出了頑強(qiáng)的生命力,獲得了長足的發(fā)展,在對提高人們的生活質(zhì)量,推動(dòng)城市化建設(shè)等方面做出了突出貢獻(xiàn)。但是在物業(yè)管理行業(yè)發(fā)展的過程中,也存在諸多的問題。 本文結(jié)合深圳華美物業(yè)管理公司(以下簡稱“華美公司”)的實(shí)際情況,對華美公司現(xiàn)狀和發(fā)展中存在的問題進(jìn)行分析,利用SWOT模型找出公司內(nèi)部在發(fā)展中有哪些優(yōu)勢和劣勢,分析公司外部面臨的機(jī)遇和挑戰(zhàn),并制定了包括拓展市場,增加服務(wù)范圍等發(fā)展戰(zhàn)略,為實(shí)現(xiàn)公司的發(fā)展戰(zhàn)略,本文從完善人才引進(jìn)及激勵(lì)機(jī)制,打造物業(yè)管理知名品牌,加強(qiáng)成本及現(xiàn)金管理等方面制定了戰(zhàn)略實(shí)施方案。
[Abstract]:Property management is a new industry, based on the rapid and stable development of the real estate industry in the past ten years, property management companies are emerging and booming, and have made remarkable achievements, so it is called "sunrise industry". The first property management company was established in Shenzhen in 1981. Property management industry from scratch, from weak to strong, showing indomitable vitality, has achieved considerable development, in improving people's quality of life, to promote the construction of urbanization and so on has made outstanding contributions. However, in the process of property management industry development, there are many problems. Combined with the actual situation of Shenzhen Huamei property Management Company (hereinafter referred to as "Huamei Company"), this paper analyzes the present situation and problems in the development of Huamei Company, and finds out what advantages and disadvantages exist in the development of the company by using SWOT model. This paper analyzes the opportunities and challenges facing the company outside, and formulates the development strategies, including expanding the market and increasing the scope of service. In order to realize the development strategy of the company, this paper tries to perfect the talent introduction and incentive mechanism to create the well-known brand of property management. Strengthen the cost and cash management and other aspects of the development of strategic implementation plan.
