【摘要】：傳統(tǒng)的房地產(chǎn)公司在房地產(chǎn)銷(xiāo)售方面主要是手工操作,由于房地產(chǎn)公司的銷(xiāo)售量增長(zhǎng)趨勢(shì),其員工每天要處理的與銷(xiāo)售有關(guān)的數(shù)據(jù)往往數(shù)量很大,要保證銷(xiāo)售數(shù)據(jù)不出錯(cuò)已是很大的工作量,至于對(duì)銷(xiāo)售情況的統(tǒng)計(jì)分析,則根本談不上,也沒(méi)有精力和有效的方法來(lái)處理這些大量的數(shù)據(jù)。更是至于對(duì)重點(diǎn)客戶的追蹤、客戶購(gòu)買(mǎi)行為的分析、近期消費(fèi)狀況、對(duì)產(chǎn)品本身的需求等重要的銷(xiāo)售環(huán)節(jié),基本上沒(méi)有規(guī)范化的操作來(lái)進(jìn)行管理,也沒(méi)有有效的分析和統(tǒng)計(jì)手段。 論文首先介紹了基于UML房地產(chǎn)銷(xiāo)售管理信息系統(tǒng)的研究背景、項(xiàng)目意義,明確了系統(tǒng)的設(shè)計(jì)目標(biāo),闡述了系統(tǒng)開(kāi)發(fā)的相關(guān)方法,討論了系統(tǒng)的技術(shù)架構(gòu)；論文對(duì)系統(tǒng)進(jìn)行了必要的需求分析,包括業(yè)務(wù)需求、功能需求、數(shù)據(jù)需求和系統(tǒng)環(huán)境需求,給出了系統(tǒng)分析的用例圖,進(jìn)行了用例描述;在系統(tǒng)設(shè)計(jì)中,對(duì)該系統(tǒng)進(jìn)行了總體設(shè)計(jì)與模塊設(shè)計(jì),包括資料管理、房屋銷(xiāo)售管理、客戶管理、合同管理、統(tǒng)計(jì)管理等功能模塊,給出了模塊設(shè)計(jì)的功能結(jié)構(gòu)圖、類(lèi)圖、順序圖和活動(dòng)圖,詳細(xì)闡述了設(shè)計(jì)內(nèi)容,并進(jìn)行了數(shù)據(jù)庫(kù)的概念設(shè)計(jì)和邏輯設(shè)計(jì),給出了數(shù)據(jù)庫(kù)設(shè)計(jì)的E-R圖和表結(jié)構(gòu);論文最后對(duì)基于UML房地產(chǎn)銷(xiāo)售管理信息系統(tǒng)進(jìn)行了總結(jié)和展望。
[Abstract]:Traditional real estate companies mainly operate by hand in real estate sales. As a result of the increasing trend of sales volume of real estate companies, the amount of data related to sales that their employees deal with every day is often very large. It is a lot of work to ensure that the sales data are not error-free. As for the statistical analysis of the sales situation, there is no energy, no energy and no effective method to deal with the large amount of data. As for the tracking of key customers, the analysis of customer purchase behavior, the recent consumption situation, the demand for the product itself, and other important sales links, there is basically no standardized operation for management. There is also no effective means of analysis and statistics. Firstly, this paper introduces the research background and project significance of the real estate sales management information system based on UML, clarifies the design objectives of the system, expounds the relevant methods of system development, and discusses the technical framework of the system. The paper analyzes the system requirements, including business requirements, function requirements, data requirements and system environment requirements, gives the use case diagram of the system analysis, describes the use cases, and designs the system. The overall design and module design of the system are carried out, including data management, house sales management, customer management, contract management, statistical management and other functional modules. The functional structure diagram, class diagram, sequence diagram and activity diagram of the module design are given. The contents of the design are described in detail, and the concept and logic of the database are designed, and the E-R diagram and table structure of the database design are given. Finally, the paper summarizes and prospects the real estate sales management information system based on UML.
