基于全壽命周期理論的房地產(chǎn)企業(yè)可持續(xù)發(fā)展研究

【摘要】:房地產(chǎn)業(yè)是國(guó)民經(jīng)濟(jì)支柱產(chǎn)業(yè),房地產(chǎn)企業(yè)不僅是該行業(yè)的基本單位,而且它如同橋梁一般將消費(fèi)者、生態(tài)環(huán)境和社會(huì)經(jīng)濟(jì)聯(lián)系成一個(gè)有機(jī)的整體。房地產(chǎn)企業(yè)發(fā)展情況的好壞直接影響人們生活水平、環(huán)境友好發(fā)展和地產(chǎn)行業(yè)興衰。在此背景下,論文以房地產(chǎn)企業(yè)可持續(xù)發(fā)展為研究對(duì)象,重點(diǎn)論述了房地產(chǎn)企業(yè)在可持續(xù)發(fā)展道路上面臨的問題與解決對(duì)策。 論文通過全壽命周期理論和企業(yè)生態(tài)位理論為論述房地產(chǎn)企業(yè)可持續(xù)發(fā)展構(gòu)建分析框架。將目前已有的研究成果分為較成熟、較空白、空白三類。在房地產(chǎn)業(yè)可持續(xù)發(fā)展研究成果的基礎(chǔ)上首次歸納出房地產(chǎn)企業(yè)可持續(xù)發(fā)展的概念;依托較為成熟的全壽命周期理論體系,為論述房地產(chǎn)企業(yè)可持續(xù)發(fā)展提供了全新的理論分析框架;同時(shí)為了避免房地產(chǎn)企業(yè)發(fā)展問題論述過于寬泛,以企業(yè)生態(tài)位理論作為論述的最終落腳點(diǎn),確定房地產(chǎn)企業(yè)最終能夠在“勢(shì)”層面(市場(chǎng)需求動(dòng)態(tài)把握和產(chǎn)業(yè)動(dòng)態(tài)把握)做到可持續(xù)發(fā)展。論文按照全壽命周期理論從投資決策、規(guī)劃設(shè)計(jì)、施工建設(shè)、運(yùn)營(yíng)維護(hù)四個(gè)階段對(duì)房地產(chǎn)企業(yè)可持續(xù)發(fā)展進(jìn)行全面論述。 首先,投資決策階段論述房地產(chǎn)企業(yè)在市場(chǎng)定位與產(chǎn)品定位上所產(chǎn)生的問題,并提出大力開發(fā)綠色建筑的對(duì)策。其次,規(guī)劃設(shè)計(jì)階段論述房地產(chǎn)企業(yè)在建筑設(shè)計(jì)和建造技術(shù)選用出現(xiàn)的問題,,提出建設(shè)百年住宅的對(duì)策;再次,施工建設(shè)階段指出目前所使用的建造技術(shù)不能滿足可持續(xù)要求,并提出使用綠色建造技術(shù)的對(duì)策;最后,運(yùn)營(yíng)維護(hù)階段指出由于定價(jià)不合理導(dǎo)致房地產(chǎn)企業(yè)無(wú)法全面回收資金,修正了原有綠色定價(jià)模型。 論文最終得出結(jié)論,房地產(chǎn)企業(yè)能夠在生態(tài)位理論“勢(shì)”層面得到可持續(xù)發(fā)展。從管理學(xué)的角度論證了房地產(chǎn)企業(yè)可持續(xù)發(fā)展的同時(shí),從經(jīng)濟(jì)學(xué)的角度使得企業(yè)自身發(fā)展、居住者需求、生態(tài)環(huán)境以及社會(huì)經(jīng)濟(jì)各方的效用最大化。
[Abstract]:Real estate industry is a pillar industry of national economy. Real estate enterprise is not only the basic unit of this industry, but also a bridge that links consumers, ecological environment and social economy into an organic whole. The development of real estate enterprises has a direct impact on people's living standards, environmental friendly development and real estate industry rise and fall. Under this background, the paper takes the sustainable development of the real estate enterprise as the research object, and discusses the problems and solutions of the real estate enterprise on the road of sustainable development. In this paper, the whole life cycle theory and enterprise niche theory are used to construct an analytical framework for the sustainable development of real estate enterprises. The existing research results are divided into three categories: mature, blank and blank. Based on the research results of real estate sustainable development, the concept of sustainable development of real estate enterprises is first summed up. It provides a new theoretical analysis framework for the sustainable development of real estate enterprises, and in order to avoid the overbroad discussion on the development of real estate enterprises, it takes the niche theory of enterprises as the final foothold of the discussion. Finally, it is determined that real estate enterprises can achieve sustainable development at the level of "potential" (market demand dynamic grasp and industry dynamic grasp). According to the life-cycle theory, the paper discusses the sustainable development of real estate enterprises in four stages: investment decision, planning and design, construction and construction, operation and maintenance. First of all, the investment decision stage discusses the problems arising from the market positioning and product positioning of real estate enterprises, and puts forward the countermeasures for vigorously developing green buildings. Secondly, the planning and design stage discusses the problems in the architectural design and construction technology selection of the real estate enterprises, and puts forward the countermeasures for building the residential buildings for a hundred years. Thirdly, the construction stage points out that the construction technology used at present can not meet the sustainable requirements. Finally, the operation and maintenance stage points out that the real estate enterprises can not fully recover the funds due to unreasonable pricing, so the original green pricing model is revised. Finally, the paper concludes that real estate enterprises can get sustainable development in niche theory. This paper demonstrates the sustainable development of real estate enterprises from the perspective of management, and maximizes the utility of enterprises themselves, residents' needs, ecological environment and social and economic aspects from the angle of economics.
