房地產(chǎn)公司跨區(qū)域多項(xiàng)目管理研究

【摘要】:近年來,國家不斷加強(qiáng)了房地產(chǎn)宏觀調(diào)控,隨著大浪淘沙,一部分中小房企紛紛退出房地產(chǎn)市場(chǎng),另方面又使得房地產(chǎn)市場(chǎng)出現(xiàn)了幾家大型房地產(chǎn)集團(tuán)市場(chǎng)逐鹿的局面,如熟知的萬科、保利、中海等,由于市場(chǎng)的壓縮,很多企業(yè)進(jìn)行了跨區(qū)域擴(kuò)展,然而,他們能否實(shí)現(xiàn)自身的戰(zhàn)略目標(biāo),那就取決于是否有科學(xué)合理的項(xiàng)目協(xié)調(diào)管理能力。如今,單項(xiàng)目的管理經(jīng)驗(yàn)已經(jīng)不能滿足房地產(chǎn)企業(yè)的發(fā)展需求,所以,研究房地產(chǎn)集團(tuán)如何開展多項(xiàng)目的管理,有助于有效提高其管理效率,具有積極的現(xiàn)實(shí)意義。 首先,本文參閱了部分國內(nèi)外有關(guān)多項(xiàng)目管理文獻(xiàn),對(duì)當(dāng)前領(lǐng)域的研究熱點(diǎn)進(jìn)行總結(jié)與分析,找出在多項(xiàng)目管理過程中常會(huì)出現(xiàn)的問題及其解決方法。與此同時(shí),將理論與國內(nèi)房地產(chǎn)集團(tuán)的管理現(xiàn)狀相結(jié)合,對(duì)其常出現(xiàn)的問題進(jìn)行總結(jié)與分析,再以問卷調(diào)查和專家訪談方式對(duì)其中出關(guān)鍵問題進(jìn)行統(tǒng)計(jì)分析,分析出目前國內(nèi)房地產(chǎn)企業(yè)在多項(xiàng)目管理過程中最關(guān)鍵出現(xiàn)概率最大的四個(gè)問題。并給合企業(yè)實(shí)際情況提出相應(yīng)的解決方法和建議。最后,通過在中山大信置業(yè)公司多項(xiàng)目管理中實(shí)踐的檢驗(yàn),印證了問題的普遍性和問題解決方法的實(shí)用性。 如今,我國房地產(chǎn)集團(tuán)在多項(xiàng)目管理方面的研究與實(shí)踐還不夠多,然而,,在這個(gè)快速發(fā)展的房地產(chǎn)行業(yè)內(nèi),他們會(huì)遇到越來越多的項(xiàng)目管理方面的問題,畢竟,多項(xiàng)目管理會(huì)是整個(gè)行業(yè)未來發(fā)展的趨勢(shì)。本文的研究成果是對(duì)房地產(chǎn)在多項(xiàng)目管理方面有所幫助,對(duì)其管理實(shí)踐能提供有價(jià)值的參考建議。
[Abstract]:In recent years, the state has constantly strengthened the macro-control of real estate. With Dalang Taisha, a number of small and medium-sized housing enterprises have withdrawn from the real estate market. In addition, the real estate market has seen several large real estate groups compete in the real estate market. For example, Vanke, Poly, China Shipping and so on, because of the compression of the market, many enterprises expand across regions. However, whether they can achieve their own strategic objectives depends on whether they have scientific and reasonable project coordination and management ability. Nowadays, the management experience of single project can not meet the development needs of real estate enterprises. Therefore, the study on how to carry out multi-project management in real estate groups is helpful to improve its management efficiency and has positive practical significance. Firstly, this paper reviews some literatures about multi-project management at home and abroad, summarizes and analyzes the current research hotspots, and finds out the problems that often occur in the process of multi-project management and their solutions. At the same time, combining the theory with the current management situation of the domestic real estate group, the paper summarizes and analyzes the common problems, and then makes statistical analysis of the key problems by questionnaire survey and expert interview. This paper analyzes the four most critical problems in the process of multi-project management of domestic real estate enterprises. At the same time, the corresponding solutions and suggestions are put forward. Finally, through the test of the practice in the multi-project management of Zhongshan Da Xin Real Estate Company, the universality of the problem and the practicability of the problem solving method are proved. Nowadays, there is not enough research and practice on multi-project management in China's real estate group. However, in this rapidly developing real estate industry, they will encounter more and more problems in project management. After all, Multi-project management will be the future development trend of the whole industry. The research results of this paper are helpful to the real estate management in multi-project management, and can provide valuable reference suggestions for its management practice.
