【摘要】:房地產(chǎn)業(yè)是國(guó)民經(jīng)濟(jì)的重要產(chǎn)業(yè),其健康穩(wěn)定的發(fā)展對(duì)于國(guó)民經(jīng)濟(jì)的發(fā)展,產(chǎn)業(yè)結(jié)構(gòu)的調(diào)整,區(qū)域經(jīng)濟(jì)環(huán)境的穩(wěn)定,人民生活質(zhì)量的提升都具有重要的影響。房地產(chǎn)具有消費(fèi)和投資的雙重功能,房地產(chǎn)價(jià)格受到多種因素的影響,它們共同的作用導(dǎo)致了房地產(chǎn)價(jià)格的起伏波動(dòng)。從長(zhǎng)期來(lái)看,不斷增加的房地產(chǎn)需求會(huì)引起房地產(chǎn)供給的增長(zhǎng)。在短期內(nèi),由于房地產(chǎn)供給的周期約束使得短期房地產(chǎn)需求和供給出現(xiàn)不平衡,因而導(dǎo)致短期內(nèi)房地產(chǎn)價(jià)格的波動(dòng)。近年來(lái),隨著河北省的快速發(fā)展,房地產(chǎn)市場(chǎng)的供需矛盾日益凸顯,持續(xù)上漲的房地產(chǎn)價(jià)格加大了購(gòu)房者的負(fù)擔(dān),增加了中低收入群眾的生活壓力,進(jìn)一步拉大了社會(huì)貧富差距。因此,本文通過(guò)分析河北省房地產(chǎn)波動(dòng)的特點(diǎn),為河北省房地產(chǎn)業(yè)的健康發(fā)展提供一些可以借鑒的實(shí)證資料。 本文首先從房地產(chǎn)波動(dòng)周期理論出發(fā),介紹了房地產(chǎn)波動(dòng)的相關(guān)理論,對(duì)房地產(chǎn)波動(dòng)的概念進(jìn)行了界定;建立了房地產(chǎn)波動(dòng)的理論模型;介紹了描述房地產(chǎn)波動(dòng)的常見(jiàn)方法。在此基礎(chǔ)上,本文以河北省為對(duì)象進(jìn)行實(shí)證研究,介紹了河北省房地產(chǎn)業(yè)的發(fā)展現(xiàn)狀,采用單項(xiàng)指標(biāo)、合成指數(shù)和擴(kuò)散指數(shù)描述了河北省房地產(chǎn)波動(dòng)的形態(tài),進(jìn)行了河北省房地產(chǎn)影響因素的多元回歸分析以及協(xié)調(diào)性分析,,最后給出河北省房地產(chǎn)穩(wěn)定發(fā)展的對(duì)策建議。
[Abstract]:The real estate is an important industry of the national economy. Its healthy and stable development has an important influence on the development of the national economy, the adjustment of the industrial structure, the stability of the regional economic environment and the improvement of the people's quality of life. The real estate has dual functions of consumption and investment, and the real estate price is affected by many factors. The role of real estate prices fluctuates. In the long run, increasing real estate demand will lead to the growth of real estate supply. In the short term, the short-term real estate demand and supply are uneven due to the periodic constraints of real estate supply, resulting in the volatility of real estate prices in the short term. In recent years, with Hebei The rapid development of the province, the contradiction between supply and demand of the real estate market is becoming more and more prominent, the rising real estate price increases the burden of the buyers, increases the living pressure of the middle and low income people, and further widen the social gap between the rich and the poor. Therefore, this paper analyzes the characteristics of the real estate fluctuation in Hebei Province, for the healthy development of the real estate industry in Hebei province. Provide some empirical data that can be used for reference.
Starting from the theory of real estate fluctuation cycle, this paper introduces the related theory of real estate fluctuation, defines the concept of real estate fluctuation, establishes a theoretical model of real estate fluctuation, and introduces the common methods of describing the fluctuation of real estate. On this basis, this paper takes Hebei as an object to carry out empirical research and introduces Hebei. The development status of provincial real estate industry, using single index, synthetic index and diffusion index, describes the form of real estate fluctuation in Hebei Province, carries out multiple regression analysis and coordination analysis on the influencing factors of real estate in Hebei Province, and finally gives the countermeasures and suggestions for the stable development of real estate in Hebei province.
