城鎮(zhèn)化與山西省房地產(chǎn)業(yè)協(xié)調(diào)發(fā)展研究

【摘要】:城鎮(zhèn)化是經(jīng)濟(jì)發(fā)展現(xiàn)代化的重要標(biāo)志,事關(guān)經(jīng)濟(jì)社會(huì)發(fā)展全局。加快推進(jìn)城鎮(zhèn)化是擴(kuò)大內(nèi)需、拉動(dòng)經(jīng)濟(jì)的有效途徑,是促進(jìn)經(jīng)濟(jì)發(fā)展方式轉(zhuǎn)變、保持經(jīng)濟(jì)長(zhǎng)期平穩(wěn)較快發(fā)展的強(qiáng)勁動(dòng)力,對(duì)于山西省實(shí)現(xiàn)跨越發(fā)展,具有重要的現(xiàn)實(shí)意義和長(zhǎng)遠(yuǎn)意義。與此同時(shí),山西省房地產(chǎn)業(yè)經(jīng)過(guò)二十多年的發(fā)展,也取得了長(zhǎng)足的進(jìn)步,但也出現(xiàn)了許多的問題,如開發(fā)水平仍舊較低,開發(fā)結(jié)構(gòu)不合理,住房保障政策和制度不完善。在政府大力倡導(dǎo)促進(jìn)城鎮(zhèn)化這個(gè)背景下,房地產(chǎn)業(yè)如何解決這些問題,實(shí)現(xiàn)健康快速發(fā)展,以及城鎮(zhèn)化與房地產(chǎn)業(yè)相互協(xié)調(diào)的問題已迫在眉睫。 山西省城鎮(zhèn)化過(guò)程中存在著發(fā)展水平低、地區(qū)發(fā)展不平衡、區(qū)域經(jīng)濟(jì)規(guī)模偏小、城鄉(xiāng)收入水平二元特征明顯等問題;山西省房地產(chǎn)業(yè)發(fā)展過(guò)程中存在著住宅開發(fā)投資占房地產(chǎn)開發(fā)投資的比例較高、各地市房地產(chǎn)開發(fā)投資與城鎮(zhèn)化水平以及經(jīng)濟(jì)發(fā)展水平存在較大的差距、房地產(chǎn)開發(fā)投資結(jié)構(gòu)失衡等問題。山西省城鎮(zhèn)化和房地產(chǎn)業(yè)發(fā)展不協(xié)調(diào)的主要原因是城鎮(zhèn)建設(shè)缺乏合理規(guī)劃導(dǎo)致布局不合理及基礎(chǔ)設(shè)施落后。 為促進(jìn)山西省城鎮(zhèn)化與房地產(chǎn)業(yè)協(xié)調(diào)發(fā)展,我們應(yīng)當(dāng)不斷改善城鎮(zhèn)化布局,以保證房地產(chǎn)業(yè)均衡發(fā)展;加大基礎(chǔ)設(shè)施建設(shè),以帶動(dòng)房地產(chǎn)業(yè)快速發(fā)展;調(diào)整城鎮(zhèn)產(chǎn)業(yè)結(jié)構(gòu),以促進(jìn)房地產(chǎn)持續(xù)發(fā)展;不斷完善城鎮(zhèn)規(guī)劃,以保證房地產(chǎn)業(yè)有序發(fā)展。
[Abstract]:Urbanization is an important symbol of economic development and modernization, related to the overall economic and social development. Accelerating urbanization is an effective way to expand domestic demand, stimulate the economy, is a strong driving force to promote the transformation of the mode of economic development and keep the economy developing steadily and rapidly over a long period of time, so that Shanxi Province can achieve leapfrog development. Has the important realistic significance and the long-term significance. At the same time, the real estate industry of Shanxi Province has made great progress after more than 20 years of development, but there are also many problems, such as the low level of development, unreasonable development structure, imperfect housing security policy and system. Under the background of government advocating to promote urbanization, it is urgent for real estate industry to solve these problems, realize healthy and rapid development, and coordinate urbanization with real estate industry. In the process of urbanization in Shanxi Province, there are some problems, such as low level of development, unbalanced regional development, small scale of regional economy and obvious dual characteristics of income level between urban and rural areas. In the process of development of real estate industry in Shanxi Province, there is a high proportion of housing development investment in real estate development investment, and there is a big gap between real estate development investment and urbanization level and economic development level in various cities and cities. Real estate development investment structure imbalance and other issues. The main reason for the uncoordinated development of urbanization and real estate industry in Shanxi Province is the unreasonable layout and backward infrastructure due to the lack of rational planning for urban construction. In order to promote the coordinated development of urbanization and real estate industry in Shanxi Province, we should constantly improve the layout of urbanization in order to ensure the balanced development of the real estate industry, increase the infrastructure construction to promote the rapid development of the real estate industry, and adjust the industrial structure of cities and towns. In order to promote the sustainable development of real estate and improve the urban planning to ensure the orderly development of the real estate industry.
